"All I am going to say is BEWARE! I wasn't going to write a review and have waited several months, but at this point everyone else out there deserves to know what they are getting themselves into with this owner and his property manager. We rented one of John Kozak's homes in Key West, Florida for spring break this year and it was a completed disaster.  Two weeks prior to our scheduled date, the entire island was shut down due to COVID-19.  We were working with his property manager, Sherry Broadway, and per our contract, we were to receive a full refund ($20,981.25) if the house was not available to us. Since the state was closed, the house was not available.  We got the run around since the end of March and were told in several emails from Sherry that we would get the full refund from the owner and she just asked us to give her no more than 30 days. Early on, Sherry even told us the owner already spent our rent money on new windows for the house (seriously). If you own rental property, wouldn't keep the money in escrow until that renter's reserved dates are completed so if you run into a situation where you need to abide by your contract and give the renters the full refund immediately, the money would be there. The lies continued from that point on.  At one point, Sherry called the lady in our group who signed the contract and told her she was at her bank getting ready to do a transfer of the money.  Of course, 5 days later the money still wasn't there and her email response (which we have copies of all the emails) was. I am not sure why the bank transfer wasn't successful.  Complete lie! Bank transfers are easy and done with no problems if the funds are there.  Sherry then told us the office has written two checks back to us in the exact way we submitted to her - one for $10,000 and one for $10,981.25. This was May 6th and she told us to look for those in the mail. Of course, another lie!!!  The checks were never sent. We then got the run around for another several weeks and finally one guy in our group called the Florida Attorney General's office and then got John Kozak (owner) on the phone.  The run around continued and John tried to ask the guy from our group to wait a while because he was hoping to get a small business loan due COVID-19. Ultimately, the two guys made some agreement but we got one check for $10,000 on May 22nd and the second check of $10,000 (missing the $981.25) on June 4th. The owner assured us a full refund on more than one occasion and of course he couldn't write one full check of $20,981.25 to us in full and instead two refunds over several weeks and then shorted us the remaining amount. There is more to add to the story and how unethical this entire group has been - owner and property owner in Florida."
