"We reimburse some family members, for rent to Preserve at Windsor Lake Columbia-South Carolina. Have experienced poor management that isn’t equipped to serve this community fairly, equally and with excellence. Lacks complete capacity for the job of dealing with diverse groups of tenants. Multiple complaints made to Southwood with no change. They must have similar values around low standards of treatment because the manager doesn’t get corrected. No matter what she says or does. Nothing is done to make tenants feel valued or heard. No improvements to tenant based needs such as workout room, community activities or even safety when things arise. Tenants are told that they are responsible for their own safety. Be careful renting because there are no resources when resolution can’t be achieved locally. My family has a time there. Southwood doesn’t seem to care, either."

"I tried calling several times, but no one answered. So, I'm leaving this review. I recently discovered that I am not eligible for the $500 move-in special credit at my apartment due to corporate disapproval. Despite being non-resident aliens, we were unaware of the need for a contract for the move-in special. The apartment managers initially assured us that any renters of a 2-bedroom unit with a 12-month lease in December would receive the $500 credit. However, we were later told we couldn't get it because we had already signed the lease. This situation feels discriminatory, and while $500 may not be a huge amount, addressing this issue is crucial, and I hope it is resolved fairly."

"THEY HAVE 2 STARS FOR A REASON!!!! DO NOT MOVE TO ANY SOUTHWOOD REALTY PROPERTY. These people are racist, unethical, unprofessional, and overall a disgrace to society. I went through unimaginable trauma while living in SouthFork Village and I moved out in April of 2023, they are STILL haunting me. I moved into a 2 bedroom unit in April of 2022 and I enjoyed my stay, other than the infestation of roaches and water bugs that live in the mulch that surrounds the perimeter of the apartment. When you make a formal complaint about the bugs, the leasing office will educate you on the bugs origin, how long they live, and how to basically live with them. These roaches would be in my BED, everywhere you can imagine, they were there. Oh yeah, they charge you pest control but it’s really just the rent you pay for the bugs to live with you. After my year in this apartment, I wanted to transfer to a 1 bedroom on the 2nd floor in order to reduce the amount of bugs. The leasing office agent toured my unit to ensure I qualified for a transfer, my apartment was spotless but there was one red juice stain on the carpet that I specifically ask the agent about. She stated it was fine, it would be shampooed and cleaned and I would not be penalized. Since the deposits are not transferable, I paid an additional $300 to move into my next unit, expecting my first deposit to be given back to me. I then received a letter stating due to the carpet, my deposit would not be refunded. I did not fight it because the stain was my fault. After 8 days of living on the 2nd floor, my neighbor who lived above me threatened to kill me, called me several racial slurs, was arrested for the threats and slurs, Southwood still allowed her to live above me. She posted my name and address on her Facebook page and put a dead bird with an arrow through it on my patio. Southwood reality did absolutely nothing but tell me “you can break your lease free of charge but we will charge you a full months of rent since your belongings were still being held there” as if I would be able to find a new place to move into the next day, I just got in this unit 8 days prior. After paying what they claimed I owed, I applied for a new apartment who told me I still had a balance to pay at South Fork which I knew was impossible because they kept my first apartments deposit of $300, they claimed the carpet stain charge was actually $600 so they kept my deposit for the second unit I lived in for 8 days to “clear the balance” that was already cleared. NOW, they’re saying the carpet stain was actually $900. So now I have a $300 balance in collections after giving them $600 PLUS a full month’s rent to a unit I didn’t even live in. When calling to ask for help, guidance, and understanding the woman who works in the Southwood Realty office will decline giving you her name and information so she can be as rude as she wants and gets away with it. In the middle of me explaining my situation she interrupts me and says “ma’am I don’t need that unnecessary information how can I can help you TODAY?” I truly hope and pray this company gets sued for all they have and gets purchased by a GREAT company who will treat their residents as humans and not dollar signs. I’ll be taking legal action against Southwood Realty."

Coming from other property management companies - I can honestly say the balance between work and home is incredible. They WANT you to have time with your family, and want you to leave work AT WORK at the end of each day. Not only are they an amazing company to work for - but they are also an amazing company to live under! They truly value their residents and make the moving process simple. They have numerous apartment communities to choose from while staying within budget in this crazy market we are in!"

"If I could leave zero stars I would. Palisades At Paris Mountain,Greenville, Sc our community has downgraded since Southwood Realty bought the property. Every 2-3 months there is a new property manager, no one is ever working in the office or returns your calls. When you do speak to someone the staff are rude and try to be condescending. The maintenance team is never the same people, the team is new every 30 days. Good luck getting anything fixed. I had to go a week without A/C and had to purchase my own portable unit.... Last week, they had a company come power wash our building and prep for painting. The company stopped in the middle of the job, so our windows and balconys are still covered in plastic. I called property manager regarding not being able to open my windows for fresh air since they are covered and tired of hearing the plastic rippling when the wind blows. I asked the office when will this project be completed I was told they are unsure( not acceptable answer). We still have no access to the clubhouse or gym because it's blocked off. The pool is so dirty it is cloudy, there is trash bags piled all over the gazebo area sitting for 5 days.Our gates are always broken and still broken. The package center parcel lockers are broken, therfore there are over 100 packages scattered all over the floors. I've had 3 packages stolen, still no follow up from the office. Property manager in office caught smoking in Phase II (nonsmoking) she flicked bud on grass, I confronted her about it. Her response was she "works here.... not live here" with sarcastic laugh. I have lived at this property for going on 8 years and will not be resigning my renewal unless there is a serious change....... preferably new ownership. Do not move to this property, you will be paying for amenities that are not available or accessible to you."
