"Wellington Advisors, which took over the complex in January of 2023, has been an absolutely abysmal addition to the complex. The office is completely inaccessible: it sometimes takes them over a week to answer emails regarding emergency maintenance requests, there is not an operable emergency maintenance line, the office hours are completely inconsistent and they are often not even in the office when they say they will be (or they lock it so that tenants can't come in and talk to them when they are there), and their voicemail box for the regular office phone is completely full, and no one ever answers it. Their maintenance is atrocious, as well. They do not come when they say they are going to and then blame tenants for not being home, sometimes taking weeks to make necessary repairs that are for the safety of the apartment and are required by city housing code to be taken care of rapidly, including things like inoperable kitchen sinks and broken windows, as well as doors that do not properly shut and are not properly weatherized. Tenants are not treated with respect or kindness, and are looked at as a burden by the office staff. Wellington came in and raised rent by a minimum of $70 for some people, and almost $300 for other people, only to be worse than the previous management company, which honestly I didn't think was possible. The apartments are full of mold and are infested with roaches because of improper care and maintenance taken by the company. I do not recommend living here if you have any potential other options. The only saving grace of this apartment complex is the community."
"The place is a total slum. No company owns the property for longer than a few years, no improvements are ever made, no repairs ever finished. My tub never worked properly, the breaker box was installed incorrectly, there was soot bleeding through the paint and coming from the air conditioner, from one of the many fires that plague the buildings, thanks to old wiring and faulty, old gas heaters, and our front door was a cheap closet door with a deadbolt. This place should be condemned, however, another company has bought it anyway and jacked the price up, yet again. Reynolda Manor is a joke. The units are tiny and poorly renovated, there is no security to speak of and there is an abundance of criminal activity. The new management team is worse than the last, refusing to answer or return calls, with no regard for tenant's safety or comfort. Avoid this property at all costs."
"The manager that works in the office, stole my 55in TV... out of my apartment and a Neighbor has it on video... the owners was nasty to my kids calling my kids the N******* word... These apartments had different kinds of bugs crawling around... the maintenance man was rude and lazy... No AC for months... some was setting the dumpster on fire... fighting was going on... just a terrible place to stay... the manager also stole my kids shoes as well.. smh.."
"There is only one maintenance guy for the whole apartment complex and he doesn't speak very good english. Property Manager is money hunger and there is bugs. When Property Manager is told he said he will call the exterminator, but he never does. I wouldn't recommend this place to anyone."
"I've lived at Reynolda Manor for approximately 9 months now. They are a bit older, but they were decent for the price and space. The location is superb! You're within walking distance of restaurants, grocery/convenient stores, fitness facilities, the public library, public transportation, parks & more. I currently have a 2 bedroom, 1 bath garden style for $439 per month (originally $429 but with an additional $10 a month if you own a pet). The reason I stated that they "were" reasonably priced is due to the fact that since I've been here, Reynolda Manor has been through 3 realty companies and the rent continuously fluctuate with each switch. It's about 100 bucks more now and I fear if I renew my lease I will have to pay more money with no variety of new amenities or upgrades. Luckily, since I signed the lease with the cheaper realty company my rent rate was locked in when the other two companies came into the picture. The rent has risen substantially for those who wish to rent with the new company. I'm guessing it's because of all of the minor community improvements that were placed. Such as-- repainted parking space lines, new picnic areas, etc. However, I haven't had any improvements to my actual unit or building. The apartment is gas heated, and my cabinets are a bit outdated. There is only one window unit a/c in the kitchen provided to cool down the entire apartment, so it can be pretty hot in the summer. Light fixtures and the power outlet in the bathroom are outdated as well and there is no counter or storage space for the sink, it's just....a sink... attached to the wall. There is no private patio or deck, just a fire escape and you have to share it with your neighbor. There are a few select units that have a somewhat private entry but you have to pay even more for it. So, this apartment isn't worth $525 in my opinion. I'm hoping when I move out it may be updated for the next tenant and they get their money's worth. We've gone through so many management companies, it's hard to tell what's coming next. Maintenance was a bit lazy with the former realty company. I called about my front door coming off the hinges, which is a security issue. Anyone could just waltz in my apartment. They were quick to respond but had to repeatedly come back to fix the same issue about 3 times within a 2 day period. I did not slam or handle my door in a poor manner so I'm positive the handy man's "handy" work was the reasoning behind it. I'm not sure what to inform about the office staff and maintenance crew for the new & current realty company. Billy seemed nice and upbeat when I met him. I haven't had any recent maintenance issues (thank goodness) to have a review on the new maintenance guys. My neighbors are a bit loud and they argue/scream through all hours of the night. Some tenants allow their children to run wild and destroy property in the building across from me. The walls are thin and you can hear tv's, cellphones, etc. The halls in my building are usually filthy and smell strongly of marijuana. But this is just personal experience from my building. The other buildings are seemingly quieter. Over-all the apartment's neighborhood is pretty quiet as a whole with an exception of a few disruptive people but that's almost anywhere you go. Not many police calls or criminal activity so that's a good thing. I would recommend these apartments for younger adults/couples who are just starting out and are looking for something livable, affordable and convenient. I most likely won't be renewing my lease because I feel there are better/ nicer looking apartment complexes in the Winston-Salem area that are more up to date (interior and exterior wise) and has more to offer than this place for 525+ per month, to be honest."
