"Do not apply. I haven't even signed a lease and have had a terrible experience with management. It is very expensive just to apply and be put on a waiting list ($100/applicant plus $300 holding fee). When you request to be taken off the waiting list, you have to be careful since they will put EVERY APPLICANT on the refund check making it very difficult to cash the check if you do not have a joint bank account. The front office manager takes no responsibility, lacks basic customer service, and does not respond in a timely manner. I was told we were next up on the waiting list for a town house and set an appointment for a walk through. When we arrived, the office had no idea what we were talking about even though I had emails to confirm our appointment. We convinced them to let us see the town house before signing a lease but when we returned to the office, they had indicated that someone had signed a lease for that town house a day after being told it was ours. There was no apology or resolution offered due to their disorganization and all we received was unprofessional comments like "you have time to find another apartment." Do not let the affordable price of living here fool you into thinking you will get a good deal because you will be faced with a headache of an office to manage where you live."
"Let's start with the good: - Jade in the office is fantastic and very pleasant and easy to work with. - The maintenance staff is very nice, and are very respectful of your space. - The complex is very safe - I lived there for three years and never once felt uncomfortable in any way. It is also very quiet. - The complex is easy to get around, is very walkable, has a great dog park, has a nice playground, and the pool is very nice. - The gym is free and while it isn't large, it is very nice and they do a good job of keeping it up. - The location of the complex is very nice and very convenient - really close to the Long Shoals access to I-26, near Airport Rd. and Hendersonville Rd., etc. The bad: - When they built the place, the construction team they used was lazy at best or incompetent at worst. The concrete in the garage units are not sealed, and so water will literally run out of the walls when it rains. The flooring in most of the early units were not installed properly, so there are giant gaps in the flooring, causing the floor units to shift and move (they never fixed this btw). In my unit, the washer and dryer hookups were on opposite side of the utility closet - so you could not, for example, have a dual unit to save space. And when they built the units, they did not install meters, so they had to turn around a few years ago and install these giant meter boxes inside the units - which in my case, was installed right on my bedroom wall. - The materials used in the construction of these units range from mediocre to poor. The tubs / showers they installed are made of an inferior quality fiberglass, the cabinetry is a very cheap quality of wood, and they do other typical short cuts - flat paint, cheap blinds, basic showerheads, so on. - They do not - at least in my case - provide washer/dryer units in unit. Which would be fine, except their form of providing communal units consists of 2 washers and 2 dryers that you must pay for - quarters only, no cards. Oh, and it was pretty common for one of the washers to be broken. - The garbage situation is an issue. When I moved in, they originally had 2 dumpster locations, which made it a lot easier. Eventually, they consolidated this to 1 area for cost. The compactor they use routinely breaks down, and as a result, about three or four times a year, garbage will simply pile up in the bay. When this happens, not only is it disgusting, but its unhygienic and a potential safety risk given that Asheville has bears. - Their rules regarding the usage of your patio and front entrance to your unit - the outdoor areas - are excessive at times. Such as no clothing lines or hanging something over the patio railing to dry - even if you live on the ground floor. This has varied depending on the property manager - it was previously a bigger issue than it was when I left. - They will penny pinch you to death and will scrape every single nickel they can from you. In order to break your lease early, you owe them 2x your monthly rent, have to forfeit your security deposit, a prorated rent for your last month, and administrative fees. This is abnormal for most complexes I have rented from. This doesn't include miscellaneous fees they tack on - I believe it was $50 if you left a garbage bag at your front door at all, $50 for bulk garbage items, I think they had an issue with pet droppings that increased to a fine of $250. Things of that nature. My two cents if you're thinking about renting here: in the Asheville area, its one of the cheaper areas that you can rent from that is safe, is in a decent location, is quiet, and has no issues with crime, drugs, theft, etc. But the ownership group - who own developments in NC, SC, and TN - are extremely cheap and care far more about the presentation of the property than they do about the quality of life for the tenants within. They are a great example of a greedy landlord. If they were less greedy, this would be a great place to live. But sadly, they aren't, and so it isn't."
"Jade at the front and rest of the team are wonderful, the units are very nice and reasonably priced for where they are. I’ve read a lot of the bad reviews and heard from neighbors that there was an bad general manager who got fired and things have been much better sense. Haven’t had any issues and love living here!"
"I absolutely love the front desk manager, Jade. She is always so cheerful, so helpful, and incredibly professional. Living here has been amazing since she joined the company. "When I arrived in 2020, the management was very friendly and organized. As time went by, they started changing staff consistently. The garage is full of moles, and maintenance is worse. They do not wear booties when it rains. Your whole floor gets wet and dirty. My toilet seat covers always come loose after I tighten them up after three days. So I called maintenance, and Michael specifically told me they do not change the seat covers or tighten them up. It's up to me to keep tightening them. They are not entitled to take off their shoes, but who gets to clean the mess? For the past three days, I have requested a weather rubber strip to be replaced because the cold air keeps coming in, but they never sent anyone out; I had to walk to the office, and still, no one showed up. Maintenance VM never calls you back, and getting someone on the phone is hard. Paying rent can be hard, and we get penalized when we don't, but they do not do their part. Used to feel like home, but now it feels like maintenance takes over your home. Doesn't feel like it anymore."
