"I have lived in multiple complexes in Baltimore and this by far is the worse, including their local manager and regional manager Sarah. First of all the complex reeks of weed and they do nothing about it . They rent their first floor space to Papi's restaurant and bar who had to install a security guard outside . There are cars double parked, no parking spaces as result of , for friends and family to visit , and residents have complained about patrons outside making them feel uncomfortable after night of eating and drinking. Lastly the garage is filthy and they have no system to verify paid residents parking spaces other than a tag that you legally must remove from your rearview mirror to drive . So if you leave the garage for work daily and other reasons you literally have to remove your tag 500 -600 times a year in and out . If you forget to place it back on your mirror or it falls off when you slam the door you will get towed . I am a first responder who has had this happen as their contracted tow trucks come in at 5am and if they don't see your tag , they tow . There are no assigned spaces for residents or other verification procedures in place as other complexes have implemented . I have had my car towed before I even got to garage to go to work in morning . I was referred by their corp office to their regional manager Sarah Dehaas who is not located at complex and her infinite wisdom is to tell me it is in my lease etc . They accept no responsibility to help or fix a terrible system . They are a big company with heavy demand in south Baltimore . There are new options with Alta. Etc so do yourself a favor and don't deal with this aggravation and poor management . I have many friends who have similar experiences with being towed . There are always available spaces in garage as well . Not sure what kind of arrangement tow company has with property but with just those that I know who have been towed it is a lot of money and hassle to get your car especially if have to go to work in the hospital emergency room and find your car towed before 6am because your tag is sitting on your passenger seat ."
"1901 South Charles - The Flats (aka "2 E Wells") exceeded my expectations and provided an excellent place to live for 16 months. I've seen a lot of poorly-reviewed apartments in Baltimore, so I appreciated the positives that made this a good fit for me: - reasonably clean common areas - modern furnished units - in a safe neighborhood - allowed shorter-term leases for a premium rent - employed a residential superintendent - all staff was very polite - preferred employer policy for University of Maryland staff Here are some things you should know before renting: - If you would like to have a guest over, you will need to plan ahead and get parking passes for them during business hours. Or scout out the free parking areas around. - If you need staff and they are not at 2 E Wells, go across the street and ring the Leasing Office intercom to get in - Packages will be left in a common area behind a locked door most times - There are a handful of false fire alarms every year"
"This is a fine place to live until they tow your car as a resident out of the resident parking garage. Even though you provide your car make, model, and license plate number they have NO system of checking if a car is owned by a resident before towing. They provide a plastic parking tag that you hang on your rear view mirror and that’s the ONLY thing preventing your car from getting towed. If you happen to take it down to not obstruct your view while driving and forget about it for an evening, you can look forward to paying $285 to get your car back. I would recommend living in a building with assigned spots where this does not happen. The garage is also FILTHY and a health hazard, it is covered in pigeon excrement and feathers. Also, don’t expect to receive your packages or mail in any kind of organized manner if you are in the Flats. They are often left all over the front entrance and front desk for anyone to grab. They don’t have a front desk employee or security and we are frequently called by delivery persons to go and let them into the building because there is no one downstairs."
"My wife lives here and we’re leaving as soon as possible. Understand that if you move here you’ll be paying expensive rent, part of which is for a concierge service that you will not receive. This is how your packages will be left day and in day out. Some of these were outside the locked door and I moved them in so they wouldn’t get stolen. This is wildly unprofessional and unsafe. People’s packages, complete with names and addresses are sitting unprotected in a lobby. Staffing is an issue for everyone right now, got it. But if that’s the case, lower the rent and don’t promise a service you can’t provide."
"I've enjoyed most of my first year here, I'd probably give it four stars except for what just happened given my notice for lease renewal. I'll start with the apartment and facilities. The apartment itself is pretty nice. Finishes feel high quality, but the cabinets seem cheap. The screws attaching the doors to the cabinet are constantly coming out, likely due to not using as many screws as needed to attach the door (usually 1-2 screws are missing and were never used). This leads the doors to not close properly. A section of the drywall ceiling in the hallway was cut out to make a repair or fix a leak and it hasn't been properly patched in months afterward. The two garage doors haven't been operational at the same time in months, which leads to a compromise in security of the garage, especially in the evening (5-11) when the first door is left open (assumedly for Minnow). The walls between apartments do a pretty good job of mitigating sounds (unless there's loud music with a lot of bass), but there seems to be no sounds attenuation between the hall. You can hear conversations going on in the hallway and vice versa. The building bills itself as luxury, but it doesn't feel that way in the hallways outside of the area around the leasing office. The rooftop is amazing, absolutely no complaints there. Can't say I've spent any time in the courtyard, nor does anyone else unless they are using the grill. On to the lease renewal.... I'm renting a studio at $1399 a month. Just got my notice about letting them know if I was going to renew my lease. The kicker is I would have to renew the lease at $1795 a month, a $400 increase over my current rent. They blame it on market prices and current situations. Regardless of market conditions, a $400 increase is an absolute slap in the face to a current tenant. It's 4 months out from the lease ending, they don't know how conditions will change, perhaps they should take a look at past trends instead of current ones. They had a bunch of similar studios available at the same time last year when I was looking, probably because all of their existing tenants moved out due to an insane rent increase. I didn't want to move again a year later, but I don't have much choice now and I'll gladly see my way out as opposed to rent from a management company that squeezes current tenants, hoping they would rather pay up than move again. Or forget to send a letter via certified mail saying they're not releasing and automatically renew the lease at the high price. Update: Leasing manager just resigned immediately, not sure if it was because she wasn't getting work done or she was such of the work due to the transition to the new management company. It's been a mess since they transitioned from WPM to Lincoln Property management. Also, it's been months and this ceiling outside of the vestibule going to the parking garage has been fixed."
