"Old buildings, overpriced for their age (and raised rent), not sure what the remodeling schedule is. Moisture and HVAC issues, water outages (thanks, City of Asheville), horrible air circulation in the buildings so it felt very stuffy. Right next to wooded areas so there were lots of spiders—could not leave the windows open for fresh air. And they got rid of 1 of the 2 tennis courts without asking for community input."
"I have lived in River Ridge for two years. I lived in a very nice apartment, but my poor sweet dog left me for the Rainbow Bridge after 16 years and 8 months. Afterwards, all I could do was look at where her bed was and cry. I knew since this was an apartment my lease was up so I could move. I thought I could have a new start to help my heart from breaking. I spoke with the management, who approved me transferring for a fee. I'm not sure why, but I wasn't able to see the apartment until the day I moved in, so I was shocked at what I found. I couldn't cancel the movers because they had already started, then I would still be charged, which I couldn’t afford. But let me show you what you get for $1519 a month for a bedroom. First, if you look at the picture, even the movers commented that it looked like a crime scene. Especially, since it was black and brown while being 4 x 4 feet. I would like to mention when I moved into the other apartment it was immaculate, so I was shocked at the filth that awaited me. As you can see from the crime scene photo, it was horrible. However, I was stuck. I didn’t know what to do, so I really wanted to try to make the best of the whole situation. I cleaned all night with a high-powered carpet cleaner that heats up the water, vacuumed, and used 8 rolls of paper towels. Which made it less disgusting but still nasty. You can see the pictures below. Then I had to clean the stove, since it hadn't been, and you can see by those pics that it was orange. Next, the worst toilet I’ve ever seen in an apartment ever. The pics are below and, as you can see, the tank has never been cleaned. Next, because the floors in the kitchen and bathroom was so dirty, my socks were black. I then cleaned it, and you can see the pics. The whole apartment hadn’t been cleaned properly anywhere. When I finally spoke with the management, they agreed. Which should have prompted the carpet in the living room to at least be changed. But they agreed to patch it. You can see below, but I then vacuumed the apartment, which resulted in 8 canisters of dirt with what looked like a door to somewhere. I’ve spent 8 days cleaning, since obviously, it was not cleaned, and the previous cleaners did a horrible job and then not inspected. I asked the management if I could be compensated, especially for all the cleaning I had to do, but their response is that the corporation doesn’t do that per the manager. The manager was very nice who worked with me and tried, so I’m not sure if she was held back by corporate or who missed the blaring errors. This is what you get in Asheville, although I’ve never been late on rent, never caused any problems. That is how we’re treated. This is the new normal where nobody matters or cares. Welcome to Asheville. Update: I covered the carpet myself with my own money and prepare yourself for the only way they would replace the toilet. Apparently, it's okay to mock mentally/impaired individuals, since this is the form they provided before they would even "evaluate the situation." I'm not going to insult individuals who do deal with these issues daily by filling out a form mocking anyone."
"We just moved from River Ridge after living there for two years. During such time, we saw a dramatic increase of rent that exceeded $500 and a new management company that cares little for the tenants. The fresh young manager they sent is sweet and willing to listen, but she comes from a privileged background and is a perfect fit for the new company. Even the grandfathered maintenance and wonderful office staff agree. Responsibility was seldom taken for any issues we had and we (and our neighbors) often had to pay for things they were responsible for. Heck, we even had a serious deduction from our deposit to replace a microwave that already had a crack on it when we moved in. The apartments are over 40 years old and although they are refurbishing them, it’s on the cheap. Maintenance was great and always on top of whatever NHE allowed them to fix, but rest assured, the management will often make sure you pay for it one way or the other. They won’t even let you perform routine maintenance on your car without slapping a tow-warning sticker on it if you have to walk inside to grab a tool or take your flat tire to get patched. It happened to my neighbors and you’ll probably have to pay someone to get it off. Finally, thefts and drug use are common on the property. Effective safety solutions were discussed at one point and even promised, but never fully initiated. We got a “security guard” that would show up a few hours a week and a fence a fifth grader could jump over. I hate to be negative about this place, but it’s not worth it. If you’re fine with overpriced units, goofy management, and mediocre amenities, go for it. At least you’re in Asheville, right? I hope this review prompts positive change, but if you’re young and hardworking, there’s better places in town."
"I had a fantastic experience touring the apartment complex. From the moment I arrived, I was greeted with warm hospitality and professionalism. The property was well-maintained, and the amenities were impressive. Allyssa and Abbe were knowledgeable, answering all my questions and providing valuable insights. Their genuine enthusiasm made me feel confident in choosing this place as my future home. I highly recommend this apartment complex to anyone seeking a comfortable and welcoming community. "I lived in this apartment complex for almost three years and experienced a drastic decline in living conditions after a new management company took over last year. While the first two years were pleasant, my experience quickly deteriorated due to repeated leaks, frequent AC breakdowns during the summer, and mold issues which the leasing office refused to acknowledge. In attempting to break my lease prior to the end of my 3rd consecutive lease at River Ridge, I was lied to repeatedly and almost lost $500 in a bogus termination fee, which I was only able to get out of with assistance from an attorney. The staff at the leasing office were dishonest, unresponsive, and refused to take any accountability, constantly blaming each other for mistakes instead of fixing problems. There were several days where I had to leave work and go down to the leasing office myself to straighten things out, due to their unresponsiveness and incompetence over the phone, only to have them laugh and make jokes amongst each other about their own mistakes while they attempted, unsuccessfully, to correct them. The thousands of dollars I had to spend to get out of that apartment was worth it to not have to deal with them anymore. I’ve rented for my whole life and never experienced the level of incompetence or dishonesty from a landlord that I did from the (new) staff at River Ridge Apartments."
