"I am shocked by all these negative reviews. I've lived in the Royal York for almost 2 1/2 years and love it. The apartments are spacious and bright (especially if you have south-facing windows. They actually seem to be in the process of remodeling the units and there are a mix of newly remodeled units that are very nice but also some that haven't yet been remodeled. The closets are huge too. The building is also quiet (granted I'm hearing-impaired and probably don't hear every noise that occurs). Common are also kept clean and in good shape and they are regularly undertaking projects to improve those areas. They also generally respond quickly to maintenance requests and other inquiries. Really a nice place to live."

"Lived here throughout my four years of dental school. Nice, spacious apartments for a good price. Perfect distance from the med/dental school or Presby and easy transit. Christina and everyone at the office are always friendly and helpful. Any problems you have in the apartment are usually fixed quickly and professionally. Neighbors are all great. Would recommend if you are looking for a large apartment in Oakland."
"I have lived in the building for two years. The staff is very professional, helpful, and responsive. There is someone on duty in the lobby during regular hours, and the lobby is a beautiful original art deco interior. They don’t make buildings with this kind of craftsmanship anymore. There is a valet in the parking garage twenty-four hours a day and all the valets are quick and friendly. I have called maintenance about a squeaky door and a dripping shower head and the response was an immediate fix both times. The management office is a block away and anytime I need to talk to someone I can go in person. After living in large apartment buildings in several cities, I can say that one of the least noticed but most annoying features is waiting for elevators and I’m glad that the elevators in this building are very fast. The secure mail holding room is also good for getting packages delivered. I have lived in buildings without mail rooms and I never liked my packages sitting out all day. I don’t hear my neighbors in my apartment and the building is quiet. The rooftop common area has great views and is popular for getting some sun in the summer. I don’t use the storage units so I can’t comment on those. The laundry room is large and I have never had to wait for any machines. There is a new dry cleaning drop off station in the building which I have not used yet. The gym is small, but I never used the gyms in the apartment buildings I lived in before because they never compare with the variety of equipment and personnel in regular gyms. The location is perfect - right between downtown and Shadyside. I can get to downtown in under ten minutes and Shadyside in five and I can walk to the restaurants and Stabucks around Carnegie Mellon and Pitt. I recommend this building for anyone who wants to live in the city."
"I lived in the Royal York for a year and a half and had nothing but good experiences. The door guys are uniformly awesome; idiosyncratic maybe, but all of them have been good friends during my time there. They are quick to attend to repairs. The apartment has been comfortable and in good shape. Okay, the heat is a little hard to control and made it hard for my girlfriend to sleep in the winter. The laundry is a big hike down to the first floor, down the hall, down some stairs. The shower drain clogs every few months. BUT the roof has one of the best views in the city. The lobby is attractive and well-kept. My apt at least is spacious and welcoming. Patty, the current manager, has always been great with any problem I've had."
