"Don't live here. This is the worst place I've ever lived. The tenants are college students with no regard for the noise they keep up. The walls, floors, and ceilings are paper thin, so expect to hear partying, stomping, laughing, screaming, and fighting both inside the units and outside at all hours of the night. As I'm writing this, some new tenants above me decided to fully move in at 12am on a Wednesday night. When I first moved in, the former tenants above me decided to throw a party on a random Tuesday night, and again the following night. In my experience, being on the first floor right by a main street, you should also expect noise/music from cars and motorcycles driving by or parked a couple feet from your bedroom at all hours of the night. Sometimes the city decides to do construction throughout the night as well. My apartment was supposed to be newly renovated. I moved in and saw that there was water damage in the area that houses the dishwasher, the screen and sliding door were broken. There were also chipped, water damaged, and missing chunks of paint, and other miscellaneous damaged things throughout the apartment. The facilities are hardly taken care of. The gym currently has a fruit fly infestation, and I've seen the same dead, roach by the wall for a few months now. Because the city doesn't take care of the sewers like they should, sometimes when it rains hard, the sewage lines back up and flood into your apartment. This apartment is hell, don't live here."
"I have recently moved out of the the Heritage at Settlers Landing after living there for two years and I would NEVER suggest the heritage to anyone housing in the Hampton Roads area. My experience at the Heritage at Settlers Landing has been far from satisfactory. There are numerous issues that I believe potential renters should be aware of: - Unprofessional Management: The property manager's (Corey Louch) behavior has been consistently unprofessional, including loud cursing to and about residents, answering phones in the middle of the conversations, inappropriate comments specifically speaking on residents, lying to residents, and chronic lateness. One interaction I had during my move out, I overheard him making comments about remodeling my apartment in the cheapest and fastest way possible to start renting again. Only further showing his lack of care for the facilities and residents renting. I requested his supervisors information to express my concerns only to be told “I am the top person”, and neglected to mention management company contact information. - Communication Problems: The management changed this year and consistently failed to address resident concerns about a disregard for effective communication. Their communication has been very minimal and little has been done to ensure all residents understand new policies and leadership since it was changed. - Trash Problems: Trash in the trees and overflowing dumpsters are a common sight here, creating a visually unappealing and unsanitary environment. Enough so that pest and raccoons have been seen throughout the properties. - Security Concerns: The security system was broken for over a year, and the fob system is unreliable, leaving residents feeling unsafe due to inconsistent door locking. I have on MULTIPLE occasions seen homeless individuals stay in the elevator common area and even been seen sleeping in front of residents doors. - Misleading Photos: The pictures provided do not accurately represent the actual condition of the property, leading to unrealistic expectations. - Amenities Disappointment: Despite advertised amenities, there are barely any worthwhile offerings for residents. - Exploitative Practices: College students appear to be exploited, and transparency regarding financial matters is lacking. In light of these issues, I would strongly caution anyone considering renting here to think twice. The living conditions and management practices fall far short of what should be expected in a quality apartment community. There are a multitude of other apartment complexes in the area that will provide more of what you need (ex. Pinnacle, Trail Creek, Peninsula Grove, etc). It's crucial that these problems are addressed promptly to provide a safer, more comfortable living environment for all residents."
"I moved there Aug 2020 which the apartments were under LEVCO Management. The regional manager seemed very understanding and called me to answer my questions. The area is a nice area because you are in the middle of everything and there is a lot of food nearby in walking distance. I never really had any issues with the apartment itself. It was very spacious and nothing ever stopped working on me. The maintenance personnel were good at responding to any other issues I had as well. They have an elevator for those that live on higher floors which is very convenient and there are assigned parking spots. Although there are a lot of college students there due to it being relatively close to Hampton University, my neighbors were fairly quiet. The building I lived in 551 on the 4th floor, I could hear everything because it is next to a busy street and it seemed like everything echoed. So if you do decide to move there and are a light sleeper, try to get an apartment in a back building."
"I've been living at the Heritage at Settlers Landing for 9 years and love the location, the size of my two bedroom unit and the staff. The staff are easily accessible and if there are any maintenance issues they communicate with you and are taken care of in a timely manner. The location is great. There are a lot of festivals, concerts, restaurants and bars around. There is something for everyone. I'm excited about how downtown Hampton is expanding."
"This is my third time moving to the area and I always choose The Heritage at Settlers Landing. These apartments are kept in pristine condition, the walls are so thick that you don't even notice your neighbors, and it is located in the most convenient location that doesn't require a car to access the basic necessities (bars, restaurants, DMV, car/tire shop, post office, pharmacy, 7eleven, etc). Also since property management has changed, maintenance response times have been exceptional! I will continue to recommend The Heritage to anyone seeking clean, safe, convenient, and affordable lodging."
