"The apartments themselves are nice, however as with any apartment building, one bad neighbor can ruin the experience, and management is generally unwilling to do anything about it. They have FIOS as part of the amenities now, which is nice but a relatively recent integration. The apartment maintenance staff is prompt to resolve issues. The biggest problem I have with these apartments is the recent switch in Utility billing which has created a jump of over 100% in the water bill. In June, they switched to RUBS billing, which should be equally distributed, for the first two months of the new system, the bill went up by a reasonable percentage over the former flat fee they were charging for Water, Sewer, and Gas. They refuse to provide the information to substantiate how they arrived at the calculations for month 3 and 4, and the property manager has chosen to flat out ignore all requests. For reference, here are specific examples of the billing for the first 4 months of the new method. Before June : $72 Flat fee June & July : $74 Average Bill August : $156 Bill September : $136 Bill October : Lost the Bill November : $135 December : $136 January : $175 This billing continues to vary from month to month, and by amounts that don't really make sense. They still do not provide any documentation other than the dollar amount, but based on the amount charged and publicly available information from American Water, they are billing apartments for well above what is considered the average use. In addition to all of this, advertised rent prices are generally a bit misleading, as they have a mandatory "amenity fee", which is not included in the advertised prices, and does not include all the amenities."
"This is my home since 2019, at one point I was injured at work, my manager was amazing! I was transferred to a first floor apartment so I could come home. No one could possibly understand how it only takes one person to help make life easier. I was in my new place in time for Christmas! Such efficiency and professionalism was used to assist my family to get me moved.. Since then I have moved into a newly renovated apartment at Squires Manor with a washer and dryer, beautiful countertops and hardwood floors, It’s like a dream come true. So thanks to the proper management , everything went smooth and little trouble. I appreciate my manager great Job! Thank you."
"I would like to share my comprehensive review of my current residence. I have encountered several challenges that have significantly impacted my overall experience. Firstly, I have observed the absence of baseboards, old carnpet throughout, stains bathroom sink, unprofessional job on bathroom ceiling repair, and worst of them all, the distinct sound transmission from my upstairs neighbors. The noise level has been a consistent issue, resembling the sound of heavy footsteps akin to elephants walking in the room above me. Despite bringing these concerns to the management’s attention and seeking solutions, the response received was less than satisfactory. The explanation provided was that the building is aged, which, unfortunately, did not offer a tangible resolution. Furthermore, I have diligently attempted various strategies to address these issues on my own, to no avail. The lack of comfort within my living space, compounded by persistent disturbances, has made my residential experience less than desirable. One aspect that warrants attention is the water billing system. The current structure appears disproportionate, as I find myself being charged over $200 for water consumption despite being minimally present at home. This raises concerns about the accuracy and fairness of the billing methodology. Breakdown: Sewer: $126 Water: 108.06 This is MONTHLY, not every three months. **They charge based on square footage of unit, amount of people on lease and usage.** PS: the property manager failed to explain the breakdown for water and failed to provide numbers on usage. The calculate based on square footage and number of people on lease, they are unable to provide the actual number of usage you use to determine why the price is where it is. So basically they profit a portion of that imaginary number. Maintenance suck, will take a at least two days to respond, you know giving they are available 24/7, laughable. In light of these challenges, I must express my disappointment in the overall living conditions. As a paying tenant, I believe no one should feel uncomfortable in their own residence. The dissatisfaction with the living conditions and billing practices has eroded my trust in the management. Regrettably, this experience has led me to question the integrity of Morgan Properties, and I am inclined to caution others against considering this residence. I believe potential tenants may find a more satisfactory and transparent living arrangement elsewhere. Biggest apartment rental scammers out here! Berger Rental Communities will surely treat you better."
"The maintenance staff and management were great. The rent went up to high so I was forced to leave after living there over 6 years. Morgan properties is too greedy. I moved to Ohio pay 813 for rent for 3 bedroom mobile home. The 4 stars is for the staff only not greedy Morgan properties."
"Quiet, green and a very open space. Management is responsive. I live in a wooded view balcony apartment and feel it a great value for money. The only drawback is that one needs a car to get to even the nearest grocery/convenience stores which might be difficult for some."
