"If I could rate my experience living in this complex lower than a 1 star, believe me I would. While very affordable, the experience taught me that you get what you pay for. There are tons of things I could list but one of the most important is probably when we got black mold in our apartment and they came by to "fix" it by replacing the vents that had fallen out of the ceiling with new ones and "wiping off" the mold from the exterior alone... The realty company you deal with is the worst I have encountered in my time in Harrisonburg. Staff made it abundantly clear that they did not care about our safety or wellbeing on numerous occasions. Maintenance is a joke as well. In all, if I had the option to live in a cardboard box on the side of port republic vs this complex, I would pick the box, every. single. time."
"Hot water runs out quickly, really old kitchen appliances and you will have random visitors come into your place with no warnings or respect for your privacy. Still better than paying $600/month for a place like sunchase though"
"Overall, I had a great experience living at Camden. The apartment felt private as it had two floors (4 bedrooms, 2 people per floor), is very affordable, is pet-friendly and does not charge monthly pet rent (I only paid a $100 deposit for my cat), has convenient and always-available parking for myself and visitors, is close to campus and conveniently located (grocery store, ABC store, restaurants nearby), and outsources their maintenance to a local company which is responsive and professional (as opposed to some student complexes that hire their own staff and cuts corners/does not always fix problems). Though the drains (shower, sink) in the apartment were sub-par, the appliances (new washer, drier and oven -- microwaves will be upgraded soon!) were great and the provided furniture was actually comfy! Our neighbors seemed to be mostly non-students (though there were certainly students as well) which gave it more of a community vibe and we had no problems with noise or negative neighbor interactions. What stuck out to me as particularly reasonable was the lease agreement for Camden, as it is clear and fair. Though they advertise that it is $405/month, it actually comes out to much less than that compared to other complexes that advertise $xxx/month, as they do not charge for a 12 month term. In total, I paid $4,301 at Camden (including a utility cap, only went over a couple of times so added about $20 to total) which would come out to $358/month if compared to other complexes nearby (I paid an additional $10/month for internet, but was faster and more reliable than "free" internet at previous apartment). They pro-rate the rent for move-in/move out (moved in July 21st and paid about $143 for that month, moved out June 5th and paid $70 for that month instead of $405). While it appeared as though renting from Northview (nearby student complex) was just as affordable at $409/month, that was NOT the case as the lump sum came out to $4,908 (extra $500 for time in the summer that I did not need to stay). This allowed me to save money and not have to deal with the hassle of subleasing. My only complaint has to do with the area in which the complex is located. The Port Republic Road/Devon Lane area appears to have some safety concerns in general. When I lived at Northview (Port Republic Rd), someone attempted to break into our apartment and the police/ambulances would frequent the apartment complex next door to us. While at Camden I had no problems with burglary, there was a shooting and a SWAT raid nearby our apartment. If I was still living in Harrisonburg, I would definitely live at Camden again. It was a great apartment with everything I needed in a convenient location to campus. With the exception of 2 instances, I have felt safe in the complex. I had no issues with management unresponsiveness, rudeness, or unexpected fees like I did at my previous apartment which made it a stress-free experience.
