"I lived in this apartment as a lease transfer for the remaining part of a friend's lease. My exepreince from beginning to the end was awful. The apartment had a number of issues. The airconditioning which they call efficient was terrible, especially during the summer period when I stayed there. Our thermostat kept turning off and my roommates and I were living there without AC for almost 5 days over the 4th July weekend. No maintainance was available and their office never responds in the first go when you call them. The facility is not clean and it smells like a filthy street dumpster on occasions. Similar to their actual dumpster. The entire place is super noisy during nights and they do not have a system to maintain quiet areas. The management is busy doing other things. They just send out emails and do nothing about it. The package locker was malfuncitoning for weeks and they do nothing about it and ask you to call Luxor for getting it fixed. The gym was out of electricty for days and AGAIN they do nothing about it. Their amenities are a SCAM and poor in terms of the competition. The management is not responsive especially post checkout to clear balances and answer questions regarding balances that have been applied to your account when you did not live there for more than 2-3 months. WORD OF ADVICE: If you are going to live here, make sure to check every nook and space of the apartment's common area for damages and take photos and videos of the same on DAY 1. Notify the management and the maintainance about the same. And ask for an inventory conditions form [They might not provide you with one]. Also, immidiately notify the management about anything that might need repairs [in writing preferably], so they do not charge you for that during your move out period. Overall, in my opinion, look for places else where and do not stay here. However, if you end up staying here, make sure to check for damages and notify the management ASAP."
"Stayed here during the summer of 2022. Very nice, furnished apartment. I would have renewed my lease, but the power and WIFI would go out constantly. Very significant if you work from home. Also, they don't pro-rate your rent like most apartments. My last month at the apartment was 25 days and I still was charged standard rent. Other than that the apartment was pretty nice, large spacious rooms, and staff was very helpful."
"As a whole, I have enjoyed living at 109 Park. The staff are friendly and generally helpful when needed. The apartments are nice, clean, quiet, and the location is great being right between campus and downtown. I know we have had our fair share of maintenance troubles, but their team is also normally quick to tend to them as well. The only issues we have really had are the elevator breaking multiple times in the last couple months (difficult when doing groceries and living on the top floor) and some mild mold issues in the one bedroom due to some lack of air movement that is unable to be avoided."
"Overall, I have really enjoyed living at 109 Park! The pool is nice and rarely crowded. The apartment was super clean when I moved in and even had seals on our bedroom doors that guaranteed it was sanitized which I appreciated during COVID-19. I have never seen a single bug in the apartment which is pretty shocking since every other student living apartment I've been in has had tons. I love having a fob system to help feel secure but do wish there were some sort of security or staff located here to feel better when getting in late at night. I really love the front desk staff because they are always friendly and helpful! The events they put on and free food they hand out is thoughtful as well. I will say that we were told upon signing that there was a valet trash service along with a recycling service. Sadly, neither of those are actual services here that we know of so we have had to drive our recycling to get it taken care of and walk our trash to a trash room. Not the hugest deal - but do want to mention it in case others were under the same impression we were. The walls are pretty thin so we can often hear neighbors. The pool is also pretty loud throughout the day/night when its open but not super surprising since that just comes along with living in a student apartment complex. There is a lot of construction by the pool which is especially difficult with online classes and work but I know that comes along with living in downtown Raleigh as well. Even though there isn't guest parking, there is plenty of street parking so it's usually not an issue. Like I said, I really enjoy living here and you can't beat the location! I hope this review helps provide a broad view of the pros and cons :)"
"Had multiple issues with poor build quality of apartment throughout stay. Building is only a year old but looks in much worse shape. Management staff is pleasant to work with, but if you have an urgent maintenance need don't expect staff to arrive for a while. Overall I would say timing is not their strong suit. For the first 6 months of living there the internal common area looked liked a prison cell block (photo for reference) and still didn't improve much by the time I moved out. Still, not the worst place to live."
