"Review dated 10/13/23 Unfortunately, I sold my home with icon because I got a better deal on the commission and probably passed on some other really great realtors. As in all cases, read all e-documents carefully and ask any questions of anything you’re unsure of. The issue is, it turns out that our real estate agent also ended up representing the buyer, but never TOLD us or discussed with us in any way beforehand. Sure, looking back it looks like we were supplied the required legal document - the dual agency disclosure form, but at the time didn’t know what it all meant and admittedly quickly E-signed everything I was sent. And to be honest, I guess looking back I didn’t understand what I was signing after all. I thought - that’s one of the reasons why it’s important to hire a Real Estate Agent. Someone you can trust, someone who will make sure you understand the nuances, someone who has your best interest in mind at all times throughout the process. It certainly never crossed my mind that I hired a real estate agent and STILL have to do my homework, otherwise I could’ve just sold the home myself. I am sure anybody reading this would agree it could be a huge conflict of interest to represent both the buyer and seller. I’m not sure if the fact that our real estate agent represented both us and the buyer means we got a better or worse deal, but it definitely makes you wonder if they’re not willing to be more transparent and upfront about it if you got hustled (we were never informed in person or in any way besides being sent an electronic document we were supposed to sign.) And even after I signed the document, we didn’t realize he was representing the buyer until much later on in the process close to closing. By the time I realized it I felt stuck, because he found us a buyer very quickly and unwilling at that point to go through the process of finding someone else, I guess I thought was what would happen, I didn’t even get the opportunity to ask what would happen if we didn’t allow him to represent the buyer. But I was also hoping we hired a professional that would get us the most for our home and was left wondering if we got what we deserved in sales price or if no negotiations were made and a quick deal was made on the buyers behalf and to close the deal quickly. It could be that I got an excellent deal and he got us way more than we deserved for our home and did it quickly, but I don’t like being left with the question of whether or not he had our best interest in mind. I can’t see how that’s possible when you’re representing the other party as well. It seemed to me like icon was putting the double commission ahead of getting me the best deal for my home. Any way you look at it, ultimately it’s a conflict of interest. Yes, it’s legal as long as the parties are informed. But if we had been given the courtesy of learning about it directly from our realtor in a more transparent manner, either by talking about it, texting about it, emailing about it and not only via a legal document I probably would have then been given the opportunity to ask some questions and express the concerns I would’ve had."
