"I lived there between 2014 and 17 and based on my experience, I wouldn't recommend. Here are the reasons: 1. Please check out the water heater in the mechanical room, accessible through the balcony. My water heater was falling apart, rust everywhere. I have witnessed couple apartment's heaters go bust and flow through the balcony. 2. Heating system gets hot water from the water heater and passes it through coils inside the furnace. Not an actual gas furnace. Thus, the entire heat for the house comes from the water heater. And somehow, the water heater didn't generate enough heat in the mornings. Not enough hot water to shower nor to heat the apartment. 3. AC outer units were awfully old, AC pipes' insulation already crumbled due to age. AC interior units also very old. So, AC doesn't suffice to cool the apartment, in case you are at the top floor (we were). 4. Our friends living in a bottom floor complained about rats. 5. Walls are paper thin. 6. One of the staffers at the management office was rather mean. We had a new born son and he was crying time to time (as usual) although he was a rather silent one. Per the downstairs neighbor's request, the staffer started coming to my door and warning my wife to keep the baby silent with a rather mean language. After this repeated a couple times, I had to read though the Fairfax Tenant Rights document and send an email to the management office reminding them my rights and warned them not to repeat the process. Only then, the harassments stopped. 7.Parking sometimes gets to be a problem. Nice things: 1. Maintenance was quick."
"I’ve been living here for 9 months so far. Never had any issues with anything regarding noise, bugs, maintenance issues, or anything else really. The gym is newly renovated so it’s very nice but it is very small and does not have a few pieces of equipment(there’s no stair master, only one bench, etc.) but it is usually pretty empty. The location is solid, walking distance to Fairfax corner, bus stop, and wegmans. It would be tough to find a place of this quality with similar or better location at this price point."
"I lived here for three years. Above average complex but you pay for it with higher rent than the surrounding area. Centrally located to a lot of nice amenities in Fairfax but also far enough away from everything that you’re not in the middle of all the traffic. The grounds are kept nice, pest free, and clean. The gym is ok but rarely stocked with equipment wipes. Maintenance is really the most amazing part of the whole experience. The maintenance staff were wonderful the entire time and usually had problems fixed within 24 hours. Very little noise outside the highway construction nearby. Darya was always very responsive via email. Parking is overcrowded because of the lack of parking control. The complex issues two stickers and two guest passes, but the guest passes are for unlimited time, so our neighbor literally had four cars in his household at once that he all owned and that took up limited parking spaces for at least a year even after we notified the offices. The main offices are also on an odd schedule and will only reply in person or via email, never by phone. Mail is dropped off communally in the buildings or in small mailboxes, and there is a fair amount of theft in the buildings that cause constant missing packages and rampant theft during the holidays. Packages can be dropped off in the main office, but as mentioned previously, they keep odd hours, do not inform you about drop offs, and do not really know if items have been dropped off themselves. The biggest problems we had were during lease renewal and move-out. Be prepared for a 15% rent increase every year, as it happened to us every year we were there. They will give you a 15 day window to decide if you would like to renew your lease and you can forget your security deposit as you will either pay for their cleaning and shampoo service and apartment cleaning or you will be billed for it later as we found out after paying for a professional cleaning service and still being billed for both. Finally, don’t lose one of those aforementioned temporary passes as they will bill you $150 for a plastic hang tag."
"One of the best rental apartments to live in. All our service requests were quickly and efficiently handled. The swimming pool and gym facilities are great. A lot of parking spaces and the 2-bedroom apartment we stayed in was great. The only issue is about ceiling lights not being provided in both bedrooms and living area, though an option was provided to install them ourselves, since we were planning to stay for one year only do didn't install them. Overall, our stay was great. Darya is very helpful and quickly responds to all my queries. Highly recommend this place. 5 stars. :)"
"I just moved here from overseas and thanks to Darya, it was smooth sailing. Very responsive and knowledgeable. I never felt pressured by her to sign a lease and she provided me with all the information I needed. The fast responsiveness was really something that stood out from others. It was an easy decision to move forward with this place and I am glad I did. Love my apartment, the size and location is great for the price. I am in love with the wood view I have and the peace and quiet. 5 stars."
