"Let me preface this by saying that I have never given an apartment review before. If I could give this 0 stars, I would. This has been the worst apartment building I have lived in. All the negative reviews are well-deserved, and you should not consider applying to live here. Save yourself the headaches. The heat has not been working properly in my unit since I moved in - July 2023. The dishwasher has been broken since November. There have been roaches since around October. Management has been beyond negligent with everything mentioned above. It has gotten to the point that I cannot even get a response from them. The signs were there from the beginning. The first bad experience came with my application process. It wasn’t clear whether I was approved or not until I reached out. I started communicating with someone via email but they suddenly stopped replying even though my move-in date was approaching and some details had not been finalized. I decided to still drive 3 hours on my move-in date only to be told that the cashier’s check with deposit and 1st month’s rent needed to be for a different amount than what I was originally told. The apartment was not ready and there were several issues. The washer and dryer were both disassembled, the door handle was loose and almost falling off, some lights were not working, and my mailbox key was not working. Most of these issues took SEVERAL WEEKS to address. I was told that my mailbox was broken and that they needed to order a new one. I had to call, email, and go in person AT LEAST ONCE A WEEK FOR 3 MONTHS until it was finally fixed at the end of October. There was a 1.5 months free rent offer when I applied. I was told that the appropriate credit would be applied on the first day of the second and third months of the lease. That did not happen. I complained about this several times and my balance was always wrong. It was only fixed when I stayed in the office and watched them fix the ledger. A complete mess. I thought things would change once the building was sold to Gates Hudson in November 2023, but the issues have only gotten worse. I have had major issues unresolved to this day WITH NO COMMUNICATION FROM MANAGEMENT. At this point, I have no option but to get my lawyer involved and begin looking at ways to move out."

"Do not live in this building unless you get a lawyer. I tried to talk to the leasing office multiple times to get a clear understanding of move out and Meadow and Naje would actively avoid trying to communicate with you unless you state you're interested in moving into the building. The staff like CJ is great but I highly recommend not moving here because of the unprofessional conduct of the leasing office."

"If I could rate this building 0 stars I would. Management’s lack of professionalism is UNCANNY. I have never in my life had to chase someone and practically hunt them down just to get in contact with them, like I’ve had to do with the building manager at this place (whoever they are, because they are never present and always changing so I couldn’t even tell you a name). Former residents (including myself) have been trying to get our deposits back, going on FOUR months and counting. That is absolutely ridiculous and disrespectful to the people that PAY RENT (which is too much given how poorly unkept the building is anyway). We email and get no response. We call and get the voicemail EVERY TIME with no call back. We even come in person, in which no one is EVER present. I can understand if higher up’s are the issue or cause for delay. But for the life of me, I cannot understand why the building’s management cannot DO THEIR JOBS and simply tend to their tenants. A SIMPLE reply back or update. I am so glad to have left this apartment and I urge anyone to NOT live here!!!!!"

"I'm pretty sure someone on the 7th Flats staff is purchasing bots or bribing friends and residents for good reviews. The amount of stellar reviews to cover up the copious amount of bad ones is alarming. However, that is not why I have written this review. I am here to speak about my experience for any potential resident. In my time living here, this property has had an EXTREME decline over the last 2 years. Poor maintenance, poor customer service, and very poor upkeep. It's unacceptable that the rent continues to increase as the property literally deteriorates. Leaking ceilings, bug infestations, FLOODED units, poor plumbing, the whole nine. This property has it. Nobody deserves to pay their hard earned money to live in a place where severe maintenance issues aren't acknowledged or solved expeditiously. Point blank period. Poor management has caused this place to nosedive in less than 5 years - that is unacceptable and all supervisors of this property should be embarrassed. I wouldn't suggest this property to anyone. You will not receive the help and commuication you need and deserve as a resident. - Grace"

"CJ has worked at the front desk at 7Th flats, the leasing office, and more and truly greets everyone with a smile, the best energy, and cares so deeply about every resident. He makes sure to help in any way he can with any task. He is prompt, efficient, thorough, responsive, and excellent at his job. He also makes me and my roommates feel safer in the building knowing that he is there. He is the type of person that improves your mood just by being around him."
