"I lived here for several years, and had a fine experience overall. The apartments are spacious, if a little dated. The community is quiet and most people are friendly. The office and maintenance staff are friendly as well. However, my move out process was extremely disappointing, which is why I am only leaving 2 stars. Staff asked if they could do a final walk through without my presence, so they could get started painting etc as a holiday weekend was right before the next tenant moved in. The walk through is supposed to allow for a tenant to fix any issues that may be taken out of the security deposit. I agreed on two conditions, that they would call with any problems so I could address them, and that they leave my last box there for me to pick up when I returned my keys. When I turned in my keys, the box was gone and no one knows what happened to it. In addition, I was not notified of any problems with my walk through and yet I only got a little more than half of my deposit back. I was attempting to help staff by being flexible, and it cost me quite a bit of money that I now won’t get back. They told me there is nothing they can do about my box or my deposit. I am very disappointed and frustrated."

"I've lived here a year and I've never been happier at an apartment complex. We've (my partner and I) found a wonderful sense of community with the other tenants in our building. The nature surrounding the apartment is gorgeous and peaceful. Snow removal and grounds upkeep are handled great. Kim in the rental office is the most fantastic and friendly property manager I've ever dealt with. Maintenance issues are always taken care of within 24 hours and are handled professionally and with warning before entering the apartment. My partner and I are so grateful for our time here."

"Lots of space in the apartment. Safe environment to raise a family. Neighbors are very welcoming, friendly and everyone looks after each other. The ladies at the office are amazing people including the maintenance worker, they do amazing work and they are always there when you need them. I recommend this place to anyone looking."

"Prospective tenants beware of this apartment complex in Manlius, NY!!! You will regret being there! Don't make this mistake--A word to the wise, they say, is enough! We lived here for 4 years from 7/1/2015 to 6/2019. First of all, they tell you to move out on the 27th of the month instead of the last day of the month like everywhere else, which is theivery given that they don't allow your lease to be over on the 30th or 31st of the month. They want you out by the 27th without refunding your 3 days rent. Secondly, be prepared to have maintenance workers and or staff entering your apartment without permission from you. My family and I experienced this and we got an important property missing and, Kim, the Leasing consultant, told us she didn't give maintenance permission to go in there. It is a violation of a lease for anyone to enter a tenant's apartment for any reason without the tenant's permission. Finally, this complex give too much pressure on unnecessary things. We were very tenants who paid our rent on time and never gave any trouble but the number of notices they keep disturbing you with is annoying. If you are looking for a peaceful place to call home, do yourself a favor and stay away from this complex. You will save yourself a lot of headaches!!"

"A mediocre place. Most of the tenants are decent. Without naming names, I will say 50% of the rental staff is decent (one out of two!). Like most rental properties, they are there to make money so upkeep leaves something to be desired. The kitchens are VERY dated looking- think they original from when the place was built in 1970. The units are spacious. The grounds are nice with gazebos and grills available to anyone. Generally very quiet. Main complaints are the responsiveness of the maintenance staff (plan on following up at least 5x before anyone does anything) and the dated kitchen. Also wish they kept their rental office open around the clock. It's a very nice space that could be used by tenants for interacting with others and they have movies that you can just borrow without asking. Unfortunately, the rental office is closed most of the weekend and after 4:30pm on weekdays so it's more of a selling tool for the complex rather than an asset to tenants. Oh well, it will do till I buy my own place!"
