"The Colony House has amazing front desk and maintenance workers- that's about the only thing nice about this location. Other Pros: - the rent is definitely cheaper than others - rent covers your utilities (when they work) - there's a nice park out front Cons: *NOTE: I was here literally a year and these are all the problems I encountered in just that time. They raised the rent of my apartment by $100 after I had expressed interest in my studio, and on move in day, sent me a notice that next year it was going to go up again $50. Suffice it to say, I do not live here anymore, lol. The ac/heaters will randomly switch off, in which you have to call maintenance and get them to pry off the painted over control panel (they're great with being quick about fixing this, but the units are old). You'll never be able to consistently cool or heat a studio to a comfortable or consistent temperature because of the giant window with blinds that barely dampen the light at all. There's no lights in the studio spaces and there's a light switch which has a singular purpose of turning off the outlet your Internet has to plug into. The floor of my unit was bowed in the middle, so my bed would literally be able to spin in a circle on its center support post. You can smell everything being done in the apartments around you. Sometimes, that's a pleasant dinner- other times it's cigarette smoke or tuna casserole. Also you can hear entire conversations through the old vents in the bathroom. Good luck! You can hear everyone around you at all times, and all it takes is one cranky neighbor who got sick of hearing you simply walk normally in your apartment for you to get a noise complaint. There is absolutely no flexibility, accommodations, or special circumstances with management on Pets- unless they are for emotional support in documentation. Prior to move in, I received no information on where to go, what to do, or any guidelines to follow. On my move in day, I was not made aware of a hard rule that required any furniture, large or tiny, to come through the basement. I had a small dresser that I could carry by myself, I brought it inside and someone from management demeaned the front desk worker (I'm pretty sure they quit recently) who had been giving me all the move-in information I had at all. Want to have friends over on a Saturday? Good luck! They can't park in the parking lot because of the Rutgers football stadium. Imagine having half of all Saturdays in the fall being off limits to having guests. Not to mention the horrible traffic. Possibly the worst intersection in the city is located right below the apartment complex, making it a nightmare to get in and out every day. The river can floor over into the on-ramp to HWY 18. Even without flash flooding, in the morning that road can fill up with 20 minutes of traffic- turning a 2 minute drive into a nightmare. Other reviews commented on the renovation of the back patio- it wasn't really a selling point for me and it is "complete" as far as I can tell. Although, it doesn't look anything like what they said it was going to be and the most you'll do is walk right on by it to either your car in the backed-up parking lot. Overall, I'd recommend literally anywhere else unless you have no other options, in which... Id say it's not going to be the worst place you've ever rented- just underwhelming and maybe a little depressing."
"TLDR: Don't move here. Good things: front desk and park. Bad? * The water's been turned off since 8:30am until...they didn't say. They sent the e-mail yesterday afternoon. * The quality of the appliances within the apartments and apartments themselves is poor. Closet doors break by simply using them, stovetops stop working randomly, random holes between walls and floors which invite drafts and bugs. Laundry machines are older and break, our kitchen sink is prone to clogging even with care taken because (as an employee told us) the piping is poorly constructed. * Elevators break often. There are two elevators per each side of the building; the sides do not connect, so there are 2 elevators for 19 floors/8 apartments per floor. You do the math. When one goes down, it's a problem. They left one broken for over 2 months. * Here's something I'm sure current tenants would love to know: When I moved into my studio in 2019, I was told my thermostat could change the temperature within a small range of degrees. When I moved into my 1-bedroom in 2020, there was a thermostat but I could not detect a change in temperature no matter what I pressed. It's because this apartment has no control over the temperature, despite it costing more and there being a thermostat. According to one of their own employees (I quote) "That's for show - they started a project and it got expensive midway, so some don't work at all". You think they explain this to potential and current tenants? We all pay the same rates for similar apartments, so how is that fair? * Dishwashers are listed as one of the guaranteed amenities. When I toured in 2019, they said they couldn't show me the exact studio I was inquiring about, but an exact one on another floor. That one had a dishwasher. Upon moving in (after signing the lease), I was able to see that there was no dishwasher. A woman from the office (who does not work there anymore) acted surprised and said "the other tenant must have wanted extra cabinet space instead". When I requested a lower rent or some form of compensation for their error, they refused. * Here's the biggest one - the AC/heat. The AC and heat break every year, multiple times a year, for multiple days on end since I moved here in 2019. If you decide to move here, buy your own AC unit and space heater because you will need it. One summer, the AC broke for over 10 days in July. They outsourced some trailer-like unit from Texas to correct the problem, which didn't last. * If you work late, you will have to fight for parking. You will find yourself having to park illegally, especially during the winter since there are NO side streets or other parking options for this building. Then, they will have the audacity to put a violation sticker on your car. * The river floods. Nothing to do with the Colony House per se, but something important about the location. * This location is not great for drivers, especially during rush hour. A 2 minute drive from the exit off 18 will take you 20 minutes. The streets surrounding the building become nightmarish in the afternoon. * Instead of putting money towards the poor infrastructure and appliances, we got a renovated back patio with fire pits and lounge chairs. This corporation - Kamson - clearly thinks it can distract us from seeing its shortcomings with frivolities. Before this building, I lived in a small, low-income housing apartment building for a decade. In all 10 years there, never did I encounter HALF of the issues I've had while living here for four. The only reason I was here for four was because there was a pandemic."
