"The other reviews are too harsh. If you’re a prospective tenant, you care that the place is livable. The renovation is nice, the rent is very reasonable for the area, the apartments are spacious, and there are no pests to speak of. Now there are some minor drawbacks. It’s hard to get maintenance out. I don’t believe they’re intentionally ignoring anyone. It seems they’re just disorganized or maybe understaffed. I’ve lived at other Friedman properties too and this has always been the case. They WILL come eventually, you’ve just got to call a few times sometimes. There’s also the parking issue others have mentioned. I’ve noticed that one of my neighbors seems to have five cars that I can count. There may be more. One has flat tires and inspection tags several years out of date. I’m sure they aren’t the only ones taking up spots. People often park in the fire lane too, which makes maneuvering the lot difficult. I think management could do better enforcing parking. Maybe they’re depending on residents to report it, but nobody likes feeling like a snitch. If you’re concerned about parking though, the lot facing Cedarbrook Ave almost always seems to have spots open if you don’t mind the potential walk back to your unit. Overall though, this is a nice place to live, and if you’re interested in moving here, there isn’t a real reason to avoid it."

"So good things first... The employees are nice. All of them are nice and they are responsive and good at what they do. I feel bad the office people have to be the face of the poor management. The kitchens are nice, not luxury but nice and new mid range appliances. Master bed in the 2bd is actually a good size. The not so nice. There is exactly 1.36 parking spots per apartment... Yes I counted. In a complex that is aimed at families and young professionals with plenty of 2 bedroom apts. Good luck finding parking after 6pm or weekends or having guests. people constantly parked in fire lanes due to this but I don't even blame them. The website price was $200 less than what was quoted at the tour. The quoted price at the tour was $150 less than what they wrote up our lease for less than a week later... At the first one year renewal they proposed over a FIFTEEN PERCENT INCREASE aka $326 increase over one year in which the rental market has loosened and many complexes have started offering move in specials. AC units are old and ours needed remediation before it would work in the spring during the first heat wave after our concerns were dismissed in the fall when it should have been addressed. Still having issues. Within the first 2 months of moving in we had a water leak in the wall behind the washer that was slow and leaked under our floor and behind the wall causing mold and a clogged dryer vent even though we clean the lint trap religiously. Not luxury experiences. The tack strips on the carpets in the bedrooms were not placed well or finished well and constantly poke out. There is no caulking in the showers at the vertical tile joints, this will be a mold nightmare in a few years. Bathrooms have decent under sink storage but the layout of the whole bathroom is awkward. The walk in closet are extremely tight and shorter for whatever reason... beware if you are tall. Apartment that is shown has a 2 seater breakfast bar but apparently most are 1 seaters so basically useless if you're not living alone. Packages from postal service get left out in the open by the cluster boxes even after calling the post office a few times. Signage for deliveries is terrible and confusing and often packages are left on the opposite side of the complex in someone else's foyer. The cumpolusory trash service that incurs a fee can be inconsistent ... Not that big of a deal but they give you a fine if the cumpolusory trash can isn't brought back in even if the trash wasn't removed from it. Eyesore. Not worth it. Walls between the neighboring apartments are extremely thin. The front doors to the apartments are thin and far from sound dampening, you are banking on your neighbors kids not playing in the hall. Water shut offs were CONSTANT for months with little to no notification. Questionable electrical issues - fuses tripping with no clear cause. This apartment is masquerading as a luxury complex with the 2 beds clocking in at around 2500... And a lot left to be desired. They will take advantage of you and you have to push back at every turn or they'll just jack up the price because they think you'll accept it. We moved here from a different FRG complex due to a job move and they asked for 60 days notice and didn't require us to buy out the lease which was good, still had to fill out tons of paperwork wouldn't do a transfer. Kind of wish we had stuck out an extra 2 months at our old complex to look at other options. We will be moving."
"I have lived in these apartments for the past two years out of pure necessity. I have dealt with no hot water in the winter, issues with HVAC, and have pointed out areas with clear signs of mold which have gone ignored. As a tenant, I have very little privacy because the walls are so thin (I can hear my downstairs neighbors yawn in the morning). I attached photos of the common area which has been suffering from leaks for about 2 years. However, the area was only re-painted. I wonder how much underlying damage there still is. UPDATE: The management's response is misleading. The "renovated" vestibule was merely repainted, and the water heater (to my knowledge) was not replaced and still causes issues."
"Have lived here for a year and management doesn’t seem to care about complaints. Parking here is atrocious. Contractors leave their vehicles here with no repercussions, thus causing parking issues because of the already limited parking. On top of that instead of fixing the issue they are installing a charging station and now having the Radnor Township Police monitor the parking lot. If you actually put time into the parking lot and put lines down like you had said you were going to do in the summer maybe we wouldn’t have so many issues. Paying almost 2k for no parking, water turning off randomly and constant overflow of garbage"
