"Update: I just left a star rating previously, but due to their reply, I am adding text and calling them liars. I lived in a Temple Villas property from 2018 through 2020, and in 2020 they transferred our property to another management company that was even worse. I lived at the property at 15th & Master while Wesley (unsure of spelling) was the manager. The walls were paper thin and at one point while Temple Villas was managing our property, the water heater burst and leaked all over my roommates room and closet, destroying many of her items. It took maintenance forever to fix it, and did nothing to dry out the carpet, which we had to do on our own. Upon leaving, we were charged a fee to replace the carpets even though it was maintenances fault because of the leak. There was always vomit and trash in the shared apartment hallway and always took a long time for maintenance to do anything about it. One time Wesely emailed the entire building a picture of a used tampon because of a plumbing issue caused by one of the residents, which was extremely disgusting and inappropriate. Every time I had to interact with any of the staff there, they were rude and abrasive, except when I signed the lease and dropped off the check. I do not recommend leasing from them, and have since rented from multiple other property management companies and have never had an experience as bad as I did with Temple Villas. Do not rent from them, there are tons of better options near Temple’s campus."
"Scammers claimed my smoke detector was completely missing and then charged me $200 for a ‘replacement.’ Replaced the batteries in it a month before moving out but being dumb didn’t think to take pictures of the ceilings, so I couldn’t dispute. Got away with charging me $200 for a $10 detector because I can’t dispute any of it without photo evidence. They’ll pull that kind of stuff with you too, I’m sure. Don’t give these scammers your money."
"My daughter rented from Temple Villas for 3 years - two different apartments. Both times, the apartments were extremely dirty upon moving in. Various items were broken, leaks etc. When issues did occur (as they do), they were less than responsive. Upon leaving her senior year, they gave her very little of her security deposit siting items that were just not true (we moved her in and out we know what it looked like each time). In my opinion, they take advantage of the fact that these are college students. I would rent elsewhere."
"My daughter rented from temple villas for the past 2 years while attending Temple, and I have to say it was a great experience. Staff was always helpful, nice and whenever needed to call for minor issue they quickly took care of it. If we are in need would definitely use again and highly recommend them."
"Do not rent, I was living here for 6 months and they allowed two other roommates to move in with me which I had no problem with. One roommate had a cat and the other did not clean up and pay her utilities. I have written forms that I cannot be around animals and I warned Temple Villa’s a month prior to me taking matters into my own hands. I have suffered asthma attacks, hives, and flare ups due to them allowing an animal in the unit when our lease states there are no pets allowed and instead of them telling the tenants about not paying their utilities and having an animal they told ME to do it. My mother was furious like any other parent would be. Just because the price is reasonable, it is not worth it. They do not answer to when things happen as well. Someone broke the security system (someone who came and fixed our lights) I called non stop and left emails and no one returned calls but a man in the office left me on hold and hung up. Very unprofessional, if you want a stress free living do not live here. It’s sad I have to go through legal help now because my leasing office was being negligent to my health when it was THEIR job to make sure I was safe in a place I was living. How do you say there is no pets allowed in Temple Villa’s when people are walking dogs in and outside of the complex? There are notes on people doors stating “Cats will run out”? Something has to be done. This is the first apartment I’ve had and worse experience I’ve ever been in. There resolution was to move me but they are allowing people to have animals and are acting oblivious."
