"AVOID THIS PROPERTY DON’T RENT HERE, avoid any Kettler managed properties. I’m a current resident, for about 2.5yrs. I’ve rented in ALX & ARL for ~13yrs at 6 properties. Over the last ~1.5yrs, 800 Carlyle has become the worst place I have ever rented. Near zero communication after you apply. When signing lease, look for the trick of 1 rate listed when app submitted & the rate on lease being $125+ higher. PM will not lower rate on lease until refusal to sign & show screenshots of rate at the time of application. Mistakes throughout lease & trying to correct will create other mistakes. Charges for renters insurance despite providing copies of personal insurance multiple times. It will take weeks to get fees refunded & happen more than once. Unit will be dirty & unhygienic. Dead insects and dirty dishes in cabinets, dirty appliances, dirty floors, dryer full of lint (fire hazard), dirty socks & old bar soap in vanities, dirty toilets, sinks, & tubs/showers w/ drains full of hair, etc. PM doesn’t care b/c once the lease is signed, not his problem. When moving out, unit must be spotless otherwise you will be charged hundreds of dollars (even if spotless, they will still charge you, w/ no explanation). Packages will be stolen out of the “secure” lockers, using PM’s own code & nothing will be done. It will take weeks for the PM to respond. Marijuana, cigarette, & incense smoke entering unit. Nothing done by PM despite the building being “smoke free”. Getting smell out using ventilation fans & cleaning is on resident. Dog poop everywhere, in the hallways, in the stairwells, in the elevator, & all over the sidewalks. At least 1 elevator out of service for over 1 year. Near 0 communication from the PM or team. When you do finally get in contact with the PM, you are met with blank stares and when given answers, the PM is rude, condescending, and dismissive. Parking & amenity fees doubled over the last year. Amenities are worse & no improvements being made to the building. Near zero resident events & zero resident appreciation. To the PM, residents are just $ on a spreadsheet. The S.O.P. of the building is screw current resident over, collect check, repeat. When moving, be prepared for damage charges w/ no explanation or evidence, & not a few $, try a $925+ charge. In 13yrs of renting in area, I’ve never had a damage charge until this PM. Also, they will not show up to their own scheduled inspection. 10+ AirBnBs in building, guests, hosts, and PM don’t care about building or residents. Guest dogs will attack, will leave dog poop everywhere, will smoke, & will steal and damage amenities. Concerns raised to both PM & Hosts will be denied & dismissed rude, condescending, and inconsiderate manners."
"I moved in this past summer, and while no place it perfect, this place has been the close to perfect I have ever lived at. I have yet to have a bad experience with any of the staff, from the management/front office to the maintenance staff and in-between. Everyone has been super nice and helpful. Any time something breaks(which is not often), they get to me to fix it in a timely manner. Property is always clean/well taken care of. There is a secure parking garage and amazon/hub lockers here as well. It is a great location as well, and for the size of my place and location, the price really isn't the bad when you compare it to other properties in this area of the same size."
"Cars getting broken into, useless front office. Also, during inspection they stole some special gifted candy from our counter. No integrity, don't move here. Airbnbs are hosted here with no permits either. Super shady. Edit: They continue to disappoint if that's even possible. I lived here in 2021 with roommates. I now live in Colorado and they continued to charge my old roommates who stayed there for my car even though I moved away and no longer am on a lease. Tried to explain all of this and they won't take the charge off and are not helpful at all. Super frustrating. How is this legal? Do not move here!!!"
"I moved in November 24, 2018. After looking at an apartment in Woodbridge for a few hundred dollars less, I fell in love with this property. I walk across the street to work and it's priceless. For me, having moved from Texas, this place has a big hotel in a big city feel when you walk in. I love walking through the revolving doors and past the concierge. I get free coffee on my way to work and lemon water when I see it after work. The pool table is great too. The maintenance, and this is long overdue, is outstanding. I'm probably annoying in terms of the requests I've submitted (because I'm OCD) but they all got taken care of and now my apartment is perfect. You'll probably love it, too!"
