"Update: They now have changed signs coming into complex stating Adult luxury apartments from active adult community......hmmmmm where is the luxury??? Gates are always broken, crime is up, no flowers planted this past summer, all of a sudden no smoking signs up but never a notice out to current tenants, crappiest appliances out there, a lot of apartments face a dumpster or storage facility next door, never replaced gazebo, bocci ball court has not been cleaned up since I have been living here (10 yrs) it just keeps going downhill but now we are "luxury" WHAT A JOKE!!! Raising rents way too high!!! Cannot afford to live here anymore. Grounds are not being kept up like they used to be. Girls in the office are rude. Property manager Bob is horrible, not allowing guests at pool, yells at maintenance crew in front of tenants, expected us to carry own chairs to pool last year, I guess you can catch covid from lounge chairs but not regular chairs. Clubhouse finally opened after more than 2 years. The water bill is not fair how they calculate, no individual meters. I would never recommend this place to anyone! They like to say this is a gated community but those gates are just wooden arms that get broken all the time, most of time codes don't work at gates, no security at all, cars broken into, first floor apartments broken into. Not a safe area at all. There is a guard shack that's used as storage, no guards on site at all."

"I lived here 3 years. Amenity fees are between $395 and $495 annually. In recent history, rents use to average between $1600 to $1900. Currently, the new tenant's rent is average between $2400 to $2700 plus residents have to pay a water bill. The water bill can average between $40 to $100 per month. We have very little to no control of what our water bill is each month. You will have to pay this water bill even if you use no water in any given month. There are no individual water meters in any apartment. In 2022, the landlord raised everyone's rent 7.5% and up. In 2023, the landlord is raising rents again. Any tenant who moved here since 2015 must pay the water bill. Any tenant who lived here before 2015 doesn't have to pay the water bill. All tenants share the same water meters. How do Woodbridge Hills calculate the water bills if some tenants have to pay and some tenants don't and we all share the same water meters? They use a formula. The water bill is a scam. Woodbridge Hills brochure says our complex is a gated community, which implies security. There are no gates or security guards. Woodbridge Hills did install cameras, but the cameras are pointed at the garbage to catch residents who recycle incorrectly. At every driveway entrance, we have flimsy wooden sticks that raise when we input our code. Anyone can walk into our age 55+ active adult community. Many delivery drivers have the codes to our unguarded flimsy stick driveway entrances. Many times, people have driven through these flimsy sticks. The residents are wonderful. I have never met any neighbor who actually met or talked to our landlord, I haven't, and I really tried. The landlord's manager is rough around the edges. The leasing office records all calls all the time. The maintenance staff is good. We have a great clubhouse and pool, but residents have no input on how these amenities are operated. My lease ended on Sept 30, 2022. I moved out on Oct 30, 2022. Woodbridge Hills charged me double rent for staying the extra 30 days."

"I lived in Woodbridge Hills from Oct 2019 to Oct 2022. The residents and the maintenance staff are great. The management staff and the landlord attitudes toward their tenants need much improvement. Woodbridge Hills boast of having a gated complex. There are no gates or security guards. They have cameras, but it only points at the garbage cans to catch elderly and disabled residents who might not recycle properly so Woodbride Hills could fine them. Woodbridge Hills is currently raising everyone's rent about 8% for 2022 and another 8% for 2023. Then there is the scam water bill. Every new tenant must pay additional rent for their use of the water in their apartment, although there is no meters in any apartment. Woodbridge Hills determines new tenants water use by using a mathematical formula. You won't find out about this water bill until lease signing. Done for now."

"I lived at Woodbridge Hills for 3 years, I loved living there because they keep the complex clean and attend to maintenance need’s quickly, the down fall is there is no rent control and my last renewal was 8%. That’s way too much to raise rent he rent do a yearly renewal; also some people pay for water and others don’t. There is only one water meter on each building, so the total amount of water for one month is divided between all tenants living in the building, so if you’re on vacation or away for a few weeks you will be paying for water used by all the tenants in the building which I think is unfair. Claudine is the Leasing Agent and is very pleasant to work with, Colleen the maintenance agent can can a very nasty attitude at times. I had no other problems while living at this complex."
