"Update 11/7/23- Still would give 0 stars. Louis is the only one in the office who keeps his word and helps when he says he will. He is literally the only good thing here. Tina and Carina have been useless. My apartment is infested with german roaches and they keep sending “pest control” out who does NOTHING. When roaches are coming out of electrical sockets it means an infestation but their “pest control” doesn’t do anything. If I could give 0 stars I would. I have lived at the Preserve at Port Royal for 2 yrs now and it has steadily gone down hill. I am beyond frustrated with the lack of communication and lack of maintenance. On 7/16/23 I put in an emergency work order (through the app and called the phone). I spoke with Tina and informed her my front bedroom had a leak in the ceiling. She told me because of the time (about 6pm) that no one would be out that day, they would come Monday or Tuesday. I told her I have a dog and would need to crate him. I took Monday off work and no one came. I gave it a week and no response back. I called and left voicemails, I emailed through the resident portal, and no response. I gave it 2 weeks and left voicemails and emails and no response. After 2.5 weeks I got Tina on the phone and she said she would look in to it and get back to me. She didn't. After 3.5 weeks, multiple voicemails and emails, Tina finally responded. She said someone had gone out the day after my initial maintenance request and determined that there was no leak. That is an outright lie because I was home that day and no one came. Also, if someone went in my apartment, they never notified me which goes against every request I put in because I always note that I have a dog and will not crate him unless I have notice of someone entering. Thankfully after the first week the active leak stopped, but there is still water damage to the ceiling and the room smells musty/moldy. Tina finally sent someone out again last week and she claims he said there was no water damage and no musty smell. How can someone tell me there is no musty smell when I smell it?? I'm the one living there smelling the mustiness. I am disgusted by the lack of communication. I understand everywhere is short staffed but to completely ignore emails and phone calls for 3.5wks is ridiculous. A simple call to update me would have sufficed. This is not my only issue. I have been complaining about roaches for months now. Pest control comes every now and then when I put in a request but it is not helping. It is disgusting. On top of my apartment, the back pool has not been in service for over a month. The grills had been out of services since at least May, the car washes barely work, and the fitness center door never works. So please tell me what my rent increase is for and why I am paying for amenities that I can't even use?! I had re-signed my lease in June and seriously regret that decision. I am disgusted by the Preserve. I had been an active participant on rentgrata to refer people to this apartment complex, and now, I can't in good conscience recommend living here. I had emailed and asked for a manager’s information. I emailed Carina multiple times and have yet to hear back. She called 1x while I’m at work and couldn’t answer my phone.she left a voicemail asking me to come in and see her during my work hours. I called and left her a voicemail explaining I could not so that because I have to work to pay the ridiculous rent. I have yet to hear back."
"Lived here over a decade ago and came back. It's a beautiful area and the rent is reasonable. Love my screened in porch and quiet neighbors. Maintenance team is awesome - so helpful and speedy. Tina kills it for residents in the office. Would highly recommend."
"Do NOT move here. My husband and I moved here in April 2022 and within a week our apartment was completely flooded. The flooding did not stop for weeks and was coming from apartments above us. They refused to move us despite having to complete MAJOR work in our apartment with my 1 year old son living in it. We sent pictures to the property manager at the time, Samantha, and the issue took weeks to resolve. No one came to our apartment and we were told this was a “very common” experience for many residents living there!! We were promised our apartment to be fixed and professionally cleaned. The apartment was not completely fixed until this year, 2023 and no one came to clean the apartment. We had to put many work orders in to get the job done that should have been completed quickly after the problem occurred. In addition, we were infested with roaches. We were told we were the only ones complaining of bugs, but there is no way that’s possible! We walked and in the evenings saw other apartments with big spray in them or on their small porches. I found bugs everywhere - we could not sleep and often found bugs on us at night. We spoke with the previous property manager, Alicia, who stated they would bomb the apartment and finally offered to transfer us. However, due to very poor communication from their office, we finally decided to look at other housing. We had called and left messages multiple times in regards to a transfer. They sent us two leases that were incorrect and took weeks to send. They would not allow us out of our lease (ONLY 1 MONTH EARLY) despite these many issues and promises that were unfulfilled. The one star I am giving this place is for Crystal. She cared and actually really tried to help us at the end when we wanted out. If you are having issues, speak with her! She isn’t the property manager, but she should be! I attempted to call RangeWater, their management company, on multiple occasions with no response to messages to resolve issues. The preserve will comment in regards to our experiences, but do not believe the lie that they care and want to help residents. The proof is in the pictures! Preserve - if you read this and want to say “please call and we will talk about the issues”. Don’t bother doing so. If you are actually motivated to make things right, YOU call me."
"Worst apartment complex I’ve ever lived in. Had a broken ac and flooding in my apartment half the time I lived there, no rush to fix nasty carpet and ripped off trim from flood damage (have videos of my soaking wet floors and leaking ac unit, mold was discovered on wall—Apartment 2314 btw so beware), had a broken garbage disposal that was so rusted but they refused to fix properly so it would break again and again. They’ve switched management 4 times since I’ve lived there and have left, and they have yet to send back my deposit when I moved out over two months ago and it was promised to me 30 days after moving. I spoke with two new people from their newest management company and they promised to give me a call back with more info. Never got a call. I asked to speak to someone higher this morning and I was met by an extremely rude woman named Alisha who obviously could not realize my frustration whatsoever. Made it seem like my fault for even calling and asking about the chunk of money THEY OWE ME. Don’t move here whatever you do. Not worth the money they rob you of."
"Do not move here, especially not Apt. 9104; extensive flooding damage with mold from YEARS. The base boards can be pushed in with your finger. Regional manager will not replace carpet after 3 floods in 1 year. 4 times HVAC has had issues with drain and not actually fixed which lead to a bigger flood. Had chemicals enter apartment from outside, and they never fixed the door threshold that was allowing the chemicals from the leaking fire sprinkler into apartment. Photos do not show how disgusting it is. I’m sure this apartment isn’t the only one."
