Reviews of Birches RVA
"Lived here for a year and was the first occupant in my newly renovated apartment. Had some slight issues with bugs and other issues in the first couple weeks but with some communication to maintenance, it was resolved rather promptly. Neighborhood for the most part is rather quiet, aside from the typical highway noise and any events going on at the college down the street. Just watch your step on any grassed areas, not everyone cares enough to pick up after their dogs. Dog park out in back was a nice play for mine to run around and get his energy out, but it needs a lot more upkeep in terms of any trash pickup, as my dog sliced his paw open on shards of glass that were out there. Went out with a small cardboard box the next day and managed to fill it nearly half way with glass that was both on surface level and also partially buried so it had been clearly been there for quite a while. All in all, for what it cost, it was worth it. No place is going to be perfect, but the maintenance and office team did their best to make sure my time there was at least enjoyable."
"I recently applied here to move in on November 4th the woman said I was approved sent me a link to pay a deposit of $1275 which I did within 24 hours. 3 days later she calls me back obviously they have mixed my credit with someone else’s because I haven’t even started to build credit yet and then she said I had been denied AFTER sending welcome letters and telling me to pay a deposit within 24 hours. I asked her to send me a receipt of the deposit being sent back to my account which she never did. After making 10-15 calls to corporate days later I finally was able to speak with Samantha who stated they had a check for me to pick up. Now not only do I have to cash an unnecessary check I have to pay fees to cash it as well. This has been so unprofessional and I would NEVER recommend ANYONE to live there!!"
"Terrible management!!! I moved out as soon as my lease ended. During my lease, it was hard to get in touch with them. They answered maybe 1 out of 3 or 4 emails that my roommate and I sent, and the front office lady wasn't there half of the time when we came to talk to her DURING office hours. We submitted a few maintenance requests, but they either just marked them as "completed" without fixing the issues or only did 1 of the many things in the work order and called it finished. I submitted 1 request when I moved in, and it was not done when I moved out. They were very unreliable during emergencies. They couldn't even install the washer properly, and it flooded my apartment TWICE!! When we called for emergency maintenance, they gave us a vacuum to clean up ourselves. The maintenance guy is a liar. He kept telling us that he was stopping by on a certain date, but he never showed up. Or when we asked him for one thing, he brought us something else. This happened a few times. They refused to do anything about noisy neighbors. I have contacted them multiple times about the neighbor playing loud trash mumble rap and yelling like crazy throughout the day and even late at night. They either said they would contact the lousy neighbor or just ignored my emails. This had been going on since I moved in and was not resolved after I moved out. The front and back doors have huge gaps at the bottom. When they renovated the hallway and the stairs, the whole apartment was filled with dust. When I emailed them asking if they could do anything about the gaps, they said there was nothing they could do, not even an apology. They took some of our deposits without sending us an itemized list. When I called, they gave me the run-around and provided a different answer EACH time. Overall, both the front office lady and the maintenance guy can't do their jobs well and are liars."
"I’m Tara Hartso and this is my third year at The Birches. I love the area and the neighborhood. It’s quiet and peaceful. Any maintenance issue I’ve had, has been resolved quickly and efficiently. Management has always been professional and transparent. During this pandemic I became unemployed and both property managers worked with me when paying rent became extremely difficult. Barry checked in with me every week, not only concerning payment but concerning my well being. And our newest manager Arely put me in touch with several organizations to help with rental assistance. She is so kind and generous! She is patient and works HARD to satisfy the needs of all residents. It feels awesome to live in a community where management CARES and will help you, not harass you to pay rent during such uncertain times. I recommend everyone try The Birches for a place to call HOME!"
"I moved in here August 2019, and the previous property Barry was an absolute delight. There were a couple issues when I moved in and he handle them swiftly. When I was having an issue with my bank account that affected my rent payment, he left a note on my account and I was able to take care of me. He was the best property manager EVER!! I'm not quite sure when the switch over happened, possibly a the beginning of July 2020, but this new property manager has not lived up to the expectations that Barry has set. For example, she is very difficult to get a hold of UNLESS its about rent or resigning a lease. I had a pest problem and emailed them about it on July 3, on July 7 I got a reply stating they would be there that same day. The pest people did not come until 7/14. And I'm not even sure that they did anything because I am STILL seeing roaches after a week (yes, I clean my apartment regularly especially because I have a dog). I put in a request to have the seals in my dishwasher fixed, guess we'll see if this gets fixed before the year is over. I placed a maintenance request on Jul 6 for a new filter and have yet to get it replaced. feel like COVID will be over before I get my filter and my dishwasher seals fixed. When Barry was at this location, I would have my request filled within 1-2 days, not business days, meaning if I put a request in on Friday, it would be resolved by Sunday. I honestly have not seen the maintenance guy in a week and I normally see him daily. Alvin, the maintenance man, is a very nice and he is normally very on top the maintenance requests. I'm not quite sure what's going on but this is RIDICULOUS! A friend of mine moved in May 2020, for which I was supposed to get a referral credit. The credit has not been added to my account yet. My friend also put in several maintenance requests starting June 29 because her apartment has been over 80 degrees for the past 3 weeks. She called the office and there was no answer, she called the emergency line, no answer or returned phone call. She went to the leasing office and was told someone would be right over, no one came within 2 hours so she returned to the office where they told her that her apartment was not an emergency. Yes, three weeks of having your apartment at 80 or higher is not considered an emergency...what? She is currently in the process of reporting her pest problem to the health department because she has hole behind her stove and fridge where they are nesting. The quality of living at The Birches has gone from from 5 stars to 1. I gave it two because my experience for the first half of my lease was wonderful."
