"This company doesn't offer any sort of online or electronic payment method. They want a paper check in the mail in the 21st century, that should tell you a lot about it. I use wells fargo bill pay app to send in my rent every month for many months now. But this past month when I cut the check on the 22nd of November, giving it plenty of time to reach the office. For some reason beyond my control, the check was received on the 7th of December. Despite the fact that this is out of my control and the date on the check, I'm being charged a late fee. This company is a slum lord in disguise"
"I am a current tenant At Riversbend apartment homes, when I moved it everything was fine I had a minor issue with my washing machine door being off the hinges i fixed it myself, they gave me my set of keys one of them didn’t work but I assumed it was the lock but I went and made copies of the key that did work, I brung it to Ryan‘a attention and he asked me did I try both keys, why wouldn’t I try both keys? that was a dumb question but I was already irritated so I told him don’t worry about it. A few months later I was getting notices saying my utilities bill was being paid late when it wasn’t I’m not sure how my utilities were being paid late when I’ve sent every bill out on time, they’re depending on the mailing services to get your payments out on time when the postal service has been messed up since Covid, any bright person would know that. I’ve been calling all utilities back and forth asking them have they received any of my payments yet and they always ironically receive my payments after the date it was due. They’ve had a sheriff come out a summons on my door for late payments when my payments have already been sent out through the mail. a few times my bill has been sent at the beginning of the month and they hadn’t received it until two weeks later. Finally I asked was it a corporate office I can send my mail to and the lady tells me I can send it to the King properties corporate office which I was confused as to why I would send it to them when it’s two different companies but then she says its actually quicker that way and I can just hand it to the receptionist on the second floor of the building but if my payments for rent and water and sewer is going to the same office why not just include it in the rent at one payment and why are we still depending on the usps to deliver anything on time. they're not pressed on making a website to make anything easier for the tenants when it’s stated in the tenant act that they are if you want to save your hard earned money don’t move here I’ve been here since July 2023 and I hate it"
"After all this .. they send me to pay them 900$ more , haha really am shocked. Am just reading the reviews but this company they don't care about people, even Mr King he have he's vacation in California and he don't know about the crime here at the complex, try to call them no one responded, only they want money. They let me 14 days without hot water without heat, water tank explode in the home ,I called 911 thanks for them they came quick but this company they respond me after 3 days . I need someone help me please to go to court because I have the fire Marshall's report and I already have appointments with my psychiatrist, but I don't know the process, I want to let the law know this company what they do to people . Sorry for my bad English I want to say many things but I don't know how to explain the hurt feelings that I feel"
"When I first moved into this complex over three years ago, it was a nice place to live. Over time, the complex has been steadily degrading. The roofing was recently replaced which is good. The roofers however, stacked their shingles on the fireplace vents. A number of them were broken and the rotten wood around them was not replaced. Overflowing dumpsters are a continual problem. On multiple occasions, I have picked the bags up and thrown them into the dumpster but I am tired of cleaning up after other residents. I suggested recycle bins to lessen the load on the dumpsters but nothing was done. I suggested getting a Times Dispatch newspaper box put in at the mailboxes for those of us who frequently travel and cannot take the paper everyday but nothing was done. I asked to have an area identified so that residents could wash their cars but again it fell on deaf ears. The entire parking area has been breaking up with potholes in several locations. I have suggested that the asphalt be sealed before they lose the entire complex but nothing has been done. I was told over the entire winter the holes would be filled once they dry out. They have long been dried out and a half-done patching job at best was the resolution. The garage doors to the maintenance shop have been broken and propped up for over a month which is unsightly. Cars are parked around the complex with flat tires so you know they haven't been moved. Ceilings hang from the porch areas and go unfixed which deters from the appearance. Again this week, for the third time, someone got into my vehicle stealing items from it yet there isn't an increase in police presence, no security cameras, and no security on the complex. For the longest time, I was a huge advocate for the complex. Now, I wouldn't recommend this property to anyone. I am moving but again, the management is holding me to the full lease even though I gave them a 60-day written notice. I could move out if I was willing to pay a $2100 early cancellation fee PLUS a months rent. They are quick to hold other people accountable but fail miserably to hold up their end of the agreement. With the previously posted reviews, I suspect they will nit-pick me to death to ready my apartment upon departure and from the sounds of it, will hold my down payment as hostage."
"The main/headquarters office is akin to an episode of Hoarders. It is a fire hazard. Piles, upon piles, UPON PILES of papers, bins, artwork, music CD's (100's & 100's), etc. The walkways are merely PATHS around stacks of boxes, bins, papers & cd's. Stepping over things is the only way to move around the office. If you like things neat and organized - run as far away as you can from this place. Items are often misplaced among the stacks and piles of paperwork peppered throughout the office. So, if you dispute a charge it is a good possibility that the main office won't even be able to locate the document proving when/why they charged you. The owner refuses to speak to tenants and there is no "overall manager." When you want to speak to a "supervisor" - you're only given a generic email address to send your concerns to. You are told - if you have a problem with what we're telling you, you'll need to put your complaint in actual writing and mail it to us. The maintenance staff at each of the 5 properties is horribly thin due to high turnover. Same goes for the on-site property managers. King Properties does not offer a way to pay rent online, you can not pay your rent at your rental office & the main office does not keep a drop box for payments after hours. So, if you don't mail your payment before the cutoff date or you aren't able to come up to the main office between 8:30-5:30, then you're out of luck. And fees DO NOT get reversed at this company. No way, no how. No matter how legit the excuse is. And that might be fine if there weren't a million other things that are already messed up about this place...."
