"This review is for any potential renters looking here. I do not recommend it. The property is nice, the staff is nice, and the maintenance team is good. However, the building itself was built poorly. I live on the first floor of the north building, and my apartment has had water leaking from the ceiling twice in 2 months, I’ve lived here less than 7 months. The first time from a poorly installed water line above me, and the second from a dishwasher malfunction. The damage to my apartment is not enough to involve renters insurance. But it is a major inconvenience. The leaking has been in the master bedroom closet, which is a nice large, walk-in, that we of course have full of stuff. So when leaking causes you to have to quickly remove all your belongings, have it spread throughout your place, then the water drying process puts you out of your room for multiple days because you can’t sleep in the humid, smelly, loud room, it is not worth the price of rent here. I highly recommend living somewhere else. Read other reviews and you’ll hear more about water leaks and water damage. The apartment management can’t and won’t do anything to compensate for a major inconvenience. They’ll fix it as soon as possible and you’re expected to move on with “we’re sorry.” I get that it’s not the management’s fault. But bozutto is a large corporation and they don’t care. I pay a lot of money for a two bedroom and not being able to use my main closet or sleep in my bedroom shouldn’t just be apart of how renting life goes. Can’t wait to move out of this place. Other warnings, mosaic is very loud with people’s cars, loud exhaust sounds, and alarms going off all the time. I’ve seen random people sleeping in the common areas of the apartment building. A previous review mentions this too. There’s no reason a person would be sleeping in a chair (multiple times) at 530am unless they didn’t live here. Save your money and look elsewhere."
"Car was parked in the “secured” residential parking lot, and Bozzuto management does not have any security cameras that take footage of the parking spots. Furthermore, management claims to be “reviewing a budget for installing more security cameras in 2024,” but conversations largely ended up with “our contracts dictate we have no liability, so you’re paying us just to park your car.” This area is NOT safe, and having poor security is NO EXCUSE when we’re paying over $3.5K in monthly rent."
"I had a great first impression and tour here thanks to Leen. This apartment complex had been on my radar for some time due to the good reviews, and its location in Mosaic District, and the tour further sparked my interest in moving here. The tour was seamless with Leen attentively listening to my needs for my next home, and providing all relevant information. During my self-guided tour after our discussion, I really enjoyed the “Quad”, their outdoor courtyard area. There was some decent space to socialize there, and there was even a small seating area next to a TV, and a small (tiny) dog park. Due to them having a dog park, I was hoping they’d have a pet spa too, but sadly they did not. Their pool was closed during my visit but seemed like a decent size, and there was some generous seating area near it too. They had a lounge room with seating and hosting options but it felt a bit small. The apartment complex is tight on availability so I was only able to tour the model unit, and the design of the floorplans were promising. Their floors are wooded except for the bedroom and some views from the higher up floors seem promising. Overall a good option in the Falls Church/Merrifield area. Other things to keep in mind is that they only have COX for cable/internet, and there is a good amount of foot traffic since it’s in the Mosaic District. The gym also looked very small (but there is at least the Xsport gym nearby?), and I had hoped for more office space (especially private offices/conference rooms. They only have one conference room for working privately). I enjoyed the fact that parking for your guests is free, as long as you request a pass from the lobby. They also have a free shuttle to the metro station that runs M-F 7am-7pm, and the closest metro is apparently only a 15 min walk away! A big plus of the apartments is definitely being located in the Mosaic district - plenty to do and see!"
