"It is beautiful, everything is good and the security guards are very nice"
"A long time super was fired last month. Very competent but being a holdover from previous management, his was a victim of collateral damage. A few reviews here are praising the current board and management. I agree with some of the superficial improvements are nice but at what costs! Doubling the mortgage in 2022 with a refinance and bulk of the new funds were already earmarked and spent. $650k-800k for a security camera system! Who knows how much is spent on the annual support. And this spending was only one of the dozen spending projects. I am a fiscal conservative and really do not like the current board that is treating the building equity like a bank. Stay away."
"9/9 Current fight for the board will come down to one simple issue: should the management of the coop be onsite or hired externally. I like the current onsite option, however flawed is the current management administration led by Mr. Chandra. I have been living in this coop since 2004 and have gone through a similar fight in the late 2000's. Like before current challengers lack credibility. They comprised of self interested real estate agents, delinquent shareholders who would not pay for the properly issued fines but would rather sue (costing all shareholders with large legal fees) and loud mouths who vent rather than stick with issues that the current management should be held accountable. Get candidates who have professional and diverse backgrounds and hate to say this, younger shareholders. Having a seat on the board is a demanding job, not for people who are passive in decision making and as a place to get the fines removed. For the current management, transparency is a big plus as the financial statements, president's reports and other docs are all available on its website. For the challengers complaining of corruption and other charges, read the reports and find examples of such accusations. Nonetheless, current management does feel like nickle and dime the shareholders. Repair responses have been slow. Weeks of waiting for a plastering a hole in the bathroom due to a leak? Comon. As for the accusation of side jobs for the maintenance staff, this is true. Mr. Chandra seems to be passive about it but should be strict with the schedule for such work: it should not be done during a staff's regularly scheduled work hours. As shareholders, having private some work done by knowledgeable onsite maintenance staff members in their own times is a perk. Overall, this coop is a good place to live. Onsite management is a rarity these days among the coops and I urge shareholders to support candidates who want to keep it. Just to be clear, the challengers want a third party management company. 11/9 update The challengers were certified to have won the election and promptly fired the long time property manager in 24 hrs without informing shareholders of any transition plan. This is a bad omen. I am looking into bylaws on how to recall board members. BTW, the new President of the board is a real estate agent at a local real estate office. I expect its listings of this coop's apts to grow significantly, exactly the conflict of interest that the shareholders who voted for the new board members failed to acknowledge. The new board lacks diversity and does not represent the current coop population. Time to plan for next year's election."
"Shame on all 10 current board members who are on Chandra’s payroll , chandra’s puppet , why are the board members scared to change the management ? Because they can’t make thousands of dollars without Chandra’s help . Board members have interest in Chandra’s management because they making tons of money . 41 apartments at park city 3&4is being owned by the board members which regular people don't even have any shot at any of these units . Michael borokhov is Chandra’s partner but he is still Chandra’s puppet , board members are Chandra’s little puppies and he has the leash on them tight enough . Thousands of dollars is being wasted by chandra and rob cecere for legal fees going out of shareholders pockets , why isn't the board members doing anything ? Rob Cecere is a money making puppet of chandra . Hope for the day of you ( current board members , chandra , rob cecere ) get justice in the court of law . You are all committing FRAUD , guess what ? FRAUD is a crime !!!"
"I live here for a long time, love the area and Park City 3&4 a lot, however maintenance service is a nightmare. I pay $1200 maintenance per month. The only 'service' I ever request is to cleanup a plugged bathroom tub. Every time this 5 minute service ending up being a HUGE deal, lasting all day long. I end up calling management multiple times, every time they say 'the guy will show up', and nobody does... extremely frustrating. Unfortunately this is not the one time thing, it happens every time I need something to be done."
