"I have lived in NYC for 8+ years and never have I lived in such an amazing building. The staff here is truly unparalleled. I would submit a maintenance request and it would be resolved by the end of the day. Also, there was a leak caused by an upstairs neighbor and the rapid responsiveness of the building to stop the leak, protect and repair my apartment was truly unlike anything I'd ever seen. Great management company as well. Not to mention the apartments are well built and functional. Cannot recommend this place enough. Move here if you have the chance!"

"As a resident for 2 years, it's hard for me to give this residency higher than 3 stars... When we moved in in November of 2016, we were one of the first 3 renters in the building. Being one of the first to move in, we were given false promises. We were told the common spaces would be ready within a month and they weren't complete until 6 months after we had moved in. We were also told there would be 24/7 doorman/concereige service but to this day that's still a lie as it's only 5am-midnight. For anyone not familiar with the area it's somewhat of a safety concern seeing that there's bars around the corner and homeless folks as well, as we've had on a few occasions homeless make their way into the building and sleep on the lobby couch. We were also told there would be a Resident Event Coordinator and multiple events each year for the tenants. None of that is true. No coordinator. No events. The only event they've held was forced because it was suggested to them. Community - 1/5 stars Community! There really is no sense of community. I blame this on what I mentioned above which is that there's no planned events for tenants. Also, there are some rude & ignorant residents whom let their dogs roam off leash and don't pick up their poop. Yes, even though it's a 'Luxury Rental Residence' some residents actually allow their animals to poop and not clean up after them. If you even know who it was and report them, the management will say "we're fining them". But, they don't. They just frown upon it and ask them to "do better next time". Amenities - 4/5 stars The 3rd floor outside area is gorgeous and isn't nearly as utilized as the rooftop. The dog run is oddly off to one corner but doesn't matter because no one ever utilizes it. There should be grills out on the 3rd floor but management only provides community grills on the rooftop. Weird. Also, the 3rd floor closes at 10pm. SECRET: Just go down and turn the physical lock and you can keep the door open all night. The 3rd floor indoor lounge is nice for events - if you have nearly $1000+ to rent it out for the day. However, since there's hardly ever any events it's fun to head here to work from home for the day or play some pool. Same note as above, lounge closes at 10pm. SECRET: Same as above, just go down and turn the physical lock and you can keep the door open all night. The gym is tiny but hardly ever busy. Big issue for me is that the TVs are never functioning. Gym closes nightly at 10pm. The rooftop is legit the best reason to live here. The view is hands down on of the best in Williamsburg. There are 2 grills up there. Rooftop access closes at midnight. SECRET: Can use fire exit to get up/down from rooftop at any time. Neighborhood - 2/5 stars They're trying - by setting rent prices as exorbitant as they do - to make it a luxury thing. But the neighborhood isn't that. It never will be. It's one block off of Broadway. So it's always busy. The new building going up directly across the street from the main entrance will make it even busier. And louder. And is already causing traffic congestion and noise issues for current residents. It'll be under construction until 2020. Know your surroundings after 11pm and don't walk with your phone out. Parking - 2/5 stars Outside of the basic street parking the building has a parking garage under it. It's around $250 a month for parking - however, word has spread that pricing will be going up $100-$200 over the next 6 months due to the new building across the street and the L shutdown next year. If you choose street parking, be careful about parking on the over-streets of the BQE on South 5th, 4th and 3rd. Because of the noise below there are multiple break-ins via smashing of windows. Concierge/front desk/porters - 5/5 stars Best thing about this place outside of the rooftop view is the concierge/front desk folks. AMAZING. Can't say enough about them so won't even try. UPDATE - upon move-out it seems that have a standard (and illegal) move-out cleaning & repainting cost of $900."
"Current Resident. Been living here since they opened the doors. The 2 stars are SOLELY for front desk and maintenance staff; they are top notch and deserving of their overtime pay. See the news story on NY1/Spectrum TV. Shady management. Leasing agents are liars (what's new?). MASSIVE Construction project directly across the street, making taxi/uber street access difficult during the day, loud construction beginning promptly at 7AM (6-days a week, including Saturday). Management was aware of this project and neglected to inform potential tenants. After 3 months of moving in, they broke ground and the noise has been hell. We were lied to about when common spaces would be available. We were lied to about 24/7 security. We were lied to about community events. Community? LOL WHAT community? The dog poop in common spaces goes unpunished, and I am a (responsible) dog owner/lover. Overall---Stay away. Not worth the price. Maybe in 2020 when the project across the street is done."
