"How they went up $500....as soon as that cost of living went up...was insane. The price now for the space they have is not worth that. Found a spot where the master can fit my King Cali bed and a whole treadmill with still walking space. The neighborhood was great when I was there, but they got a lot of drama and hood folks there. I even witnessed a shooting across from where I was on the other side of the dog park. They should really invest in cameras. The elderly lady that use to sit outside, I would talk with her every time I seen her and she said it is getting "hood round here" I had to agree. The rental office has no idea, the drug deals that go on in that complex that i have unfortunately seen....near the office and in the old folks side....they need to invest in a gated community with a passcode or verification PIN. You all can take these ideas, I don't mind. To the young lady on the office with the glasses...Nasya...Sorry if I butchered your name. Thank you for always being so kind."
"If you can avoid this complex at all cost, please do!!! They will find a way to take your security deposit by any means necessary. Security Deposit was $500 when we moved in and they took over $245 from us. They will charge you with an ozone treatment fee unnecessarily for an odor claimed to be in the walls and in the carpet however, they are renovating the apartments right now, the carpets are getting ripped up and they’re renovating as said before, which means more than likely they’ll repaint the walls, but I’m still getting charged an ozone treatment fee of $95. The amount you will pay for the treatment fee depends on the severity of the “damages”. I was told that the odor in the air is included in damages to the apartment. And when I asked if I needed the carpet cleaned Nyasa, the property manager, told me no since they will be renovating the unit, however that could have taken out the “supposed” smell in the carpet, and she did a walk through before I asked her this question and she noticed the smell and still told me no, I now know she did that so she could take more of my security deposit. They will charge you up to $150 in appliance cleaning fee if you do not clean the apartment before leaving. I cleaned my entire apartment except for the stove and they charged $25 for not cleaning the stove. She then tried to tell me I didn’t clean the apartment and proceeded to only show me pictures of the stove that was not clean, and the part of the stove she showed me was the metal piece under the burner, which was normal wear and tear, but I’m getting charged $25 for that. They will send you a bill for the month that your moving out and basically make you calculate your own prorated cost if you don’t move out on the first or at the end of month, and when asked for them to do so they send you incorrect information. They then use your security deposit to pay for the final utility bill and the utility bill before that. NONE OF THIS WILL BE TOLD TO YOU UNTIL YOU RECEIVE THE FINAL BILL IN THE MAIL WITH YOUR REMAINING SECURITY DEPOSIT. You are supposed to be notified of these fees and cost that will be taken out BEFORE THEY TAKE THEM OUT!!!!! Not to mention, the apartment size is small as hell compared to how much you have to pay. It cost over $1100 for a 1 bedroom 1 bathroom apartment with a sliver of a kitchen, no cabinet space no elbow room and 3 small closets in the entire one bedroom. The parking in the complex is trash, I lived here for two years and each year the rent increased and it increased this year as well which is why I moved, I couldn’t keep paying over $1000 for a small one bedroom apartment. I paid my rent on time each and every month and never had any problems until they changed management companies and changed the property manager of this complex. Nice neighbors though not too much bad happens but the leasing office/ management company is going to try and take your entire security deposit when you move out and rent increases every year no matter what, so just keep that in mind when looking at this particular apartment complex."
"The one thing this neighborhood is good at is keeping the grounds decent. I moved from out of state and was made to believe that my townhouse unit would be fully renovated. I arrived and it was something different. I didn’t have time to look for somewhere else to live so I settled. While at Forrest Pines my family and I were subjected to huge and small water bugs/roaches. They do offer pest control, but it is not at all a convenient process: You have to shift your living space pretty much every time they come, which is not worth the hassle if they have to continue to come spray twice a month. We stopped calling after awhile and just maintained it on our own. Another issue is that letters are frequently posted on our doors stating the day (no time given) maintenance would be entering our unit. They just give a wide timeframe to expect them. Compared to other communities, it’s not so large that they can’t schedule a time for each unit. Nobody just wants anyone who doesn’t live in their home barging in whenever they please. Please, please, if you decide to rent here make sure you give your written 60 day notice. I misinterpreted this rule in my contract initially, but when I inquired about it a few weeks after this deadline, I was told by the leasing agent that I will likely be charged for just the one month as if I was being done a favor of some sort! It’s more than 30 days (almost 40) before my lease is up and I can already expect to be charged a ridiculous fee. I saw reviews about this community nickel and diming tenants in order to give as little back from security as possible, and it looks like the process has started for me. I will update once I know what I have been charged. Update: The leasing agent reached back out to me informing me that since proper notice wasn’t given, that I would be charged a fee of 1 month’s rent! Absolutely ridiculous!! This community has competitive rent prices; however, their financial integrity is in question with all the fees especially when it was just a misunderstanding. I understand looking for an affordable community is a priority to many, but I HIGHLY recommend if you can, RUN away from this community."
"I have lived in this apartment since June 2019. Since I’ve moved I’ve had problems especially with BUGS . I wanted to move out earlier this year, I was told I could over the phone but when I asked for them to send it in an email I was told I had to pay 3 months rent. Within the past week I’ve seen THREE bugs in my house, 2 crickets & a roach after I JUST sprayed my house last week. I mopped my floors last week & but put bleach in my water. I’m far from dirty so I’m not sure where the heck these bugs are coming from but I’m tired of it. I love where the complex is located but when it comes to the inside, no. It is now 9:25, an hour after making this post & there’s ANOTHER cricket in my room. This is RIDICULOUS. 8-19, 6:10a - 6 days later I wake up to a small roach in my room.."
"Lived here some of last year and some of this year. Updated units are nice, apartments are spacious. The only issue I had was roaches, staff did assist with getting pest control to come, but they were still present. Other than that, it wasn't a bad place to live."
