"I moved here in August 2022, under the new management of University Property--so far, we have had no major problems living here. Luke and Mike are very quick to respond to emails and texts, maintenance is completed within a day (sometimes even under an hour, if Mike is having a free day), the physical apartment came very clean, with minimal issues, and when we found any issues (like, blown out lightbulb), Mike was quick to fix it. Mike even put up shelves for me at one point. He's a great guy. Some of the best parts about this apartment, in my opinion, have been the huge windows (we are on the first floor), and the space. These apartments are really spacey. The walls are fairly thick, I have literally never heard any of my neighbors from downstairs--on the second floor, we often hear walking around from above us, but its like that in all apartments. I would genuinely recommend this building to anyone who is financially able to rent here. I feel very lucky to have found this place. Onto the minor issues: 1. The AC and heat distribution is very uneven. granted, we live in a very large unit that's two floors and has large windows, so I kinda expected that. 2. As another reviewer experienced (in what looks like the exact same apartment and corner of the wall) we had a ceiling leak a few months ago, though not as bad as the one the other reviewer had. This was solved fairly quickly, but it might be a small future risk. 3a. Packages don't always arrive when shipped here. 115 W Broad st is an address shared with a barber shop and a few other locations, so often packages go missing. There is also no formal mailroom (as of 2023) so packages are left right inside the back door. This is a pretty common problem in Richmond, but I think it's important that tenants interested in Theater Row are aware of this. 3b. Because of the address thing, it's hard to direct people/uber/doordash to the building. It's way easier to direct people to 104 W Grace St instead, which is the address of the parking lot and our back door. 4. The way you get into this building is through an app on your phone. On the occasions that mine or my roommates phones have died, we have no way to get inside, and have to wait for a passerby to let us in. This has been pretty frustrating, as there is technically a code on the door, but I understand why, for safety reasons, we use an app over a pincode. Hopefully, none of that dissuades you from living here--those are all negligible compared to some other places around Richmond. About the area itself: - Theater Row is within a few blocks of many great restaurants (Tarrent's, and Nama, for example), though there isn't much affordable/low budget food within walking distance. There are not that many convenience stores closeby either. (Don't go to Davis Market) - The parking lot has had a few attempted break-ins happen this last year, even though we are located directly next to, and share our parking lot with, the Richmond Police headquarters. (That may comfort, or unnerve you, depending on who you are, but honestly, unless you're a student walking to campus, you will have very little contact with any police.) Other small notes: - We have never had any issues with pests. - The rental company is extremely ADA friendly, and responds well to accommodation requests. - The appliances are fairly good quality. I'm still living here for the next few months, and am hoping to move to a different building hosted by University Property, as they have genuinely been such a great company to lease from. It's hard to compliment a landlord, but they've really pleased me."
"I usually don't write reviews but Austin, Leo and Kyle are honestly the nicest people. They are understanding and if you call for maintenance for any reason it'll get fixed in a day!! From the very beginning when I visited the apartment until this point where I moved out their service have been 100%. They even helped me with storage because I moved out from my older apartment a few days before my lease start date with them. I highly recommend them if you are especially a VCU student at the MCV campus. The Marshall Adams Apartments is literally walking distance."
"So many issues have occurred in my 2 years of living here. First, there was a HUGE mouse problem for months. Maintenance lazily gave us cheap mouse traps to set up ourselves, which didn't solve the problem at all. It took weeks of the community complaining for them to finally address it seriously. Maintenance came in and found a HUGE massive hole behind our stove where mice had been eating in and there were holes throughout all the walls and in our unit. Secondly, LEAKING. I don't know why management never hired a plumber, because maintenance struggled to keep the leaks under wraps. The kitchen LIGHTS were leaking, and my 2nd floor bedroom was getting soaked every time the neighbors upstairs used their sink or took a shower. First time around, they had to destroy the ceiling in my bedroom to get to the pipes. They poorly patched it back up because 1 year later, the leak happened again! Thirdly, PARKING is a huge headache. Yes, they give you a parking permit included with the apartment, BUT it's first come, first serve. Problem with this, is this building is located above a hair salon, and to the left is a wedding venue (The Renaissance). So, every night and weekend a bunch of folks park their cars in our apartment spaces! Landlord said all we can do is find street parking (impossible near here) or pay for parking in the lot next to us. Basically making the permits useless. On top of that, the towing company goes wondering around the building all day and night looking for screw ups, but somehow manage to tow us tenants/residents more than anything! Other cons: Noise isn't a huge issues here, but we've had folks throw parties and their guests have vandalized the lights in the hallway, getting police involved. At night there's is lots of homeless folks begging for money and even though the Police HQ is next door, it hasn't made a difference in crime -- actually it seems worse. Packages continue to get stolen since they're just thrown on the ground under the mailboxes, and when you ask to see footage of stolen items, they never show you. Internet is horrible (Skywire) too. All around, I wouldn't recommend living here. Only good thing is that utilities are included... but the units are still pretty pricey regardless."
