"ZERO STARS. DONT WASTE YOUR TIME OR MONEY!!! This is the worst living experience I have had since having my own place and paying upward of $1900 a month for this type of service is a NO for me. I have lived here almost 3 months. It has been a disaster from the start! Let me say that Shy is AMAZING. She is a big part of why I moved to the property however, if I known that the other staff were not as professional as her, I would've went elsewhere! First 30 days of living here, my washer flooded my laundry closet. They left wet drywall and flooring over 72 hours. This caused a mold issue and resulted in my family having to be placed in a hotel to have this fixed. Within the same week, my refrigerator went out. I gave warning of this when I noticed my freezer foods were not fully frozen (ice cream was soft). I let them know as I have breast milk stored in my freezer. Between this and the mold, I had the PM, MM and other staff on speaker on a single call... it seems as if communication between the office staff is non existent. When originally moved, we were no informed that your car has to be registered to the property to park here, INSANE considering a lease is only 1 year and for us, we knew within the first 30 days we would NOT BE RENEWING our lease, so we said no to changing registration and opted to get a garage for $150 a month. The lady who handles the garaged, Ms. Arrington, is rude AS HELL. She gave us so much run around to get the garage and kept saying there was a waitlist with 4people ahead of us and she needed to call those people to verify if they still needed garages. This took her TWO WEEKS and no return calls FROM her, we had to continuously call to request updates. We ended up with a garage that was in a building that we dont live in. Big inconvenience but it was better than changing registration since we knew that we would not be here beyond the lease term. FF to January, we met a neighbor who also has a garage in our building BUT lives in the building where our garage was. We spoke and agreed that we were both willing to switch and contacted the rental office to ask next steps. We had to call Ms. Arrington 4 times before getting her on the phone. Once on the phone, my neighbor explained what we were wanting to do and she immediately said "call me back tomorrow I am super busy today I have things to get done by 5"... ok!? Apart of your job is speaking with your residents. I spoke and told her that this was our 5th call to her today, she could at least speak with us for 5 mins. She then went on to blatantly lie to us and say "they dont even want yall switching garages because people then damage the garage". This made NO SENSE to me at all so I asked who "they" were so that I could contact "them" with the issue. She said her manager and when I responded "Ms. Hargrove"? (the property manager) she said "NO". well then who the hell is your manager if not the manager of the property? Who do YOU work for. She changed her tune and informed us that the garage switch was fine (after her blatant lie) Moving forward, I requested a key for the door that leads to the garages from inside the building. Without this key, you have to go out of the building and pull up the garage door to access your vehicle. With the key, you're able to go downstairs in the building, go through this door and then there's another private door to your respective garage but you dont have to go out of the building. This was my whole reasoning for wanting to switch with my neighbor as I have small children and its less hassle if im able to access the garage within my building. Ms. Arrington told me "NO, residents aren't allowed the key for the corridors". EXCUSE ME?? so you mean to tell me I cannot access a door, which leads to the car and garage that I PAY FOR yet maintenance and management can access not only this corridor, but they also have a key to access my personal garage where my property is located?? Not to mention, we had to sign a garage addendum and nowhere within this addendum does it state this AT ALL."
"I have lived in this apartment for six good years. It used to be good until this present manager came. The manager lacks professionalism and emphaty. The apartment complex that wants you to pay for the service that was not rendered to you. *They made me suffer for what was not completely my fault.* Here is my story, a fire incident *occurred* in August 5, 2023 on the apartment directly on top of me, all the water that the fire department used in putting out the fire, came to my apartment and we were literally swimming in water. Some of our property were damaged and some of the items *were* moved to storage and we were in hotel for over two months. While in the hotel we paid on our own, no help nor good words came form them. The house *was* not habitable at all even till now as the whole ceilings and walls were cut open. The entire management is that bad, because I reached out in phone calls, left several voice messages, e-mails and mails but no one ever reached out back. Initially, I Was told the place would be fixed in three weeks but that didn't *happen* . It was a moment of despair, rejection and pain. Guys, that is the only thing you stand to get from Overland Gardens. No one will come to your aid when there is crisis, you are made to bear the grunt that is not your fault. Now I am asked to pay for the two months. We did not live in the apartment, we were in hotel for the two months and they have the effontery to report me to the National Credit Systems that I was owing them for two month's rent. I don't know who pays for a service that is not rendered. I am not owing Overland Gardens a dime. They are so selfish and only cares about themselves, because they do not want to return my deposit, they are saying I have to pay for blinds that had been installed six years ago, so those blinds weren't supposed to wear out after six years?"
"IF I CAN GIVE THEM A ZERO I WOULD. THEY DON'T DESERVE 1 STAR. PLEASE LISTEN TO THIS WARNING. IF YOU DONT, YOU WILL REGRET IT. I PROMISE YOU. THESE APARTMENTS ARE THE ABSOLUTE WORST!! THE CUSTOMERS SERVICE IS HORRIBLE! THEY DO NOT VALUE THEIR RESIDENTS AT ALL. IT TAKES MONTHS BEFORE YOU CAN GET ANYTHING FIXED. AFTER CALLING SEVERAL TIMES. THEY ARE RUDE AS HELL. THEY WILL TAKE YOU TOTALLY OUT OF YOUR CHARACTER. THE PARKING IS TERRIBLE AND THEY DON'T CARE ABOUT IT AT ALL. THE RESIDENT MANAGER NEEDS TO BE REPLACE. SHE IS A MESS. I CAN GO ON AND ON. DON'T WASTE YOUR TIME."
"I’ve been living around here for about 4 years now and now all of a sudden it’s a strict enforcement on parking. Many neighbors have been complaining about this parking issue. One neighbor crashed her car and had a rental car. Put her parking pass in the rental car and the rental was towed! I’m just so confused! If the tenant has a pass then she should be able to use her pass especially in situations like this! Every single car parked after 10 now has to be registered to the complex. I just noticed a review before mines upset about the same thing! We’ve all found out about this enforced parking by memorandum stuck to our door today. What a way to be cheerful around the holiday season!! I am just upset as the new tenant review I’ve read! What a scam! We should be given parking passes as long as you’re on the least and I agree with previous review we should be allowed to have at least one visitor parking pass. They care more about parking than the rodents and I’m most definitely moving when my lease is up."
