"I really wanted to leave a review for The Edge since I found it difficult to find a nice place to live when we first moved to Richmond. We knew we wanted to be in the Shockoe Bottom area due to work commuting, but it was really challenging to find a nice, updated, safe and quiet apartment building. We toured almost every complex in the area and the units were all outdated, overpriced or had terrible reviews online. When I saw the unit (141), it was an instant YES. The first floor is all concrete flooring and we had a huge balcony looking into the courtyard that doesn’t have the pool (aka much quieter). During our 6 month tenure (May-December 2023), I found maintenance to be very prompt (for example, the fridge wasn’t working when we moved in. By the next day we had a brand new unit installed). Management also was very communicative. I made 1 noise complaint in those 6 months and they responded promptly and I didn’t have any issues with noise moving forward. There seemed to be an eclectic mix of college students, families, older people, etc during our time. I will say that I could see the building transitioning even during our stay. I would guess that in another year or two that it would not be an ideal place for a couple in their 30’s-40’s. The big negatives of living here were: 1. Mail theft. If the carriers left packages outside of the lock boxes, they were sure to be stolen or rifled through. I made a complaint related to this and requested surveillance be placed in the lobby since they didn’t have any 2. Dog poop. I have never lived in a place where so many gross people just left their animals waste on the sidewalks. It was honestly disgusting especially in the summertime. I feel for management cleaning it up weekly. I’m not sure what could be done to prevent this, as it was obvious laziness on the part of the dog owners. 3. Garage doors breaking down. this did seem to happen periodically. We parked in G2, and the doors broke once during our time. I put in a ticket to maintenance and they were fixed the next day. However, do not leave valuables in your car. The garage doors were working and I accidentally left my car unlocked one night. I came down to find my car had been riffled through & an emergency $20 stolen. That lead me to believe it was someone who lived in the building. Overall, we enjoyed our time at The Edge. We didn’t really use the amenities. The fire pit is old, the rooftop has a nice view and my husband liked the gym."
"The apartments are great and the maintenance teams are diligent, but the residents/neighbors are inconsiderate and NASTY. They play loud music at night, do not pick up after their dogs, and will steal your mail if your carrier doesn't leave your packages in a locker. I repeat, your packages WILL get stolen. There's so much dog poop directly outside the building and the one time I didn't have my eyes on the ground I stepped on a giant heaping pile of dog poop that was directly outside the building's main door. Also, sometimes the garage doors don't close and management take ages to fix them, so there have been multiple incidents of non-residents entering the open garage and breaking into residents' cars, as well as stealing packages from the mail room. When I complain to the management about missing packages and ask to see the video surveillance, they tell me to file a police report instead. How am I supposed to know if my package was either stolen or misplaced by the carrier if they won't let me watch the video?"
"I moved here in November of 2020. Love my apartment. Love the location. My complaints are with the way they maintain the common areas. The carpet in the hallways is filthy. The entrance to the elevators from the garage levels is filthy. The worst thing is the lack of response from the management team. I have met with the property manager and she had made promises that have not been kept. Most recently, I sent an email to her and her boss at their headquarters. The email was sent on May 23, 2023. It is now July 17, 2023. No response from either person. I’m starting to look for other options and plan to move when my lease is up in November. Bottom line is, the management here just really does not care. Do yourself a favor: Don’t rent here. Actually, they did respond. For some reason, I did not receive their emails. But it’s September and none of the issues with the common areas have been addressed. Update 1/9/24 I had to add this to this review: Recently there have been conducting inspections requested by the mortgage company. They came to my apartment to inspect my hot water heater. They came in, looked at it and said that everything was okay. They said that everything was okay and left. About two weeks later, a maintenance worker shows up at my door at about 10:00 am with a new hot water heater. Saying that he was there to repair or replace my hot water heater. I received no notification that this was scheduled. When I asked the Resident Manager about it, her response was that with number of households that she manages, it’s not always possible to give a heads-up for required maintenance. That is totally unacceptable. At least her boss at headquarters acknowledged that I should have been notified ahead of time and that they would use this incident for training. I have never experienced such incompetent management as exists at this apartment complex. One other thing: You can’t even call the leasing office. The number that I used to call that went directly to the office, now goes to a call center. The center appears to be offshore. And you’re hard pressed to be transferred to the person you ask for. I ask for a manager at Headquarters and was transferred to a leasing assistant in the local office. I asked him to walk over to the local (incompetent) manager and ask her to call me. It’s been about a month. Haven’t heard from her. Do yourself a favor: Don’t rent here."
"I have never written a google review for any establishment, but I feel like it is necessary to warn others about this management company. The apartments themselves are nice, but if you ever come across an issue requiring maintenance - be prepared to wait for MONTHS. To list some examples... 1. During the month of October, we misplaced our mail key and requested a new one. The next few months consisted of numerous in-person visits to the leasing office because our calls and online requests gave no solid answers. We also had many calls to USPS to see if they could provide any assistance. We did not receive a new key until FEBRUARY of the next year. 2. Mid-March, our dishwasher stopped working, so we placed a maintenance order immediately. Again, we tried submitting multiple requests and went to the leasing office in-person multiple times. Our dishwasher was NOT EVEN LOOKED AT until the END OF APRIL. You want to know why? That day my roommate gave them a 1 star google review and wrote about our experience. Later that day, the management company reached out to us directly about fixing the dishwasher. Living here was beyond frustrating and I couldn't wait to move out. The people in the leasing office were always kind to me, so I wonder if it is an issue of understaffing. It's too bad because this place has so much potential."
"The maintenance team here is AWFUL!! I have lived in quite a few apartment complexes and never in all of my experiences has there been worst customer service when it comes to maintenance requests. Maintenance request are consistently ignored for MONTHS with 0 communication despite numerous phone calls, additional work orders and requests to have someone come fix it. When we go into the office and ask for an update, we are told someone will be coming soon but then no one does! The apartment itself is nice but the utter disregard for residents concerns and maintenance needs is absolutely ridiculous especially for the cost of the apartment. I don’t recommend living here especially under current management. There are plenty of other apartments that are nice and don’t have terrible management"
