"The location is great. Close to shopping, Valley Forge Park, and the Schuylkill River Trail. The property is well kept and the units are nice. The office staff and maintenance are nice and respond to requests promptly. The downside is that when there are storms you have to worry about the river flooding the parking lot. Also, while the building and the units are nice and well-kept, the walls and floors are paper thin. It is very noisy. You can hear your neighbors above, below, and next to you. If you want quiet this is not the place for you. I would have given this place a five-star rating if not for the noise."
"Loved living here. Great location right on Schuylkill river trail and within walking distance of Valley Forge Park. Also, only about 10 min drive to anything you need including KOP mall. Grounds and common spaces always super clean and well taken care of including gym, pool, and lounge. Maintenance is so quick - all of my issues have been addressed within a few hours. Also, great management. All interactions have been great! I’ve specifically had great experiences with Briela. Everyone is super responsive and willing to help. Great social events as well to meet people in the community. Only negative I would say is the floors are pretty thin but my noise complaint was promptly addressed. I would highly recommend living here!"
"One of the worst nightmare decisions I've ever made in my nearly 40 years of life... My 10-month lease went something like this: -Parties all night long first month til 5am -Improper water billing and water problems that took months to resolve -glass shards/ceramic remnants in parking lots/stairwell costing me a flat tire on my vehicle and a cut on my foot -gas leaks from stove sporadically while at work and living alone -parking lots have insulation foam deterioration everywhere likely due to flooding. Personally, I find this hazardous to all the pets living here. -packages not getting delivered. -a 50-dollar bingo prize that embarassingly had only 2 dollars and some change leftover on it that I found out at checkout was the case with my girlfriend. -years of drain buildups in bathroom tub & sink due to clogs that I I felt the need to fix myself due to many other examples of negligence. -A broken elevator for 3/10 months of living here (while being blasted with 15-20% rent jumps) that meant carrying groceries and navigating stairs, immediately following surgery leaving me barely able to walk correctly even to this day. -Nearly certain children peeing in the "warm" tub due to conversations I've overheard while using it myself (this is being generous) -providing a 90-day verbal notice that I could not afford a 15-20% rate hike after 10 months, just to be billed thousands upon moving out 3 weeks sooner than lease expiration saying that I failed to let them know with no prior knowledge that it had to be in writing. Eileen stands by her team - and I respect that because I would absolutely do the same for my own team. But to justify all this behavior, well I think that's an embarassment to willing screw over a (in her own words) good tenant. Ultimately the staff seem friendly and kind, almost feels by design. Don't let that distract you from the fact that any dollar this place can take from you, they absolutely will. Buyer beware, you don't get what you pay for here. But yea - the location is fantastic! About the one thing I thought I enjoyed while living in a place where you can barely get any meaningful rest after a hard days work. You've been warned, please do yourself a favor and don't get conned as I (and many others) have. You're better off finding a place that won't send you into financial devastation. Thanks for the trauma, Arrive. So grateful I chose you to put my faith and trust into."
"I will so greatly miss my beautiful home for 6 cherished years. I had to move out due to a health emergency; but anyone who is looking to move to paradise; should check out my open (for now) apartment- 4th floor- cloud view. Living at Arrive changed my life in so many positive ways!!"
"A 2 year honest review: Eileen in the leasing office is amazing and deserves all the stars. Maintenance folks are nice and quick to respond to my few requests. SmartRent app is easy and convenient. I chose this complex for the River and SRT Trail access as well as a garage spot for my truck and 3 kayaks. Appreciate Eileen and the team at Arrive. Overall been a great 2 years here. A few key notes: Amenities not always as advertised. (ex: hot tub didn’t work for 10 years but it’s “fixed” as of summer 2022 but isn’t hot, it’s just bubbles and pool area closes early) Most neighbors are respectful and nice but you’ll get some a-holes here n there, like any apartment complex. Few say hello in passing but that’s Northeastern US for you. Neighbors stole a few of my packages last year. Cameras were later installed in lobby entrances. Call Eileen with any concerns and she’ll handle them. Normally pretty safe, quiet, and nice looking property. The free coffee machine in clubhouse is fantastic. Should consider: This is a river front property. The river floods to some degree every year usually around September. Sometimes very little (less than a foot), sometimes extreme flooding (Hurricane Ida at 27ft). Levels never reached apartment living height but has reached all garages, all entrances, and leasing office. The team did the best they could with the Ida flood considering historic flooding conditions and supply chain issues during a global pandemic. That said, still a few small lingering Ida flood issues: leasing office arrive sign light blinks on n off into my windows every night, clubhouse pool area awnings stuck shut, flood water still inside windows in ground floor lobby entrance, etc. but nothing major. Plan / Prepare and the river won’t be a problem. No issues for me beyond taking a while to get the property fully restored after Ida. Overall I’ve really enjoyed my time at Arrive."
