"Do not sign a lease here. My roommates and I had an issue with one of our roommates being hostile and the leasing office would not do anything. We reported our roommate smoking in the room to the office and all the office said was to talk to each other. After talking to each other, the roommate went angry and started yelling at us and threatening us. They don't do anything until someone is dead."
"Never move here!! They kicked out my terminally I’ll father that only ended up living for a month and 20 days bc the management changed 2 days before we got here and it was ok for my dad to stay when we were roped in by the previous management but then the new management kicked him out! There is mold throughout my apartment, went 9 days without water because they refused to hire a licensed and certified individual, to change the previous water heater ( which leaked for a month and 1/2 before it was changed) the mold is horrible, nobody cleaned my apartment before I moved in matter of fact the back door was left open and someone stole the fridge, I have cracked toilets, the grounds are covered in dog feces, the pool is never open or clean it was only opened for 3 weeks last summer the pool hours are the office hours, they only open 1 door that involves stairs in which I’m disabled so didn’t work out to well, the manager had a bad attitude towards me and my family, I got hurt due to there negligence, we can’t use the 2nd bathroom due to mold, they tow ur cars even if ur in guest parking, u can only have a visitor for 2 nights and 3 days or ur fined, if the management has a problem with you then you don’t get things taken care of on a timely basis, there is no way to contact anyone after office hours anymore, there are alot of drug dealing and parties!!! When they cut the grass I have tons of cockaroaches that come across my back patio!! The internet sucks you have to get ur own! If you want a good place to live DO NOT RENT HERE THEY PROMISE YOU ALOT AND THEN BAM ITS NOT WHAT IT SEEMS!!!! Yes, management knows about everything that is in this review as they knew from the first day I moved in!!! I also tried to call pierce education properties and of course LVM’s and of course never get a call back!!! If Cayce Cove is this bad I can just imagine there other properties!! The best thing that will happen is the day I move out! (Yes I’ve asked to be leg out of our lease and of course I was denied) I’m just saying I don’t recommend living here it’s over priced to have to live in squaller!!!"
"It’s a very horrible place to live. They expect you to pay their rent and they not fix anything or live up to their policy. The rent that you are paying is not good for a living conditions and definitely not worth your money at all they play around in office all day, and when it comes down to do one work, they do nothing at all especially when you end up having a conflict with a roommate or someone that does not even live there they still expect to resolve the problem, but isn’t gonna do anything but they still tax you crazy prices they don’t fix anything whatsoever and they are extremely lazy! It really better off finding your own place Or somewhere else to live. There’s cracks in the wall, and there is mildew in the ceiling. It’s a very unsafe place to live."
"It so far has been a great place to live. All of my immediate neighbors I have met and are all kind and friendly individuals. Haven't had a chance yet to make it to one of the community events but it nice that management but on these events and I look forward to meeting new neighbors once I get a chance to make it to a future event."
"I lived here for two years, and it was a fine experience. What drew me to this complex was how it was one of the cheapest rents, utilities included in the rent with no caps, comes with a TV and furniture, free printing with paper included, plenty of natural light in the kitchen/living room, access to the River Walk, on the same side of the train tracks as USC campus, and a free shuttle system to and from campus. There was always plenty of parking in the lot. Maintenance was always pretty quick about fixing things (except for one time, mentioned below), including coming out in the middle of a hurricane to fix my window. I lived on the third floor and only saw one roach during the two years, and it was already dead. The clubhouse was always hosting free activities, including free pizza once a month, movie nights, flower-pot painting, pool parties, etc. They even do a Thanksgiving day meal for anyone stuck in town. The reason why I'm not giving 5 stars is due to the following... When I first moved in, there was a problem with a leak in the ceiling that took a couple months and a hurricane to be fixed, I guess because it took some coordination to get someone on the roof to fix it. We lived with a pot on the floor during that time to collect the water. Our living room furniture was cheap. The couch cushions ended up being shredded to bits by the time we moved out, but we just wrapped them with sheets to try to stop the wear&tear. We weren't charged for this on move-out, probably because we spoke to the staff many times through the two years about it and explained how we weren't being excessively damaging; the quality of the material was just plain bad. There are train tracks that go right next to the property, so expect to hear the train every day. It tended to not blow it's horn until across the river, but it is still loud enough to wake you up. Not horrible, though. Also, the rock quarry is right next to the property too, and their explosives will shake the apartment's windows, doors, and kitchen cabinets every now and then, which took some getting used to. In the 4 bed/2 bath, rooms A and B are on the side of the living room, where all of the AC units are on the ground floor. The noise from these units are constant. It was better on the third floor; I can't imagine how it must have sounded on the first. It's true that the shuttle broke down a bit frequently, but they do have the back-up smaller shuttle. When that one was down too, they would rent a van to get people to and from. Sometimes there were scheduling problems with the driver, so sometimes an office worker would drive it instead. Other times they offered an Uber ride. Either way, I was always able to get to campus in time for my classes...maybe 3 or 4 times though I did need to get a roommate to drop me off. I think Cayce Cove could really benefit from improving their security. Installing security cameras in the parking lot is a good first move. Maybe installing a gate too. The complex is in the middle of an older neighborhood, and it looked like some very low-income housing surrounded it. I never went on walks at night. I have a couple reasons as to why I decided not to renew my lease for a third year. My rent would have increased for no reason other than it being a new school year. A problematic neighbor who smoked weed all the time and liked to party on her balcony constantly. I wanted more space for my money, and less roommates. Overall, I don't regret the two years I lived here, and I do recommend this complex to other students if you need something decently affordable that is furnished and provides transportation. There are always cheaper apartments, but they probably aren't furnished nor provide a shuttle."