"I will try to give my honest review without being biased… the apartment and space you get is absolutely wonderful for the amount you pay. It’s clean and some of the appliances are newly redone, however, the management has completely changed my view point on living in this building. They are nasty and rude not willing to help especially during move in. They won’t let you use certain elevators when the moving elevator they reserved doesn’t even work! I had my furniture in one of them ready to go up to my apartment and the lady said to take everything out. Instead of helping we are getting constant “no” on what we can do during move in and where we can put our truck with the furniture. They are constantly watching you like an owl calling you out on things that are so unnecessary. I’ve lived in some bad apartments in New York City and this management has no professionalism on helping residents. THE WORST PART… they say electric water ac and heating is all included but the HEAT AND AC DONT EVEN WORK. THE AC STAYS ON 80 degrees in 90 degree weather throughout the night and day. This is FALSE ADVERTISING AND THE TOWN AND STATE should definitely get involved. The ac won’t go below 76 degrees but it doesn’t even go PAST 80. I reported and the management came to my apartment and told me the ac is working and is blowing cold air when I KNOW the ac has not gone down a single degree to cool the apartment. Their “ac” is also known as the “fan.” If this continues and it is not resolved i will take this forward with the town of New Brunswick and the state to further escalate matters on falsely advertising. If I knew about this false information I would definitely reconsider. Additionally, once I moved in the wifi and coax cable are located in the closet which is nicely thought of. HOWEVER, there was no outlet, when I went down to the front desk to ask the lady told me I need to call my provider where I was on the line for over 2 hours to install an outlet. I waited two weeks for this. From last experiences THE SUPER IS RESPONSIBLE FOR PUTTING IN AN OUTLET NOT THE PROVIDER. Don’t live here unless you check the ac and heat in your unit is working correctly. Please email me anyone that is considering living here I have been monitoring the temperature throughout my stay here for proof."
"I lived here between 2022-23. The swankiest apartment ever for me at least , with a great view. Only apartment where I never heard a peep from neighbors in my bedroom or living room and where floorboards don’t creak. Maintenance live in the building as well so emergencies also get dealt with ease. It’s nice to have a friendly face at the engage to say hellos and byes to. Has a gorgeous park right in the front and a safe area otherwise. I received help from staff, unofficially with move in and move out for furniture too and for simple tasks like inflating bike tires. I cried to leave this place when I relocated because I knew no other place would give me this."
"The Colony House has been our home for more than 50 years. The current management team is the best that we have ever had. Despite all of the challenges, Dayana and Dwayne work very hard to ensure that the facilities and the services at the building are maintained well and accessible to all tenants. Additionally, Dayana has been terrific about communicating with tenants about all policies and any urgent issues that may arise. They are both prompt and responsive to our requests and maintenance and repairs, with the assistance of Wilfredo, are carefully and competently completed. We feel fortunate that, under their leadership and stewardship, the building remains a comfortable and pleasant place to call home."
