"Elevator not working … Stove/gas not working.. Washing machines not working… Management not taking actions toward dangerous neighbors And all we get “we apologize got the inconvenience”"
"Unfortunately, my fear has came true. All the reviews that you read about the management not be transparent / not receiving your deposit back is true. Maybe those 5 reviews that's from 3 years ago were valid THEN and given them the benefit of doubt, maybe the management has changed since. The second star on this review is for 24/7 doormen, reliable elevators, and the trash room always being taken care of. Let me preface that I'm a very unbiased, patient and reasonable person. With my patience, it caused me 3 months of polite yet eager back and forth via email for me and my roommate to understand why there was a chunk of money missing from our security deposit. There were no said expectations prior to moving out — we just received our checks in our new mailing addresses and it was until I calculated it that I'm like hey, there's a chunk missing. When I reached out, they admitted they took some out because of the prior month utility bill (ok) and also for a cleaning fee. Those are valid reasons, however, we tripled checked with everyone before we left because I didn't want any issues. Checked with the super, the doorman, emailed management about the expectations for the condition of the apartment before we left. Even told the super to check it before we leave because again we didn't want any issues. In the move-in lease: "In the event the Apartment is not left in broom-clean condition, Tenant will be charged $150.00 to cover additional cleaning costs incurred by Landlord." I can tell you floors (and other parts of the apt) were clean when we left. (The 'attach photos' feature doesn't work on google reviews right now but once it does, I'll be happy to share proof / photos of the condition we left the apt). When asked, we were told different things by different people in the building "don't worry about it being too clean because we send a porter to clean it anyways" ; "just make sure there's not like sharpie or crayon marks on the walls" ; "it just needs to be in similar condition". Me having gone through many other rentals know buildings are pretty strict with it so I still cleaned the entire apt but turns out it wasn't enough for them. It took 3 months of back and forth for them to get back to us about why the cleaning fee was still charged why since I sent them pics of every part of the apt and the good condition we left it. I wouldn't have even tried cleaning at all if I was going to be hit with the cleaning fee anyways. Roosevelt Parc has a 1-person third party management to our knowledge so prepare yourself. This third party management, Werber Real Estate, helps Roosevelt Parc manage your bills (rent & utilities), your legal stuff when your sign your lease, and move-in/move-out procedure etc via email. My roommate and I agreed to take the L from this situation and we're moving on so I wanted to write this review to share what happened to us and that hopefully, they get better about this because this might happen to you too. I've shared feedback with them about how they need to inform their staff to not share inaccurate expectations to tenants, but also that they themselves as a management company has to also SEND their move out and security deposit expectations. I let them know it wasn't fair to us. In general, if you've moved out before, you know how time consuming and mentally / physically draining it is. I could've saved myself the extra headache of cleaning the entire apt since I got hit with the cleaning fee anyways. (also prob a good heads up, they don't have trolley carts to help you move-in/move-out. They have one and it's strictly for tenants' heavy packages/food deliveries)"
"DO NOT MOVE HERE. My wife and I lived here for one year. Near the end of our lease our credit card information was stolen, a $5,000 Christian Dior online purchase was made, and someone signed my name for it at the front desk. We never lost a credit card, so I assume this person was a member of staff who entered our apartment while we weren’t there. Upon reporting this situation to management, they claimed to have gone through all video footage and said no package was ever delivered or signed for, despite UPS confirming the exact minute it was delivered and signed for. When I asked them to provide documentation saying they reviewed all camera footage (as they just told me they had done) to give to Chase Bank in support of my fraudulent charge claim, they repeatedly said no. They also refused to allow me to review the footage. After reviewing my case, my attorney recommended filing a lawsuit, but Chase ended up refunding our money, so I no longer felt that was necessary. I did want to make sure any prospective renters were aware of these real dangers before moving in, however. Do not trust this company, the staff, and especially management, particularly Tina Laginestra and Rebecca Heller, the two employees who repeatedly refused to help resolve this fraud. We moved out in August 2022, and Roosevelt Parc continues to accept and sign for my packages, notably three $125 wine shipments. Granted, I should have changed my shipping information to avoid this, but regardless, those packages should have been returned to the sender and it is criminal to sign my name for any delivery. So in summary, do yourself a favor and move literally anywhere else in the neighborhood. Do not trust them, and do not get robbed."
"Cathy was AMAZING on helping my fiance and I find an apartment at Roosevelt Parc! She went out of her wait to help us find a place ASAP, which I truly appreciated! HOWEVER, I'm giving this building 4 stars because of the strict policies management has. My fiance and I are currently sleeping on the floor of our apartment because of the strict move in / delivery polices of the building. I never had such a hard time trying to get a mattress delivered to an apartment. Just be prepared to face some friction when moving in large furniture. The building is very nice but not complete yet! I say it's like 70-80% complete. I wish the parking garage was ready but not yet. Location is excellent, right next to the subway and freeway. Lastly, if you are stressed out about looking for a place in NYC, Cathy and the rest of the Heller Organization will take care of you and answer any questions you have! 5 stars for the Heller Organization!!"
"I had a great experience with the leasing team (Cathy and her teammates). I had been looking for a new place for several months and when I visited Roosevelt Parc it was love at first sight. The building size is just right (medium- big enough to provide numerous amenities but not too big that you do not feel like home). The rent is also very reasonable. Cathy and her team did a great job in making sure things are simple and straightforward. I had a ton of questions and they always responded promptly. Update: after moving in for almost 2 weeks, I am very happy with the building management. My bathroom was clogged and the team came right away to fix it. I met my next door neighbor a few days ago and she seemed great!"
