"I lived in Avalon First and M for one week in July 2023. I did not see the exact unit until the day I moved in, when there were immediately several issues (e.g., broken bedroom light, freezer not making ice, plumbing issue with toilet). The leasing agent also informed me that the unit had a funky smell, so they had put air fresheners throughout the unit. That first evening, I quickly discovered that the apartment was infested with roaches. Roach droppings were noticeable on the floor edges and kitchen counter. I killed 10-15 roaches each evening for several days in a row, despite my attempts at spraying Raid, covering drains, setting up my own bait traps, etc. The building informed me that they would send pest control the next business day, but they did not for several more days. Due to the health hazards caused by the roach infestation, I moved myself and my pets out of the apartment until I could find new housing. In an attempt to keep me in the building, the leasing office showed me another unit on the opposite side of the building on a completely different floor, and yet there was a dead roach on the floor in the kitchen. While moving out, I heard of other tenants having similar negative experiences in the building, including with roaches. With all that said, the building is beautiful and I have lived in other Avalon apartments for many years without any issues. Unfortunately, the unit I moved into was experiencing a roach infestation and I had to find alternative housing last minute. In addition to the headache and stress caused by moving into a roach-infested apartment, I had to undertake additional efforts to ensure that I did not bring any roaches to my new home; this meant throwing away pantry goods and other items the roaches tried to inhabit, sanitizing all items as they were packed, and deep cleaning furniture before moving. Luckily, Avalon agreed to let me terminate the lease, refund all expenses paid, and provided monetary support to cover some of my moving expenses. I am grateful that they agreed to that, but nevertheless disappointed that this experience happened in the first place."
"I have routinely had nothing but negative experiences here β starting with Fatima and the rest of the leasing office. Staff routinely ignore and are rude / unprofessional to residents. Communication that does come to residents is often incredibly unclear and dismissive of concerns."
