"I just moved in....Absolute luxury...I feel like I'm at a resort hotel. It's gated, that structure s of the buildings are beautiful and landscaping fells like I'm on a island. Big floor plans and nice oval shaped tubs. Amenities are ok wish gym was bigger but it's decent. Office was great Liz, Brandon helped me get the apt i wanted. Maa approved me even with a credit challenge, high depoist but they do take condition applications. Maa also doesn't restrict dog breeds, which most apts do..... So things are still in process for my apt but office made Me feel confident in them to handle. Overall easy to apply, expensive!!! But great looking place, and smiple application."
"We've been here one year. Maintenance team is great but our recent experience is we have had to go several days before a broken microwave could be replaced. (Disapointing at Christmas time) Additionally, we recently were notified/questioned about lease renewal. The new rates offered were ridiculous and not justified for this dated apartment. The place is kept well but Phase 1 has dated, noisy apartments."

"Two stars off. There is a contracted patrolling staff member who is often missing in action, therefore missing a lot that inconveniences tenants. This includes smokers in areas other than designated smoking areas. Bulky trash being dumped haphazardly leading to the compactor being out of order, historically for at least a few days and up to two weeks. Dogs being allowed to walk off leashes. Dog owners being allowed to leave fecal matter where it falls without picking it up. Solicitors often harass tenants with whatever establishment they work at or service they claim to provide. At one point a young man posing as a Verizon employee was attempting to access entry to units after bypassing the gate (which was shattered and destroyed by an interloper in July/August of 2022 and remained destroyed upon my departure from VA in February 2023). Delinquents and debutants often create a racket after the 10 pm quiet hours by the pool with loud music and lack of awareness for residents who pay to live by rules that don’t apply to nonresidents who have been spotted and called out by residents. The rent after speaking with other residents is disproportionately higher for more recent renters due to the economy. The leasing office has explained this offset of rent by way of, “it’s called inflation, sweetie.” The property owners have in the past couple of years installed an electronic set of locks (which run on batteries, you will be locked out until maintenance staff get to you), lights, and water sensors (which didn’t work upon installation and minor water damage was done to the space under the kitchen sink). Property staff care about enforcing frivolous and subjective rules including how smoking areas are decorated with patio furniture, where bicycles are stowed in relation to a units front door, and children’s sidewalk chalk drawings. When my family moved in there were signs of shoddy carpet installation which were fixed but as time passed after 3 years, more carpet was coming undone and frilled because it was passed over by a vacuum cleaner. Unless you have experience as a mason, work with electrical installation and repair, and carpentry, have a professional inspector see to that the unit is worth leasing if it’s worth your time. It probably won’t be because of inflation. The maintenance staff were quick to respond to work orders and no issues with working in close proximity to 2 large dogs. Do them a favor and keep them on a leash or in another room to work without interference or distractions. Most of the leasing office staff, notably Brittany, were kind, attentive and diligent about servicing tenants. Overall, this place is quiet enough to live for 3 years. It’s a good place to hang your hat after a long day’s work."
"I lived here for a year and it was terrible! Don't let their recent good reviews push down the many awful reviews (scroll all the way down). The management (Nancy) will come up with lies once you leave to compound moving out costs. The property is pretty in the winter but this pricey place is not managed to give the resident a quality living experience."
