"I recently downsize from a townhouse to a One bedroom One bath at Lake Arbor Towers. The apartment is just the right fix for my needs. The building is cleaned daily, quiet, the residents are friendly, the scene of the lake is relaxing to look at in the am and pm. The management team Ms. Tiffany Dock and Ms. Lola Onilogbo are very professional and go above and beyond to make you feel welcome and address any issues or concerns you may have. There is always parking available, the maintenance team are timely with responding to maintenance issues. Thank you Lake Arbor for all you do."

"DONT DO IT!!! If you are even thinking about it—DONT! Save your money and move down the street to Bladensburg!! The ignorant unprofessional staff will get on your last nerve. Let me explain. I’m Dr. Melanie McCoy and I moved here for the lake and because the 3-mile distance to my job. I was willing to pay the $1200/month I initially paid for the convenience. NOT worth it!! The 2am fire alarms, clearing the building down the stairwells, with six full fire engines showing up to tell us one of the college students fell asleep cooking. Last year this occurred no fewer than six times. This year 2022, it’s happened four times so far! Last Christmas the pipes burst and the ceilings in the lobby fell in—imagine responding to a fire drill and after climbing down 9 flights can’t get through the lobby because it’s flooded!! So did I tell you that my rent for a 667 sq/ft one bedroom is now $1700/month?!! That’s one reason why I’m moving. The other is the staff—they turn over every six months. This means they know nothing!! It’s only their job—and they act like it too! Sister-gurl attitudes, neck on a swivel, stank inability to think. I tell them this is my HOME, and they act inconvenienced. So in May, I asked about handicap parking. My doctor declared me permanently disabled. Do you know that that property manager, Lola, told me that she had told everyone that they could park in the handicap parking spots without the license tag because kids from the neighborhood were breaking into cars stealing the tags!! I tried to explain the obvious that everyone, including those who were not handicapped, were parking in the spots and leaving me with no place to park. Lola responded: “You’re not even in a wheelchair.” Yes, she said that out loud! Continuing my efforts to self-advocate, I suggested building management improve the lighting and add a camera. And then I explained that she has no authority to break a FEDERAL LAW!!! Who hired this chick??! DUHHHH!!! She’s real special—absolutely zero customer service skills. ZERO. Did I mention vindictive, too? Someone please tell her that it’s futile to bite the hand that feeds you. Gosh! So you have a car, do you? Well the neighborhood thieves usually steal only wheels—leaving Escalades and Corvettes on bricks. Why not? That big pretty gate doesn’t keep them from leaving the sidewalk and walking through the bushes on Rte 301 into the property. Oh and you can also walk around the lake straight into the parking lot! Yep! Those gates are only a mirage of safety!! Speaking of thieves: forget about your Amazon packages! They get stolen regularly. Did I tell you that in recent months, the building has been taken over by college students?? It’s evident by the unbelievable amount of littering of Taco Bell bags and McD’s cups in the parking lot after late night partying. (Who raised these kids?) Their parents signed the lease and allow 2-3 of them to split the rent. Parents back home in another state so it’s PARTY time—reggae and rap music blaring half the night and marijuana on the balconies!! Problem was, if you’re lakeside, whatever happens on one balcony echos off every balcony—including rebound second-hand delivered ganja weed!! UNBELIEVABLE!!! Rent here at your own risk…mice on the first three floors and centipedes everyplace else! Check for black mold around the showers and under the linoleum bathroom floors. Why did I stay? The ducks on the lake and the 3-mile commute. God bless you in your search or if you take this risk!!"
