"Living there was decent, although walls are thin and hallways echo. Management was very hit or miss- I had sent them a list of issues I was hoping to have fixed but they only fixed the tv in the main room. They didn’t have a room key ready for me on move in day, so I had to wait a few days to get one- annoying because if I didn’t overlap my moving I would have had no where to sleep for a couple days. The office was cute, outside hang out is nice but jacuzzi was never open and the coffee spot was always empty. Also wear shoes when outside your room- nails are sticking up on all stairs and in each housing unit."
"My husband and I are absolutely in love with our new space! Spacious kitchen and bathrooms and new appliances; not to mention VERY pet friendly. Staff is great, attentive and very helpful. 10/10 recommend Bellamy!"
"I cannot recommend this place in good conscious and I hate to be negative, but I have to share my experience. First of all, when I signed a lease I was supposed to get a $600 stipend that was supposed to go towards paying my utilities, which I was also told wouldn't be more than $50 a month. Cool. Two months into living there I'm being charged $200 in utilities with no help from the stipend because "management was changing at the time (I) signed and will be coming soon." And the $200 utilities bill was me taking over the utilities from the previous three tenants for the month they were gone - which was NOT laid out clearly in any paperwork at all! My bill, including utilities, was never below $700 the entire time I was there as they use a third party company called SimpleBills who handled all the utility charges and would often charge you extra. Any issue you had with utilities had to be taken care of through SimpleBills, who often would tell you that you had to take your issues to leasing office. So often your issue would never be resolved and you were out extra money for the month. That stipend I was promised didn't come through until November, and that was after I badgered them about it twice. I signed in June. Oh, by the way, they did away with utilities charges since SimpleBills was being "such a headache," but only for people who signed new leases in 2023-24. If you already were staying there or renewed your 22-23 lease you weren't grandfathered in. The hot tub that is there was pretty much never working for the entire year. Office was often staffed by college students who, while always nice, could never do anything except to try to get the leasing or property manager to call you back at a later time if they weren't in the building (and often they wouldn't call for a full 24 to 48 hours). If you stay through the summer the gate never closes, or if it does it stays open long enough for people to ride your car's bumper to sneak in if they don't live there or have their gate tag. 10:00 PM quiet hours hardly seemed enforced. As for the buildings themselves the walls are paper thin - you could be on the second floor with your doors closed and still hear normal volume conversations from the living room on the ground floor. You can hear the TV in the house beside yours. Also good thing I got my renters insurance through a different party and didn't have a pet because that would have been an additional $100 on my bill. It was nice at least having the complementary trash pickup, secure mail room, and well maintained parking lot, but that's about it for this place. I'd recommend elsewhere if you're renting for school, especially since you can get a studio at Rabbit Ridge or Pet friendly two bedroom at Summit for $80 more than what you'd be paying for a house with three other people on top of the nickle-and-diming practice they have at Bellamy. If you have mom and dad's deep bank account paying for your rent on this place, good, but for those who had to work and pay for their own rent or had a fixed rent budget for the school year it's far from ideal."
"0/10 - DO NOT SIGN A LEASE HERE!! They have a high turnover rate in the office and do not uphold their previous managements guarantees. If you signed a lease last year (2022) for the upcoming school year (23-24), you should double check to make sure that your utilities are included/checked in your lease. Somehow they're saying that those leases are legal, although at the time, they were NOT allowed to charge residents individually for such utility services. They were just approved in spring 2023. The "manager" sucks and the entire property management company should be forced to close. Bellamy pays their employees to leave positive reviews, too."
"0/10 - DO NOT recommend at all. They lack management skills and have sketchy business practices. 3 different leases, property “management” changes, and now additional fees? Caliber Living has terrible reviews, too. I see why Bellamy operates like they do. Taking advantage of college students at its finest."
