"TLDR: Lived at Berkshire Ninth Street for ~4.5 years. My experience was overall great and I highly recommend living here, especially if you are a graduate student or working at Duke. Full review: I moved into Berkshire Ninth Street in Fall 2019 from a different "luxury" apartment community nearby. The previous community had major issues with management and my unit specifically had multiple leaks that were never resolved by maintenance and required multiple videos for management to believe that there was actually a problem. My experience at Berkshire Ninth Street was far superior. Positives: -The leasing office is responsive to emails (usually a response within 24 hours). -The maintenance team is amazing! All maintenance orders were resolved within 24 hours except for once when a part was delayed and I was allowed to use the washer/dryer in a vacant unit until resolved. -The gym is equipped with a full power rack, multiple barbells, hex bar, kettlebells, etc. that other communities simply do not have. -The move-out process was also extremely easy and fast and I received my full deposit ~10 days after turning in my keys. -Butterfly security system made it easy to "unlock" the community doors for guests/services. Negatives: -Last summer there was an issue with late night fire alarms that were false alarms. There was apparently an issue with a sprinkler and part of the system that took many months to (hopefully) resolve. While I understand that the system/false alarms are mostly out of the control of the leasing office/management, it seems like the problem should have been solved given the price of rent and overall standards of the community. -My unit was located near the dog park and close to the train. The noise level from the dog park was fine but the train could get annoying when working from home. A bigger complaint was the noise from my neighbors upstairs as it seemed much louder than my current apartment (could have been the neighbors or building, not sure). -Multiple neighbors with units in the same hallway could not figure out the trash rules and would consistently leave trash in the hallways making it smell. This was mostly resolved with the fines being enforced and repeated email reminders from the leasing office. Other: -I personally did not use the other amenities often so I cannot comment. -There are also ~1-2 community events per month."
"I lived in B9 from 2021 to 2022 and although it is definitely one of the nicer apartment complexes on 9th Street (which is 100% reflected in the price), I was ultimately extremely disappointed by the staff. The front office was almost always understaffed due to high turnover, which made it impossible to get a hold of anybody and also meant folks were still under training more often than not. The reason why I've decided to write a review after all this time was B9's reluctance to return the deposit at the end. When I moved out, it took them several months to return the deposit after multiple emails and calls. On top of that several unexplained charges had been deducted, such as over $300 for alleged stove scratches without photo proof and $75 for cleaning fees due to shower water stains (again no photo proof and mind you, I had hired a professional cleaning lady for the move-out). According to NC State law, landlords are supposed to return security deposits within 1 month. If there are deductions, it's 2 months at most. If it takes them longer, they technically have to waive all deductions and return the deposit in its entirety. I only received a concrete answer once I escalated the issue to the office manager and still had to negotiate deductions for which they had no proof and claimed there must have been a mixup. I've heard similar and worse stories about an extreme delay of returning the deposit or high deductions without proof from multiple other Fuqua and Duke students who lived in B9 during the same time. As one of many students with loans to pay off and who are most likely not locals, I found this practice extremely alarming, exploitative, and disappointing. Especially because B9 is on the list of Fuqua-recommended housing you'd hope they can be trusted."
"B9 is hands down the worst place I have ever lived. I went back and forth about whether to write this for about a year but even more than a year after move out I still have a bad taste of this awful building. When I saw the 4.5 stars I had to speak up because this is wildly deceptive and a product of internal promotions and giveaways for residents to write positive reviews. The "amenities" of the property are not only constantly out of service but when they're usable they're in terrible condition. The garage is not secure our car was broken into twice. The management is the most unhelpful team and, during our 18 months in the building, prioritized their own office upgrades, events or personal needs during business hours than needs of residents and the building on top of being difficult to work with or get in contact with. Upon move out, they manipulated charges and took months to get our deposit back. Everyone I knew who also lived there from 2020 - 2022 had the same experience. The only redeeming quality of this building were the people who live in it which has nothing to do with the building or management. I've recommended to any future Fuqua students and I will continue to recommend you look elsewhere for your housing during your time in business school. I truly hope it changes or has changed for some of these reviews to be honest but as long as it is under the same management it is not worth your time, money or headache."
