"This has been my worst rental experience ever. From the day I moved in to 7 months later. There has been one thing after another. The worst part about it all is the property management team at MKB. They are almost always unreachable and take forever to respond to emails. I had no working HVAC for the first 4 months I lived in my rental which happened to be in the summer. Things never seem to be resolved. The house was not cleaned at all prior to me moving in. I had to contact them the week of to ensure the carpets were cleaned. They did it the day before my move in. I had sewage lines burst into the basement, water overflowed from the sink onto the entire kitchen floor. Many of the windows do not operate properly. The list goes on. I created maintenance reports through the app as I’m supposed to. It’s 11/20/23 and still have not been contacted regarding another drain line I submitted the request for on 9/25/23. I have asked for back pay due to not having HVAC during the summer. Still have not been contacted about that. This is so frustrating. I will say Kenneth one of the technicians gets a 5 star review , he is amazing. The property management team… unfortunately I cannot say the same."

"I love my house, but I regret renting from MKB pretty much every day. Hands down the worst property management company Ive ever rented from. Work orders take days at least, requiring that you call constantly to get someone's attention. Though it's now been over a month since they were supposed to have someone service the heat pump. They've sent roofers who needed access to my unit on a Sunday at 9am to plug in a generator without notice, leaving the door open for hours in January. I've been trying to recover some of the utility costs for months with no response. Their rent is cheap, but it's really not worth it."
"If I could put a zero star review, I would. The absolute most unprofessional company I have ever rented from. I have lived in my property for five years, around six months ago MKB took over. MKB had accused us of nonpayment of rent by text message at 5pm when their office was closing. We could not communicate with them the day that they accused us, because they sent the text as their office was closing. When we did communicate with them they told my boyfriend and I both two different stories on what happened with our rent. They tried to argue with us about the professionalism of the text and false accusations. I was spoken to rudely when trying to get this situated, as well as never did I receive an apology for them misplacing my rent and the stress they caused. I consider texting to be very unprofessional, especially when you are being threatened with eviction over rent you did in fact pay. We are currently working on getting out of the property as we do not want to rent from unprofessional liars. During our move out, I have been called by them multiple times while I was at work, without them leaving voicemails, leaving me to have to take time off of work and unnecessary breaks. Upon the initial walkthrough when they took over managing the property we pointed out things such as our ceiling falling in, and our toilet running. They made no attempts to fix these problems that we had when we brought them up to them, but had no problem to complain to us as we are moving out about the toilet. Do not rent from these unprofessional liars. They will accuse you of non payment of rent to try and steal more money from you. We spoke with our neighbors in the same building and they had also been accused of nonpayment and threatened with eviction. This company seems like they are famous for trying to steal money from tenants, and they do not take care of their properties for the property owners."
"Horrible experience renting from them. Most issues were minor (no response to maintenance requests or a slow response without any follow through) throughout our rental time (1.5 years). The biggest issue came with move out, and the issues were many! Gave our 60 day notice on September 28th, never contacted by anybody about move out until October 30th, at which time they were trying to schedule a final walk through for the next day. I had to inform them that our lease didn't end until the 30th of November. I told them at this time that we wanted to be present for the walk through. In their "move out process" letter, they try to change Virginia law by making it harder for the tenants to be present at final walk through. DO NOT let these people have the upper hand, know YOUR rights based on Virginia law. I definitely think something fishy is going on in the rental office, and wouldn't be surprised if they are crooks. After much back and forth with them (they "couldn't" do the walk through on the 30th of November, our requested date; law says they HAVE to do the walk through within 72 hours, don't let them make you think that's business hours because it's NOT, it's 72 hours from the end of lease; I wrote a letter stating all the laws that must be followed, and told them to let us know when the walk through would be) we were given the walk through date and time. Low and behold, after letting them know I know the laws, they all of a sudden were able to do the walk through on the 30th (the day that they previously, "ABSOLUTELY COULDN'T"). I'm pretty sure their plan was to make sure we weren't at the walk through because they weren't going to do it within 72 hours (at which time, they can't hold the tenant responsible for ANY damages). They were cordial with my boyfriend at the walk through (I couldn't be there as I had already moved out of state and started a new job), raving about how clean the house was. Nothing was written on the check out sheet as far as damages, not cleaned, etc. They said with no pending issues, our security deposit would be refunded promptly. Now, I've NEVER lived ANYWHERE that takes more than 30 days to refund security deposit....that amount of time just isn't necessary. Law allows 45 days though....that is, for it to be refunded WITHIN 45 days, not post marked ON the 45th day (make sure you understand this law too). I called them January 14th (day 45), and was informed it had been mailed on January 9th. Mail doesn't take 4 business days to reach people. I gave them the benefit of the doubt (DON'T ever give these people the benefit of the doubt, they don't deserve it because they are straight up liars), and said I would call back Friday if I hadn't received it, and would expect prompt actions to get us our money (she failed to tell me at that time that she wouldn't be in the office on Friday!). Upon calling today (now 8 business days since they "mailed" our security deposit, which we STILL haven't received), I was told by Crystal that she would let Cindy know on Monday morning, and it would be dealt with. UNACCEPTABLE! Today is day 49 from the end of our lease, no reason why that money shouldn't already be in our hands. They've had $1,500 of our money for nearly 2 years, and we've been out of the house for almost 2 months. There are surely other tenants already living there, that they've collected security deposit from, and likely at least 2 months rent. It wasn't until I dropped the name of the owner of MKB, threatening to contact him about the issue, that they started acting appropriately. That is extremely sad. The women in this office need to be replaced by people with better customer service skills, and knowledge of Virginia laws. I was told at the end of business today that they were overnighting a new refund check....we'll see tomorrow if that is truly the case, and if they refunded the proper amount. This entire move out process has been an ongoing headache! I'm so glad to almost be done with them, and ecstatic to know I'll never have to deal with them again!"
