"The one star is for the size if the apartments only, other than that I have nothing positive to say. Be warned that the model unit and the area near the Management Office is not what you will see throughout this property. 1. This complex has a never ending rodent issue and by rodent I mean rat not mice. Do not let the rodent control boxes that you see throughout this property fool you those boxes have not been touched since pre-pandemic and this is evident by the amount of grass and debris surrounding each box that you will see. 2 Building N has an ongoing termite issue and upon one resident of that building reporting the issue Management treated that unit only and did not check the remaining units in that building not even the connecting units. 3. Though there is a sign indicating the property is under video surveillance this is false the cameras are set up in the section where the Management Office is and perimeter buildings only, and the cameras are not inconspicuous therefore thrives no which buildings aren’t under surveillance , which has left tenants in buildings N and O subject to constant car vandalism and car thefts. 4. The upkeep of the property is limited to the section where the Management Office is located, the left side of the property is not maintained and you have to deal with dumpsters constantly overflowing. The dumpsters near building O are utilized for other properties owned by the same company to dispose of garbage and furniture so this section is the dumping ground. 5. The only thing good about the units are the size, the actual units will entail walls which have years and years of patchwork additionally the cheapest products are used. The floors in the units have big inclines in them and loose floorboards. 6. While living at this Complex every cabinet in my kitchen fell from the wall and it was found that the screws used to secure the cabinets were 1/2 inch screws which were not adequate to secure the cabinets. Following both incidents Management did not even check to ensure that no one was injured nor did they offer to compensate me for all my dishes which were broken. 7. The water pressure in building O is extremely low, and Management turns the temperature of the hot water down to the point where you can shower with the hot water on and it will be lukewarm without cold water being only. You will also need to flush the toilet 2 times always due to the low water pressure. 8. Bathroom ventilation fans make noise but do not work, which is a building code violation. 10. HVAC system does not work, no matter what temp the room reaches the HVAC system will not turn off. Additionally, in order for actual heat to blow you have to turn temp up to 70 anything less will result in cool air blowing. 11. No matter how long you reside at this property you will be responsible for repainting your unit and additionally the cheap carpet they use have about a 2 year span before it needs replacing, and the replacement will result in you getting an upgrade bill. 12. There is no diversity as it pertains to there maintenance workers which leads me to believe they employ people based on being able to pay cheap wages as oppose to skills and expertise, which can clearly be seen by the lack of upkeep of the units. 13. Out of the entire maintenance staff there is only one qualified person and that is Jose so any work done by the others will result in Jose having to come out and correct the work that was done. 14. Every lease renewal will come with an increase, so your rent will increase all while the upkeep of property decreases. The parking lot is one big late night hang out for people who don’t reside on the property and the grounds are ultimately unsafe. Additionally, please note that while at one time they had an actual company to remove snow from the parking lot this is now handled by maintenance who admittedly stated that they do not have the correct plow on there truck to remove snow, so yes you the tenant will be shoveling out your car and a path to get off of property."

"As a tenant here, I will say that it is a pretty decent community as far as the tenants are concerned, but the management Doreen to be specific, goes above and beyond to make people of color to feel belittled and less than as if we aren’t human, and should be treated with decency and Grace. When trying to report to the head company Sigma, to complain it’s impossible as the number leads back to Doreen. Fair housing IS NOT practiced in This complex, and even though the prices are being upgraded, the units aren’t!!! If you are a person of African Decent I’d advise you to look elsewhere because you will be treated like a lost dog otherwise!!! The other lady Gloria is a God send, but it isn’t much she can do to influence the pure evil that operates that office in management!!! My children and I are sadly disappointed!!!"

"I have to write this review to make others beware!!! I also had to file an Unfair housing complaint with the city council. I live at Victoria Woods. The manager's name is DOREEN. (She is a fairly Tall Caucasian Lady. she has her own office in the office. she is the manager) the other lady in the office is always nice to everybody. DOREEN has been given my household a hard time living here so far. i can only speak from my experiences. last week near a Contruction site, a tree fell on my car which damaged the left side of the vehicle, including a flat tire. the same day i got the car towed, the very next day i get a green sticker on my vehicle to get it towed. for it is not operational. I pay to live here, why can't i park my car here? i wondered. but that wasn't the main issue. the problem is that she was either being Racist towards me or simply don't like us. I'm not sure of the two. there are two vehicles in the parking lot that don't move at all. AT ALL. for over 4 months. they got the car covered with a car cover. I was so sad and disappointed when i seen the warning on my car and thinking that others are fine to park for months. I almost cried. I am so hurt from this experience. The other lady in the office is fine, she is nice. it’s Doreen that seems to not like us and its showing. I filed a complaint and left a review of my experience and will take further action legally to stop this from ever happening again, not to me, not to nobody else. I live here! And now I am being evicted and they can’t give me a reason why. IM always on time with payment and don’t bother my neighbors. This is only because I left the review . Yea I’m contacting the discrimination and unfair housing. This is not right !"

"THIS PLACE HAS BECOME A VERY UNSAFE PLACE TO LIFE!!. You can no longer park in any parking lot because anywhere you put your car or they steal it or break your windows. The owners of this place say that they can't do anything or put more cameras or put controlled access at the entrances and that is costing us residents our security and our money. My car has been attacked twice. Me and my family feel very unsafe living in this place. I do not recommend it for future people who want to move here because when someone decides to move pleople expects security and there is none here."

"Breaks ins . And there's glass everywhere in the lot from the break in and they haven't cleaned it up after 5 days. Im moving out .hopefully they don't give me trouble for it. There's no cameras anywhere. Not the first time something like this has happened. Theres no resident security here. No cameras or gates so anyone can walk into the community and do whatever. Theres always an abundance of cars in the lot. They made us sign forms saying what our cars are to reduce the amount of cars in the lot so people who live here can actually park where they live but they do nothing with that information. And ur stuck parking far from your apartment having to walk farther. They say they're gonna get cops to do patrols now, havent seen one cop. And instead of focusing on tenant security they waste time and money on printing papers telling us things like go the distance and sign a petition for what ? They didnt even say what for. Beautiful place. quiet mainly . except at night. Guess it depends who your neighbors are but safety and security , there is none ."
