"I would just like to start off saying that I like living here it's convenient but it's a lot of work that needs to be done here! Maintenance service really needs to be improved. We have no emergency maintenance and no one really answers the phones at the rental office! My problem is that my refrigerator stopped working on the 17th of November maintenance came a couple of days later, looked at my refrigerator and saying that it was not getting cold in the freezer area at all, then tells me, ON A FRIDAY, THAT DAY WILL HAVE TO SEE ON MONDAY WHETHER I NEED A NEW REFRIGERATOR! MONDAY CAME THE MAINTENANCE MAN CAME BACK AND SAID YES I WILL BE TELLING THE RESIDENT MANAGER TO ORDER REFRIGERATOR THEN CAME BACK AND MEASURED MY OLD REFRIGERATOR FOR THE REPLACEMENT! My family Thanksgiving was ruined this year behind this! I even briefly talked to the building's owner to tell the resident manager to order a new refrigerator and that was I was initially told that the refrigerator was ordered and to look out for email for delivery! THAT NEVER HAPPENED! YESTERDAY MONDAY NOVEMBER 27TH I KEPT CALLING THE RENTAL OFFICE WHEN I FINALLY TALKED TO THE ASSISTANT MANAGER, HE TOLD ME THAT HE WAS GOING TO LOOK INTO THE SITUATION I WAS TOLD BY HIM THAT HE WILL LOOK INTO IT! HERE WE ARE ON TUESDAY NOVEMBER 28TH 2023 AND I STILL DO NOT HAVE A REFRIGERATOR! They sent another maintenance person in today to take a look at the refrigerator again just to say it's not working and that he was going to report back to the resident manager! Which means, that I was LIED TO ABOUT THE REFRIGERATOR BEING ORDERED! THIS IS TOTALLY UNACCEPTABLE THAT YOU LET YOUR TENANTS LIVE LIKE THAT! PLEASE ORDER ME A NEW REFRIGERATOR AND DELIVER IT TO MY APARTMENT THANK YOU!"

"The staff is fantastic. The apartment's are in a great location and have a nice park in front. Old school but nice and chill place to call home."

"Just thankful for a place to stay and rest my head, few roaches few mice, but exactly what I expected paying 1500 with utilities included in DC, I’m thankful for that, the rooms get great sunlight, which is good,, I believe management tries to do right but the building needs some work. Gina Marie was always helpful"

"They don't care about anything! They never pick up the phone or answer an email ( they used to do it, but not anymore). The homeless people sleep in the hallways, and there are a lot of weird people who don't live in the building getting in all the time, people smoking and doing inappropriate things inside the laundromat... and they don't even install more cameras. And i have to mention the Christmas Eve that we spend without hot water and heater. I was trying to contact a manager to explain all this, but now I said they don't pick up the phone or reply to the emails."

"Overall, I had a lot of difficulties at Panorama Courts. I had many issues with mice. While people came to cover up holes, I was always told that a whole sweep in the apartment was done and all holes were covered. I would then continue to see more mice (probably saw around 6-7) and was continuously told that every time someone came out now the holes were all covered. Upon moving out and moving furniture and things around, i came to see that in 2 areas in which I asked for the maintenance to check and cover the hole, they did not so that was a little disappointing. I also had issues with the office losing my security deposit check in which i had to go through a whole process to get another one to them. Additionally had problems with my fridge in which i mentioned multiple times, finally the fridge stopped working all together and was then able to get a new one 1-2 days after. The ceilings are so thin - that usually doesn't bother me, I've had this experience in past apartments - but this was a different level. I could hear full yelling conversations from the people above me. The music would be so loud that my floors/tables would vibrate. Lastly, I basically had 75% of my packages stolen for the whole year living there. I was lucky if i came home from work and my package was still here. (There is a package room now but a lot of packages tend to still be left in the main entrance.) There were some people in the office who were not entirely helpful but GinaMarie was very kind and helpful throughout a lot of the problems I had in the building and I felt more reassured that they would eventually get fixed if I emailed her directly. In general, the building is just very old, and while the rent is still considerably cheaper for a DC apartment, not sure it is worth all the hassles. Pros: nice sizing for 1 bedroom apartment, lots of sunlight in all rooms, cheapish rent"
