"Would give them a 0 if I could. They didn’t take my roach concerns seriously the 1st time I reported seeing one. Fast forward a couple of months later there was a full on infestation that could have been prevented. Dealing with that was traumatizing."
"I lived in the older building (Building D) for 2.5 years, so I can only really speak for my experience in that particular building and my experiences with the leasing office that oversees the complex. My only intent here is to honestly inform others of the quality of this complex, I am not on here to rant. Pros - Fantastic location: Shockoe Bottom is a very fun area, if a little loud on weekend nights, and is right next to many great bars/restaurants as well as the Canal Walk. Fair price: I rented a lofted studio apartment that was very spacious equating to a similar square footage as a one-bedroom and paid the amount for a studio, and an inexpensive one for Richmond at that. Bills and utilities were even included! Cons - Poorly set-up appliances and utilities: My AC Unit would often leak profusely dripping down into my closet below and into the walls severely damaging the drywall and once causing my entire clothes hanging rack to fall out of the wall. On top of that, the wiring constantly needed to be readjusted, the air filters were always haphazardly and irregularly replaced not properly fitting the opening, and (everyone who lives here will tell you) the unit is LOUD when it's on. And that's just the AC unit. My washer/dryer (I found this out from a plumber who came by after a major leak) was only hooked up to hot water and took almost 4 hours to run an entire cycle. Also, there was massive flooding once because the pipes behind the washer/dryer and dishwasher were not properly installed leading to clogging - it was so bad that it leaked through my downstairs neighbor's ceiling. Building amenities: Elevators broke down constantly and would sometimes be down for weeks. Gym was poorly maintained with items often breaking and not being fixed. The communal washer/dryers were gross and constantly broke. Parking is not a great experience at all unless you have a paid pass (which I was on the waitlist for for 1.5 years), the non-paid lots fill up very quickly and were often targeted for thefts. The walls are paper thin and you can hear most of what your neighbors are doing and saying (sometimes even from across the hall). Insulation for the unit was disastrous. Critters: Cockroaches in the summer, mice in the winter. Once I had a mouse that was in my ceiling and leaving droppings on the ground. I notified the leasing office and maintenance about this issue but they just kept laying traps on the ground even though I told them it was in the ceiling. Months of mouse droppings in my home later and they finally got rid of it only after I had threatened to get the city involved. Leasing office: This is the big one. First off, they initially sold me a different apartment than the one I ended up with that I couldn't get because it was infested with fleas - they had lied to me and said that the reason for the first of multiple delays in my start date of that lease was because of "dry wall issues". They sometimes take weeks to respond to emails, rarely pick up the phone, and I don't think they once returned any of my calls. The staffing of the office is minimal and is constantly rotating with new people. On top of this, my move out process was so incredibly frustrating and difficult leading me to pay extra fees and becoming rent responsible for almost a month after the end of my lease because I missed a single email and, after having lived there for 2.5 years, there was not even the courtesy of a reminder that I needed to submit the intent to renew form. When confronting the office about this situation, I was told that they have too many residents to send out any form of reminder about such an important document...THEN HIRE MORE PEOPLE!! I don't know if it's understaffing or just pure incompetence, but this office was absolutely impossible to work with. All in all, I would highly recommend that you rent elsewhere in Richmond. You would honestly be better off renting from a lone landlord than a leasing office like this one."
"Was very concerned when I researched the apartment due to negative reviews but since I moved in, things were handled on a timely manner. Amenities are really nice for the price and well maintained. Can't complain."
"The apartment itself is great however there is NOWHERE to park ever unless you want to risk being towed (which they tow frequent… trust me) I work nights and sometimes it takes up to a hour to find a parking spot just so I can go home without a $180 tow bill - they put you on a “waitlist” for an empty parking lot meanwhile you’re forced to park blocks away IF YOURE LUCKY your car will still be there when you get back to it. The lack of parking has made living here so far miserable. Also you hear gunshots literally all the time. And I’ve only lived here a month and my locked car was broken into already."
"I lived here for 16 months. The apartment was nice and i liked it. However, it’s impossible to take a bath or a 10 min shower because the water gets cold pretty fast. My shower was cold in general 20 percent of the time. The main elevator is broken half of the year. They fix it and it breaks again in a few days. The emergency evacuation alarm goes off every 10-15 days ( false alarm). We have to evacuate (5 AM, 10 Pm, any time of the day) and wait outside until the fire department comes etc. sublease isn’t allowed and to terminate your lease you have to pay reducidos amount of money. Packages get stolen often. They started bringing new tenants for tours 3 months before our lease ended. Was pretty uncomfortable and intrusive to have people walk in and open your closet etc. hope this was helpful"
