"⚠️Beware⚠️ This place was flooded a few years ago and still has not recovered. There is mold everywhere and the building is falling apart. The leasing office will never get back to you regarding issues (it took Kendell, the community manager about A MONTH to get back to me about renewing my lease, and since then, nobody answers emails). They will tell you one thing, then do something difference. If you have any kind of allergies, it's probably best to stay away as there's also dog dander everywhere. There's also spots of animal pee, and bugs everywhere. If you're still considering moving here, definitely just walk around a few of the buildings to get a feel. They'll clean the place before accepting a new tenant, then not keep up on it. Also, good luck parking after 6 if you don't pay for a garage spot. Shout out to the maintenance crew, who are better than other places I've been. They seem to generally care. Edit: Management still doesn’t care and is impossible to contact Another edit: The leasing office signed us all up for marketing emails from flex pay. Don’t move here, there are much better options"
"Lived here for 2 years and nothing but issues since day 1 and only got worse with new management. New carpet was installed fast on day of move in damaging paint and walls, dryer has never worked properly the entire 2 years and takes 2-3 drying cycles to dry a normal load of clothes (be ready to pay high utilities) and explained the vents needed cleaned from the outside and we always got the response of we sent a request to corporate. Emailed, showed in person and took photos showing the parking garage ceiling falling apart and leaving a coating on everyone’s car damaging the clear coats as well as a safety hazard if it fell on anyone (see photos, red photo is the particles on my truck) and they charged $40 now $60 to park down there. Constant trash, rodents and broken glass in the garage so beware of your tires and pets down there. Maintenance does try initially to resolve but if not an easy fix their answer is always corporate so expect nothing to change. Don’t bother emailing them because you’ll never get a response. Spend your money elsewhere, there is nothing luxury here. Clubhouse had water damage in October only semi functional and if you drink the coffee in the clubhouse it tastes like paint and dust now."
"Once new management took over this place, it went downhill very fast. My A/C unit was broken at the end of spring/ early summer, and it was not fixed for a total of 3 months. There were times when I was living in an 82-degree apartment. In addition, a giant hornets' nest was in a tree above parking spaces for 2 months. The digital call box was broken for 2 months. Mice have started to infest the lobbies of buildings. The gym was never cleaned. Overall, this place has turned into a location no one should be living in for the prices they charge. I am very disappointed in how new management has handled this apt complex. This was an amazing community to live in two years ago, before Jones property took it over."
"Unfortunately I would not recommend living here to anyone. This place has become such a disappointment and we regret choosing Riverwalk. We moved in December of 2022 based off recommendations from other residents, not knowing a new management company was taking over. From the very start, 9 of our 11 windows didn’t open and it took five months to fix, our AC was broken for 2 weeks in the middle of a heatwave, our dryer was broken for 6 weeks before it was replaced, I still have a shelf in our primary closet that collapsed over four weeks ago that hasn’t been fully repaired because they are “waiting on a part”, even though the last time they told us that there was no part even ordered. The fire pits haven’t worked since even before we moved in, half of the grills are broken and are never cleaned. The carpets in the hallways are majorly stained. The one elevator “in repair” has been broken for almost a year so anyone that is disabled has to climb steps to get to the working one. Trash room chutes are broken, there are mice seen in all of the buildings, the clubhouse and gym had a major flood so they are out of commission indefinitely. They were short staffed for months which has been an ongoing excuse for delays yet we are expected to pay our rent in full each month while getting a fraction of the service we pay for. Even with a full staff, nothing has changed. It takes weeks to months for any maintenance requests to be fulfilled and the management is full of broken promises. It takes so much time out of our days going back and forth over emails and phone calls to chase down maintenance and management for simple requests and repairs. Maintenance requests are closed out before they are fully repaired and we never get a response in a timely manner and are constantly following up with management. Even with all of these issues that are constantly voiced, they still want to charge us significantly more in a renewal, on top of now charging us for parking that we never had to pay for before. This is supposedly “luxury living” and this is very far from it unfortunately…"
"I recently moved into the complex, and the location is excellent; it includes several amenities, and the neighbors are friendly. Michelle helped me with the move-in process and went above and beyond regarding problem-solving. A few renovations required completion, and she took the time out of her busy schedule to provide consistent updates and follow through with her promises. She’s friendly, readily available, and answered all of my questions. I am fortunate to have her as the main point of contact at the leasing office."
