"Probably the least empathetic property management team I’ve ever encountered and I’ve lived in 4 different apartment complexes. Have let in the worst clientele that have lowered the enjoyment of living on the property who stay up to late hours and are obnoxiously loud and inconsiderate. The maintenance guy is great, but would not recommend especially considering how much the rent is. You could be going through a traumatic life event and they only care about their bottom line instead of checking in."
"When I was living there, my bedroom has bathroom inside near the closet, and weed smoke keeps coming out of the ventilation vessel of the bathroom during spring, around 5hr/24hrs a day, especially in the evening. (And I literally can sense what the neighbour downstairs ate yesterday from the air coming out of that ventilaton.) And I can see the dirt inside the ventilation fan that should be from years ago. My closet door in the bedroom on the left sometimes pops out of the frame. On the other hand, the balcony door was not able to be opened after snowing in the winter. All the wooden doors creates creaking noise unless closed extremely softly and slowly. The cooker and kitchen desk have a 4cm gap in between which posts difficulty to clean. I was busy that year but it seemed that these maintainence issues were coming out all the times, and for some they came to fix but the issue remains, so in the longer term I was just enduring that. Plus, they charged a far-out-of my-expectation level of cleaning fee when I moved out with two lightweight furnitures and small amount of bagged trash left behind, which were not quoted when I told them I would leave in a hurry. They said they slided a piece of paper about moving expectation into my door but I've never seen it. The manager definitely had my email address and I was wondering why she didn't just send me the moving expectation in my email box. Also, the price of their move-out cleaning per service/item is no where to be found, neither in lease nor in any formal document. Most of the charges are far above market price from google search (And I was noticed to that amount 1 week after I moved out). For example, they charged $350 for carpet cleaning for the entire apartment because of few cat fur in the living room. ps: When you report all any issues with the apartment manager. She will either reply, that's not our responsibility or I believe it's been solved, which means that issues related to their property will always remain there. I think, all in all, the property manager here should avoid passive ways to address issues. Plus, as you can google it or ask around, Ethan Pointe charges far above the the market price (1.5X-2.5X) for apartments in that area and is even pricier compared to apartments in Rochester downtown, and I would expect them to provide me better housing and service (or at least the attitude when speaking to their customer)."
"I lived at Ethan Pointe for 9 years, ever since it opened. I moved out because I bought a house. I lived in a 2 bedroom and a 1 bedroom apartment during my time there. The apartments are nice and modern. The ceilings are high if you're on the third floor. The counters are granite, the main bedrooms have walk-in closets, every apartment has a balcony. There is a pool, a dog-park, and two charcoal grills. There is a fitness center, though it is pretty bare bones with 1 treadmill, a couple of ellipticals, and some weights. There's also a putting green, but it is artificial turf. The buildings and appliances are starting to show their age. But, if something does go wrong, the maintenance staff are fast to respond. I'll never forget when my A/C died during the hottest day of the year, and maintenance took the time to run to Lowes and buy a portable air conditioner for the complex and lent it to us while the A/C was getting repaired. The location can be a good thing or a bad thing depending on your tastes. It is near the industrial zone of Henrietta, so during the day there can be traffic noise; but at night its pretty quiet. There is a train that runs in the back of the complex which can be loud at times. It also smells like coffee at night at times since there's a coffee factory right over the tracks. However, it is in a super convenient location; it is within easy driving distance from basically everything you'll ever need. I think in the 9 years I've lived here, there were two things I took issue with. First, rent has gotten expensive. I once had an 18% rent increase one year. Though, it appears as though the same can be said for most apartment complexes in Rochester. Second, every time we got a wind storm, shingles would always blow off the roof and end up on the ground. I have seen repair people on the roofs, so maybe this will get better. Of course, the best thing about this location: Greenlight Internet! If you can afford to live here, I do recommend it. The friendly staff and location made everything worth it. I was happy to call it home for almost a decade."
"We’ve lived here for some time now, I can genuinely say that it's a great place to call home. The team here, especially Kim, the leasing manager, goes above and beyond in organizing events for the residents, making everyone feel welcomed. The genuine effort they make to get to know each resident speaks volumes about their commitment to fostering a warm community. The apartments themselves are both modern and meticulously maintained. For dog owners, this place is a dream come true. Not only are they incredibly dog-friendly, but they also actively involve our furry friends in various events. It's heartwarming to see the affection they have for our four-legged family members. Of course, no place is without its imperfections. We've had some hiccups with package deliveries being sent to the wrong building occasionally, which is a tad inconvenient. We did lose one package but managed to retrieve the others. Additionally, while we're happy to have walls that shield us from neighbors' conversations, we can sometimes hear our upstairs neighbors' dogs running around. However, these minor setbacks are definitely overshadowed by the positives. The team ensures that the building stays pristine, even going the extra mile to shampoo the carpets regularly, which is such a thoughtful touch. This place truly stands out in its dedication to its residents and the high standards they uphold."
"This place is made of thin walls, which you can find out by knocking on them. When I was living there, there was noise from other units surrounding me at night with people partying and playing digital entertainments. I've lost packages for few times when I was there and they were just threw inside the hallway outside the front door of building usually. Power went off when snowing. Yes you have balcony but in Rochester you can only use it for less than half of the days of a year. Utility fee super high in the winter."
