"My Uncle recently passed away. He resided in Hamilton Court Apartments NJ. Since his death the staff, two women managers, in the office have been nothing but disrespectful to my family. My mother and father were there today cleaning out the remainder of his belongings. While on the phone with one of the Staff the other staff did not realize they were on speaker and she could be heard calling my parents Mother Fu#kers. Please consider before you sign a lease at the establishment. It was a very beautiful and kind place to live before new management came in."
"The heat doesn’t work properly I had to bleed my own baseboard radiator twice a day just to keep the heat in the 70’s and that was on 2nd floor unit. laundry areas smell like smoke, flood and have machines that break on a regular basis. This used to be a great place to live before management changed hands and the new landlord is greedy and will drum up bogus charges when you leave and threaten you with litigation if you try to fight them. DO NOT RENT FROM HERE!!!"
"Lived there from 2013-2020, low price is the primary reason I stayed for so long. When I was searching, both manager Tony and owner Bucky verbally inform me that cat is allowed on the property. On signing the lease, it says no animal allowed, they verbally told me that’s what they put on the lease, but they don’t care. They said there are a lot of cat owners on the property. That stays true to 07/2020. I maintained the carpet the best I could. My cat isn’t a carpet scratcher. There is only one spot by my bedroom door that was scratched when I accidentally close the door trapping my cat inside. There is normal wear and tear on the carpet. I am an Asian, the type that does not allow outside shoes at my own home. Just to give you an idea. Just received a letter from them last week. They are charging me $1500 for carpet replacement damaged by cat. After 7 years, they would have to change the carpet regardless how well/badly the carpet is maintained. Normal wear and tear is allowed by law. After seeing so many people moving in and out, I know that it’s their standard procedure of change carpet for the next tenant. I voluntarily informed the management that there is cat damage on the carpet before I move out, as a good faith. The current manage Irene initially told me to just not say anything, and it would be considered as normal wear and tear. Then I was told it would be changed at my expense because I violated the lease. So now I have to pay $1500 for something they would have to change regardless I have cat or not. I feel cheated in this process. The floor is terribly thin. I lived on 2nd floor. Vacuuming on my part makes my downstairs neighbor feel like the floor is coming down. I can hear my downstairs TV, snoring, having sex...etc you name it. They did change the management during my stay. Bucky is still the owner to 07/2020. When Tony was there alone, she was overwhelmed. It took them 3 month to come fix my garbage dispose. couldn’t use my kitchen sink x3 month. Heat stopped working one winter night for the entire building. I called the emergency maintenance line. There was no response. Maintenance should be more efficient now with a whole new team. But I learn to rely on myself and haven’t called the new team. Can’t comment it. I got married in May, move in with my husband in June though my lease ends in July 30. Used the month of July for moving since I am still in NJ. Was out by mid July. The week after I cleaned everything out, Irene (the current manager), called me and asked for my key, even though I paid through the end of July. I told her that I still have the right to the place until July 28 like agreed. In the same conversation, she said I dumped my furnitures on their dumpster, which is accurate, and I need to pay for it. I asked for the price, she couldn’t tell me, and kept on saying how I should have informed their maintenance so they can pick my furnitures up to a dumpster they paid specifically in the back. I told her I was never informed, she said “well we don’t have to tell you that”. I saw many neighbors dumping their furnitures at the dumpster over the years. There was never any sign that says otherwise. The conversation actually started with her calling when I was in the middle of a telehealth appointment. I asked if I could call back, she said “you could try, but I won’t be here”. My doctor was nice enough to give me 10 min to talk to Irene overhearing the conversation. Called back after my doctors appointment to ask how much township charged them. I wanted to see the recipe so I could pay for it. She obviously was busy and “I don’t have time for this”. She hung up on me at some point. She was rude and unprofessional. To be fair, it is a safe and quiet neighborhood. I feel comfortable not locking my door during the day when I am home. The whole moving out process just left a sour taste. A learning lesson for me."
"I've been searching for an apartment for my U Penn daughter and close friend . I called several apartment buildings and William Holtz, Leasing Agent at Hamilton Court was amazing. I dm'd him on Wednesday and he called me within 5 minutes. He answered all of our questions and the next day, he followed-up with the available units with pricing and diagrams. William made the whole process so easy.-- super responsive and communicative. We signed the lease this morning and they are moving in August 24th. I highly recommend using William Holtz at Hamilton Court."
