Sand Spring Apartments

"I lived at these apartments for two years, and my time there was fine. The apartments are old and run down, definitely need updates, there are no amenities (gym, pool, etc) and the only amenity they do have, the tennis court, is very run down and practically unusable. But, for the price that you pay, it’s understandable. The reason they are getting such low stars from me is because of their property manager, Jaclyn. The Sandspring Apartments should consider getting a new property manager because currently the one they have is unprofessional and does not pay close attention to details, especially when it comes to tenant notes and lease agreements. With not reading her notes, she put her maintenance staff in unsafe conditions and tried to blame the tenants for that. This is not the first rude and unprofessional interaction I have received from Jaclyn and I have spoken to multiple tenants that say the same, it makes sand springs look bad. I hope they consider treating their paying tenants with more respect in the future."

"Don't rent from this property if you are not white (they treat white tenants clearly different). (We have lived here 2 years 8 months) This apartment complex Sand Spring Associates AKA Sand Spring Apartments is very racist. The owners enable each other even when they are wrong (they even went as far as to create constant problems with my family such as trivial complaints of the garbage and fining us $25 because we had pampers in a bag in the garbage even though there is no system for the garbage, the maintenance man Michael Tenuto Jr. blamed me for breaking the cabinets which i can't even reach which were faulty since i moved in (pictures attached) ), they are unwilling to work with you for a resolution or outside parties (they were unwilling to talk to me, My husband my uncle, my ICM on a resolution) , they will complain about maintenance requests and blame you for them if it's too frequent (which you can't help if they segregate you in an older building such as the P Building as they did my family where they never replaced anything since 1971). Not to mention there is an active HUD investigation from myself on them and they are investigating our civil rights that may be violated. Not to mention they switched ownership to the "Kerns" back in April of 2023 and did not notify the residents at this property of this change. (You can look up deed information to see this online) Not to mention one of the partners "Jeffrey Johnson" illegally entered my property on more than one occasion. We had a perfect ledger, paid rent on time all the time and they still took us to court for an eviction because they can. Shameful. We have children. The lease speaks volumes "no offensive cooking smells" which is proof of their outright racism. Also to mention there is no code enforcement in this area, and no health bureau. Sand Spring Associates is not a good place to call home in fact it was never home at all.Heartless, hotheaded, devils."

"I've lived here for 2 years now. A very quiet place to live if that's your thing. You may just hear a siren every few days. Management is fairly hands off and doesn't bother you much at all. They'll leave notes on your door for important memos. If there's an issue or repair that needs to be made the maintenance staff are friendly and very helpful. The tennis court(s) and the basketball court are unkept so don't expect them to be in tip-top shape. FYI the only service provider for internet is Service Electric. If that's something that matters to you, you might want to look elsewhere. All in all it's a great place."

"I lived in an apartment at Sand Spring for four years, and I absolutely loved my time there! The staff is kind, maintenance issues are taken care of quickly, and all of my neighbors were quiet and respectful of one another. Best of all, I had a beautiful view of the sunrise over the hills behind the complex. I would definitely move back if the situation ever arose! Thank you so much for four great years!"
