Greenwood Farms Apartments

"I would recommend this apartment to anyone looking for one. I have been living here for one year, I did resign my lease so it will be two years soon. APARTMENT: First off the apartment is pretty simple and you get what you need with the option of the one or two bedrooms, I have a one bedroom and when I moved in it was very nice and cleaned (stil is) . Has everything I need, nice size living room, bedroom ( with wall in closet ) kitchen and bathroom. I will try to upload pictures so you can see. They also accept animals with a one time pet fee and I think it’s a extra 25 bucks a month towards you’re rent which is a easy yes for me. I know pets are very important to people and a lot of apartments don’t even allow them so just that option alone makes me really appreciate greenwood, they also have a large field just for dogs! The people are very friendly and keep to themselves, this is right behind a college so of course it can be a bit noisy but not enough to have the cops called or even make a complaint about it. Just the occasional get together from people is what I’ve noticed is all. STAFF & MANAGEMENT: The manager Dustin has been very helpful and very good at his job, I know from past experiences apartment managers seem to not want to do their job or be lazy about someone’s problem within their home but this guy is great, I’ve had little issues that I would tell him and they would be fixed or at least seen within a few days if not the same day, he’s very helpful and I hope he stays with greenwood for a while. Couldn’t ask for a better property manager. The maintenance team is also great, very professional and friendly when working within you’re home. PARKING: There is always a place to park however keep in mind you won’t always get the best spot, thankfully there isn’t dedicated parking, Which I like. OVERALL: If you’re looking for a place where you pay you’re rent and the property manager does it job this is it, very nice apartments, nice area and close to ETSU. This is it. My experience has been a 10/10 great place to live. If you have any questions you can ask me and I’ll respond when I can."

"This place has no management staff or the ability to come out of their office and do anything but smile and dare you to try and break a lease due to the extreme amount of noise and complaining I have done thanks to the upstairs neighbors who never go anywhere but continue to let theirselves and their 2 kids go wild stomping and running and then the parents start screaming and shouting at the kids!!! I have called the police several times and they assure me that the management is supposed to deal with these issues but haven't yet! Don't live here unless deaf blind and can't do any better!!!"

"I have lived at this property for 3 years. I do not under any circumstances recommend it to anyone. The rent is much higher than the average rent in Johnson City, the facilities are quite bad and the management refused to give me my security deposit back in bad faith. Forcing me to resort to legal means. While I had never been late for a payment and was an exemplary tenant for three years, the property management treated me horribly and even after promising to refund my full security deposit, they waited until I moved to different state and then told me over the phone that they would not issue the refund. The circumstances were outrageous as the property manager had performed a walk through of the apartment and assured me that everything looked great and that I was going to receive a full refund, the property later claimed that they had no record of this walk through despite me having signed the paperwork myself! Two of the property managers had promised me that they would do a complimentary cleaning for the apartment which they later charged me for!! I have rented in multiple places in my life, but never have I been treated so badly. Johnson City is full of better managed and better priced properties. Please consider those before you rent in a place which would outrageously scam you out of your security deposit."

"I lived here in their largest 2 bedroom with my best friend during my graduate degree. The management, Daniel in particular, was fantastic in continually communicating with us, the maintenance was always times, and they were always super accommodating if we had something come up. The only two complaints I had while living there are not so much complaints, but rather ideas that would've made the experience even better. First, I wish that ALL residents were courteous enough to clean up after their dogs. The vast majority of residents were good about it, but some left the field feeling like a minefield having to watch every step you take. Second, I wish the wall A/C units were above the windows and not below. If you are the roommate who is in such room is can drastically decrease your usable wall space and makes laying out the room awkward. I understand that both of these are completely out of the control at Greenwood but they were the two things that would've made the experience 100% perfect. Anyways, a massive thank you to Greenwood again for making my living arrangements as smooth as possible during the stressful time that is graduate school! :)"

"Amazing place to live. Daniel Richardson and the staff here are super friendly. The maintenance guy (Blanking on the name) is always very quick and gets the job done, and it's just a great atmosphere. Dogs in the park, friendlt people. I definitely recommend staying here. Especially if you want to live just right off campus."
