"Attention all consumers, I feel compelled to share my disappointing experience with Tim Chapman, the owner of Chapman Management. My name is Amr, and I had the unfortunate encounter with Tim when he called me back in September. We were an approved vendor with Chapman Management, providing services for apartment trash outs and bulk trash removal. During our conversation, Tim apologized and promised to promptly issue a check to resolve the outstanding payment of $9815, as the collection agency had already contacted him. However, it has been seven months since the outstanding balance started, and three months since our call, yet Tim has failed to fulfill his promise or even respond to my subsequent attempts to reach him or the collector. I have personally visited his office multiple times, only to be met with excuses from his assistant, who claims he is never available. It is evident that they are playing an ugly game and deliberately avoiding their responsibility. To provide further context, I want to mention the properties that Tim's company, Chapman Management, is associated with. These include the previous name Lotus Apartments, which is now known as Boundary Stone Flats, The Greys on Pennsylvania, and Maple View Flats. In a disturbing turn of events, I discovered that Tim and his team have removed the address and website of Chapman Property Management from the internet. Instead, they now operate under a company called Bruno Clay, which conveniently shares the same address. On their website, it states that Tim Chapman is the president of Bruno Clay. This level of unprofessionalism, deception, and lack of integrity is truly disheartening. In light of this, I am left with no choice but to share my experience publicly. I will be leaving negative reviews on every company associated with Tim, including Bruno Clay, and all the properties owned by Chapman Management, such as Boundary Stone Flats, The Greys on Pennsylvania, and Maple View Flats. Additionally, I will mention Kelly Collins and Jeff Castillo, who seem to be involved in this unfortunate situation as well. I regret having to resort to such measures, but after seven months of outstanding balance and three months of being ignored and deceived, it is clear that Tim and his team have no intention of resolving this matter. I hope that by sharing my experience, others can be spared from the frustration and disappointment I have endured.""
"The Grays is a slum lord building! Everything is broken! I moved in without the amenities that they advertised! No washer and dryer, AC broke, no mailbox key and microwave doesn’t work! I’ve been here since July 1st it’s now July 24th! It’s one maintenance personnel for 100+ units! This is a sad excuse for a management property!!!"
"I have been considering The grays for quite some time now. but after the recent reviews and lack of communication i'll pass. very nice apartments.. I have a family member here so I know what the apartments look like inside. the red flags are the homeless being able to break in the building and sleep in stairwells and hallways, parking garage not secured. Vehicles being broke into no security no camera's working. No one answer the phones and its crazy these apartments would literally be perfect for my kids and I as we are already in the area.. but I would rather be safe than sorry."
"I was a resident of the Grays for a few years. However, after the building switched over from Bozzuto to Kettler is when I started having issues. Granted beforehand it wasn't perfect. Kettler does not prioritize this place at all. They treat the building and residents live the bottom of the barrel compared to their luxury apartments. Kettler management refuses to give the building security because its not in the budget unlike their luxury building per the Regional Property Manager. Due to the lack of security there have been multiple instances of homeless and druggies found sound asleep in the lobby and stairwells which is a huge safety concern. They have not addressed this at all. Also, my packages and so have most of the neighbors have had multiple packages stolen from these intruders even if they were in the leasing office.YES they have broken into the leasing office and stolen our packages. Most of the Assistant Property managers have been amazing with what they are given. It's not their fault the company doesn't listen to our concerns."
"I came in last week to do a tour of the place and I was totally amazed. The lobby was beautiful, the unit I toured was spacious and perfect for my 2 children and I, and I was pleased to know that there was a parking garage. Although all of those things were nice, the best part of starting the move-in process here was working with Ms. Keisha. Her customer service is impeccable. I’m coming from living on the other side of the city so when I got around the area, I was a bit hesitant, due to the neighborhood being so rough. But after learning about the security of the building, I felt a bit more comfortable. I’m excited to be moving here & so are my kids. They had so much fun touring the place with me last week. Thank you, Ms. Keisha for making this experience a pleasant one. I look forward to seeing you everyday in the lobby!"
