"I need an explanation for the amount of $4,326.27 that has been sent to collections on my account, when we are certain and have proof of not owing any balance at the time of leaving 3 Andros Isle Apt K, at The Samuel Apartments in May 2022. I had to relocate due to work, and I came into the office to inform both Ramana and Sabrina . I went ahead and also sent the same notice in an email that Ramana responded to. My relocation was moved back a week, and I duly informed them again of the situation and we finalised on the payment of 2 months rent; i.e $2,586 as per the lease agreement. I dropped off money orders totalling the same amount with a thank you note, in the morning of Monday May 9th, as the office was closed on the previous Friday, at the time of our departure. I'm sure you can check your cameras for that. Prior to our departure, I had a conversation with Sabrina about our stay and assured her I will always recommend the Samuel to others, and also let her know it was not our intention to leave, but for the relocation due to work. I called Ramana on Thursday May 12,2022 and she confirmed receipt of the money orders. It Is therefore baffling to learn that we have been sent to collections for an amount double the lease break fee and more in interest. I have called the office several times to no avail, in a bid to rectify this situation. Please adjust your records accordingly as we will be disputing this with the credit bureaus. Thank you"
"Based on the reviews, it looks like other tenants have similar issues. What I do like is that the bedroom is big and has plenty of closet space. The living room size is decent for a single person. I signed a 13-month lease and can’t wait for the lease to be up so I can move! I’ve not been happy since I moved in. There’s no real storage space at all. The oven isn’t even a self-cleaning oven - it’s 2023! I have food continually spoil long before it should in the fridge. I don’t think it’s cold enough even though it’s turned to the max. I was sold a “fully upgraded unit”. I think all that means to them is that they replaced the old brown countertops and cabinets and put new appliances in. The washer & dryer look about 10 years old and both were full of dirt and leaves when I moved in. The popcorn ceiling is terrible with evidence of multiple patch repairs, is peeling in several spots and it’s clear it was NOT painted after the last tenant. The kitchen counter looks like an amateur installed it - it’s not set properly and quarter-round is on top to mask the gap between the wall and counter. The trim around the doors and baseboard are damaged and just painted over repeatedly. The bathroom is extremely outdated. The sink counter hasn’t been upgraded. Nothing matches. The tub surround and fixtures are gross. And kickplate doesn’t belong at the base of the tub. The vinyl flooring is the cheapest roll vinyl available. And I know this because I’ve worked in home construction for the past 10 years. They didn’t even correct deficiencies in the bare floor before putting this cheap stuff in. And there’s a BUG issue!! I keep a very clean house. Food stays in the kitchen or dining room. I clean the kitchen immediately after meals. Dirty dishes of food do not stay in the sink. And I don’t leave anything out. So I know it’s not me. I lived at the beach for 4 years before moving here and never had this problem. It’s like 1 bug a day or every couple of days but still… this is not how I’m used to living! I’m afraid to even invite company over. I have the worst neighbor above me. Constant arguing and yelling, sounds like she’s dropping a basketball on the floor all the time, slamming doors and cabinets. Music and tv loud enough that I can hear every word. All times of day and night. Just no courtesy for others at all. What this experience has taught me is that I will never again sign a lease without seeing the actual unit that I’ll be moving into. The model looked better."
"I just moved here on Nov. 3 2023, and the best thing I can say is the application process is quick. I was told, the unit I was moving into was the bronze renovation. There is nothing renovated about this unit. The dishwasher does not function and is rusty, there are scratches on every surface of the kitchen, and under every sink the paint is peeling, like there was a flood in this unit. I had to put in a service request on the day I moved in for the dishwasher and it took maintenance 3 weeks to come. They said they have to order a hose and could not give me an ETA as to when it would be property fixed. So no dishwasher. This was after I scheduled a time for them to come a week prior and no one came to the unit. On my initial walk-through with the leasing agent, I told her the ceiling fan looks as if it is about to fall from the ceiling when I turn it on. Her response was, I will send maintenance over to get that fixed. A month later and this fan still moves like it will fall from the roof. I am assuming I need to put in another work order for that. Within the first week of me being here, I had to kill 3 water-bugs; 1 in the kitchen, 1 in the bathroom, and 1 in the master bedroom. Mind you, I did not have any food in there yet as I was still moving items in. If this is the renovated unit, I would hate to see the originals. If you are in a situation and need to move fast and decide to move here, these are some tips: check all the appliances to ensure they work, ask to see the exact unit you will be moving into not the model, visit the unit at least twice before you move in, and do not tell the leasing agent you are looking to move fast. I am pretty sure part of the reason I was showed this particular unit was because they knew it had some issues and because I needed to move fast, it was unlikely I would catch all these issues before I signed the lease. Now I am on the hook of this lease for another 11 months."
"My husband and I moved in here in August of 2022. It’s been a year and I don’t have any complaints. We’ve had a few minor maintenance issues with the toilet, washing machine, and beeping from the balcony closet, but the issues were all resolved quickly and promptly. Bruce is always excessively nice and willing to help. On a couple occasions, he’s come out to check on an issue even when it was already resolved, and he still always has a great attitude and demeanor. Ramana has also been an absolute pleasure to work with. She’s kind, patient, and willing to work with us on anything and everything. She is professional and has an answer for any and all questions. Overall, the experience has been great. The complex is clean and the other tenants are friendly. We just renewed our lease for another year. Grateful to call our apartment our home!"
"First i wanna be clear i like the place, good maintenance they do the best they can I only left due to needing a townhome. But far as me moving they tryina finese the wrong one. If your interested in this place stay away from the units with carpet. I had no pets since 2017 no dogs, cats, elephants, lions, etc. my last month i paid full rent but lease ended may 17th so the rest i paid will be used as a security deposit unless refunded back to me in check form. I asked about it and was told i owe money for urine throughout the units carpet. A month before i moved they asked to allow them to come in for measurements to renovate when i move essentially remodeling from a standard to a renovated unit. When doing measurements i asked them to do a quick inspection and was stated the carpet is being pulled anyways after i asked about a small paint spot my daughter did when we had paint night(i cleaned it though). What the complex doesn't know is i use to work for a carpet cleaner company cleaning apartments. I know about the uv lighting carpet check. Uv lights dont verify that a particular stain is urine it could be dry apple juice but we notify the complex of the stains and recommend a good clean of the carpet unless it smells of urine. But heres what they do since they cant charge tenants for normal wear and tear they have to cover the cost out of pocket. Instead they just assume its urine and charge the tenant for carpet replacement. We never know if its urine unless it smells which is strong and lingers for a while or if its lab tested. Its call a uv carpet scam. I have pictures and videos of the unit and carpet being cleaned. If i had pets i would surely pay the $391 thats on my credit but i didn't so I’ve contacted the collector and requested documentation and receipts showing what carpet was used and what was done as well as proof that it was urine. Lets hope that unit wasn't fitted with anything other then the value of the previous carpet that they said had urine because I'm lawyer ready!! Trust me i sued a realtor before and won from this same thing it was a house and they weren't keeping up with it and after i moved the owner decided to sell it during the home value spike increase so they tried charging me for home improvement and they didn't know i took before and after videos of the property.
