"Southpoint Crossing is strictly worse than competing complexes in the area, despite its elevated rents. My apartment had multiple defects from day one: an open pipe under the sink that emanates foul smells, windows that do not stay open, moldy grouting, and a damaged door frame that suggests the unit has been broken into in the past. Management is generally uncooperative during complaints, and continuously ignores complex-wide problems like predatory towing, the defective gate at the entrance, and noise complaints. Their suggested solution for my noisy neighbor problem was to move me to another unit for a $500 fee, with additional moving costs at my expense. Amenities like the gym (broken machines), the pool (opened half-way through summer) and car care station (I have not seen it work in a year) are in a state of abandon, so do not count on them. Management also provides minimal notifications for changes that affect tenants, and breaks rules stipulated in their own leases by entering apartments without leaving proper notice. I strongly recommend looking at competitors such as Southpoint Village or Southpoint Lodge. The attached images show the open pipe under the kitchen sink, mold under the bathtub grouting, and damaged door frame showing evidence of forced entry."
"Predatory towing of residents, hundreds of dollars in various fees every month. Management are terrible. Each time a manager leaves, a worse person is added. Car was stolen out of parking lot, staff laughed when informed of this. Due dates are changed arbitrarily, resulting in more fees. Gates only work occasionally, left open the majority of the time. Security is a joke. Highly inflated rent for " added luxury and security". Literally, the only good thing about this place are the ducks and geese. Spend your hard earned money somewhere else."
"DO NOT RENT HERE! I've survived 3 changes of management and all are abysmal. THIS PROPERTY IS NOT SAFE! The gates do nothing but slow your commute. Somebody broke into my car around Christmas and property management didn't care at all. Streetlights are out for more than 6 MONTHS before replacement. Panhandlers hassle you at the shopping plaza next door, I saw a man shoot up at the American Tobacco Trail parking lot less than a thousand feet from the apartment's gates. Packages are stolen within 60 minutes of delivery and management WILL NOT receive important packages to the office. They've just started using Fetch and you'd better leave the "Sign for every delivery" option turned on. I've had so much stolen from this complex I could have paid a month of rent. Your car WILL be towed. Unlimited Property patrols all evening and has towed residents cars from residents spots, not to mention what they do to visitors. My catsitters were in and out within 15 minutes and had their car towed. Don't worry, the complex will block you in with their trucks and make you late to work, it's only the residents and their guests that will be towed. If you catch the tow truck it's $200, if you miss them it's $245 for same-night recovery. You WILL have cockroaches. We've called management, we've worked with the property pest control, we've set our own traps and poision, we've done everything. None of that matters when there is trash overflowing from the dumpster every weekend, giving these pests a buffet and a warm welcome. This property is miserable and management laughs when you mention the buildings are falling apart. They don't care. It's not their house, it's not their property, they don't give a single lick about your wellbeing, they just work here. DO NOT RENT HERE"
"Pros: 1. The apartment is very conveniently located on the American Tobacco Trail. Easy walking access to Harris Teeter, Southpoint Mall, Target, etc. 2. Maintenance has been fairly quick with requests, especially with a flooding emergency we had. (most of the maintenance workers are contractors) Cons: 1. The morning we were supposed to move in, we received a call from the SPC office saying our apartment wasn’t ready. This was very inconvenient especially since we had people take off work to help us move that day, and of course there was no compensation from SPC for gas, truck rentals, missed wages, etc. Very unprofessional and traumatic experience. We literally had to call everyday for weeks to make sure the apartment was ready the day they rescheduled (it wasn’t). They made us move in later in the afternoon. When we moved in, it was clear it was a rush job. There was paint in places it wasn’t supposed to be. There were screws and plastic wrappers everywhere from the appliances they installed. Exposed holes in the wall from shower heads etc. Just a terrible rush job. 2. Unresponsive. We never received mailbox keys. We kept asking and they always had an excuse as to why it was delayed. We eventually became tired of asking and still don’t have any a year later. Every time they shut the water off in the buildings they never gave us notice. 3. Filthy/trash valet. I believe it may just be our particular building, but the breezeways are absolutely disgusting and smelly. They power wash every few months but it is permanently stained and dirty. The trash valet workers drag the trash, so it perpetually leaves trails of garbage juice. Unfortunately, you cannot opt out of this monthly service. Back to power washing- the most recent time they power washed they did not give us notice so many people had their doormats/door wreaths ruined and displaced. They used bleach in the mixture, so many people had their plants and other belongings ruined from the chemicals. 4. Fetch delivery. Very recently, SPC decided to remove our package lockers and replace it with a dog washing station. We now use fetch delivery. Just look up the reviews for yourself. 5. They are increasing rent + adding additional fees. Our rent alone is increasing by over $200, yet they have made no improvements to the quality of living here. I don’t care about the dog washing station they’re building, I don’t even have a dog. Other amenity services are being increased. You will now be required to pay for cable in 2023. 6. Amenities are removed/not up kept regularly. We have a gym that has a few machines. The staff here never refill the antibacterial spray or paper towels. Tenants would generously leave containers of Clorox wipes for people to use, but that only lasts for so long. So if you don’t want to catch HPV bring your own wipes. It is currently June and the pool is not open. The pool is very nice, but I don’t think SPC takes the proper steps in order for it to be opened for the tenants. I believe it opened mid-July last summer- which feels a bit late imo. We used to have a computer room where we could use the printer and computers, but it has now been converted into a conference room- A room with a large table and chairs. So leave your apartment to go in this small room with probably worse internet to do work. 7. Theft. Not necessarily SPCs fault, but I have had my mail delivered to my door (by fetch) and not even 30 minutes later it was stolen. Never had a theft issue with the old delivery system. Also, my roommate had belongings stolen from their car. Many streetlights at SPC do not work and unfortunately the one near our apartment’s parking lot is one of the ones that don’t work. Parking in an unlit area makes it more likely to be broken into, but why on earth would you expect your car to be broken into at a gated, “luxury” apartment? I love the location of this apartment, the actual unit is pretty nice, and the price used to be affordable, but we will not be renewing our lease. If you decide to lease with SPC I hope at the very least you get mailbox keys."
"My sister and I loved this apartment complex and the original parent company. We felt it was finally a good place for us to stay for an extended period. We had planned to renew our lease in a couple of months. Now we will most likely be moving elsewhere. They recently had a switch in management. So far: 1. We were warned AND fined for a second warning within 5 hours of each other THREE days after they decided to enforce valet trash rules they had never enforced in the past. They warned us for a trash bag over 25 lbs that was very much not over 25 lbs as I was able to carry it with one hand all the way to the dumpsters. Then fined us for not having the bag in the valet container. Again, this was a warning and a fine for the same occasion that happened THREE days beforehand. This left us no chance to abide by these newly enforced rules. 2. They emailed us at 10 am that they were power washing that same day, with bleach products, while everyone was at work. They gave us no warning and discarded our outdoor floor mat, following up with a vague apology email for bleached clothes and lost items. If you want to rent with a company that fines for randomly enforced rules and doesn’t communicate with you then this is the place for you."
